We invite you to relax and enjoy your visit to Colorado Springs in our Pottery Barn style home ... you can enjoy the warmth of the wood burning fireplace in the lower family room level or cozy up in the master bedroom next to the stone wall fireplace. During the warmer days, enjoy our exquisite backyard with your family — sitting around the fire pit, relaxing in front of the koi pond or hanging out under the pergola for food and drinks. The space This one of a kind professionally landscaped backyard makes our home a great place for couples or families to relax after exploring the area. Enjoy casual patio relaxation with a large string-lighted pergola, large boulder fire pit, Weber gas grill, Tommy Bahama rolling ice/ beverage cart, and comfortable, upgraded lounge and seating. A custom-built playset includes swings, sliding boards, and climbing wall. The backyard is completely fenced in to keep little ones safe. Minutes away from shopping and restaurants. Short drive to the Air Force Academy; Garden of the Gods, Pikes Peak, biking and hiking trails, parks and views of Pikes Peak. Quick access to I-25 easily gets you to downtown Manitou Springs, Woodland Park, Old Colorado City, or even Denver. Guest access Entire house and backyard with the exception of the garage. Parking is available in the driveway or on the street. Other things to note PETS: Small dogs only — Must be approved by owners Please note: KOI POND ... we love our Koi and goldfish and want you to enjoy them as much as we do. While we want you to enjoy viewing the fish, please observe the following: (1) Please be very careful around the Koi pond — NO feeding the fish from about November 1 thru March 15.....due to their diminished capacity to digest food during the winter months, please do not feed them food of any kind as it can kill them)... (2) NO walking around the landscaped areas of the pond. (3) Carefully watch any small children when near the pond (4) NO feet or hands in the pond (5) Please do not throw any stones, sticks, or any foreign material in the water Thank you for your courtesy in this regard.
