The space Enjoy our 3 bedroom town home in Old Town, conveniently located close to everything. Catch the FREE city bus just steps from our front door and it will take you virtually anywhere in Park City. Other things to note PROPERTY RENTAL AGREEMENT Cancellation Policy: Rental Deposit amount is fully refundable up to 60 days prior to the beginning of the rental period. Rental Deposit may be refundable, less than 60 days prior to the beginning of the rental period, at Owner’s discretion, if the rental unit can be rented for the same dates at the same rate. Arrival and Departure: Check-in is 3:00pm and check-out is 10:00am, unless otherwise agreed upon. Prior to the arrival date, Renter will be given the key code to enable access to the unit. When Renter arrives on the same day another guest departs, housekeeping may require several hours to prepare the unit. Renter may leave bags in the unit, at their own risk, while housekeeping prepares unit. By the agreed upon departure time, Renter will vacate the unit, remove all trash to the designated outside trash bins and lock the unit securely. Security Deposit: A $500 hold will be placed on the credit card as a Security Deposit. Any damage to the premises or loss of property (including but not limited to appliances, kitchen ware, furniture, fixtures and carpeting), as a result of Renter’s use and occupancy, will be charged to the Renter’s credit card on file. Smoking: This is a NO SMOKING unit. There shall be no smoking at any time anywhere inside the unit. Smoking must be kept “outside” and all refuse from it must be disposed of properly, with regard for fire safety and trash. Renter understands that any evidence of smoking that exists will be considered as “damage” where the repair costs (which may include repainting of the entire unit) will be charged to the credit card on file. Animals: No animals or pets of any kind shall be brought onto the premises under any circumstance. Additional Terms of the Agreement: 1. Owner has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should Renter violate any of the terms of this agreement, the rental period shall be terminated and Renter shall vacate the premises immediately. Renter waives all rights to process if they fail to vacate the premises upon termination of the rental period. 2. Renter expressly acknowledges and agrees that this Agreement is for transient occupancy of the premises, and that Renter does not intend to make the premises a residence or household. 3. Renter shall maintain and leave the premises in good, clean, and ready to rent condition (defined by the Owner as being immediately habitable by the next Renter), and use the premises only in a careful and lawful manner. Renter shall pay for maintenance and repairs should the premises be left in a lesser condition. Renter shall pay for any damage done to the premises over and above normal wear and tear. Renter agrees that costs for repairs of damage to the premises or its furnishings will be deducted from the refundable Security Deposit. In the event that damages exceed the amount of the Security Deposit, Renter agrees to pay Owner for the remaining amount of damages, including court costs should the matter be litigated. 4. Renter shall lawfully dispose of all waste material generated during the rental period. Upon departure, all debris, rubbish, and discards shall be placed appropriately in the designated trash bin on the side of the property and not left anywhere else inside or outside of the unit. 5. Before departure, all soiled dishes shall be placed in the dishwasher with detergent, and cleaning cycle initiated. 6. Renter shall not sublet the property. 7. Renter shall have no more than eight (6) persons reside or sleep in the unit. 8. Renter shall behave in a civilized manner and use the property for legal purposes only. Illegal use of premises, including but not limited to illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. Renter shall respect the rights of neighbors and not create noise or disturbances likely to annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Renter shall then immediately vacate the premises. 9. Owner shall provide towels, linens, cups, knives, forks, spoons, dishes, and other non-consumable items as commonly used by the Owner. An initial amount of toilet paper, soap, dish detergent, laundry soap, and other consumables will be furnished by the Owner; additional supplies are to be purchased by Renter. No reimbursement will be made for unused consumables left in the unit. 10. Renter and Renter’s Guests shall hereby indemnify and hold harmless Owner against any and all claims of personal injury, property damage or loss arising from use of the premises, regardless of the nature of the accident, injury or loss. Renter expressly recognizes that any insurance for property damage or loss which the Owners may maintain on the property does not cover the personal property of Renter, and that Renter should purchase their own insurance for Renter and Guests if such coverage is desired. 11. Renter agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Owner enforcing this agreement. 12. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, loss of cable TV, internet service, or unexpected power outages. 13. Renter shall see to their own security while on the premises by locking doors and windows. Owner assumes no liability whatsoever for loss of Renter’s personal property. 14. Owner shall not be held liable for any items left behind by Renter; however, every reasonable effort will be made to contact Renter for return. If items are not claimed within 90 days they shall become the property of the Owner. 15. Limitation of Liability: Liability is limited to the amount of any rentals and deposits paid. In no event will the owner be liable for consequential damages.
