Welcome to our Next to Nothing, Close to Everything, Guesthouse in beautiful Evergreen, Colorado! You'll be mesmerized by the magnificent granite outcroppings, snow-capped mountains, and bright blue skies as far as you can see. You are 5-10 minutes to restaurants, shopping and all kinds of attractions! Not to mention hiking from the front door! The Guesthouse sits on 4.25 acres, joined by over 1100 acres of park land. There is no kitchen in the cabin, but a grill on the deck and a mini fridge. The space • One beautiful bedroom loft with king bed and TV and view • One beautiful bathroom • One beautiful living room • Hot tub and grill on a huge deck No AC here-fans only and windows, but there is forced air heating for the winter. The Cabin is thoughtfully decorated Mountain style, with your comfort in mind. Why come to the Rockies and not have that comfortable, cozy, (but not overdone) Mountain feel!? You'll find it here! Maximum number of guests is 2. No kitchen available. Completed Rental Agreement & copy of Drivers license MUST be returned to the email address on the form within 24 hours of payment. They plow when there is 4 inches of snow or more, however they have many clients, and we cannot determine their arrival time. We do not offer snow shoveling service, but have snow shovels for your use. AMEX not accepted. Third party service fees and policies are separate and may supersede Owner policies. Reservation Requirements: Reservation is confirmed only when required payment, this signed Agreement, and a copy of Renter’s driver’s license are received within 24 hours of invoice. Reservations within 60 days of arrival require full payment at booking. TERMS & CONDITIONS 1. Occupancy, Use & Conduct No parties, events, large gatherings, or commercial use. Quiet enjoyment is required at all times. Noise complaints may result in immediate eviction and forfeiture of all fees and deposits. Misrepresentation of guests, use, or occupancy results in forfeiture of all payments. Property is not an event venue and is intended for families or responsible adults age 30+ (Owner reserves right to refuse based on age). 2. Cancellation Cancellations within 60 days of arrival forfeit 100% of rental fees. Damage deposit (if paid) will be refunded. Third-party service fees are non-refundable and governed by their policies. 3. Responsible Party The named Renter is financially and legally responsible for all occupants and guests. No split payments. Payment source must match Renter name. 4. Arrival & Departure Early arrival or late departure without approval may result in one additional day’s rental charged. 5. Unavailability If the property becomes unavailable due to circumstances beyond Owner’s control, all payments will be refunded with no further liability. 6. Liability & Indemnification Renter agrees to hold harmless Owner from any claims, injuries, losses, or damages occurring on the property. Guests assume all risks associated with use of the property and amenities. Lockout/additional key fee: $75. Hot tub drain/refill due to misuse: $250. 7. Pets One or two well-behaved, house-trained dogs only with paid pet fee. All pet waste and hair must be removed. Extra cleaning charges may apply. 8. Strict Prohibitions 9. Utilities & Equipment 10. Septic & Garbage 11. Hot Tub No smoking anywhere on the property. No fires, bonfires, campfires, fireworks, or fireworks devices. No camping, RVs, tents, or sleeping outdoors. No firearms or weapons of any kind. No motorized vehicles (ATVs, dirt bikes, motorcycles) on the property or adjacent park land. Violations result in eviction and forfeiture of all fees and deposits. No refunds for internet, appliance, heating, or utility interruptions. TVs must remain connected and in original settings; $50 fee per unit to reset. Linens may not be removed. Septic system in use—no feminine products or foreign materials in drains or toilets. Trash must be bagged and locked in the designated bin due to wildlife. No children under 12 permitted. Use at own risk. Shower before use. Covers are not weight-bearing; do not sit or stand on covers. 12. Weather & Roads No refunds for weather or road conditions. Four-wheel drive strongly recommended in winter months. 13. Security Exterior security cameras are present on the House only (not the cabin). Tampering or obstruction results in forfeiture of deposit. 14. Documents Scanned signed documents are accepted as originals. Photos are not accepted.
