YOUR STAY DETAILS This agreement is between %primary_host_name% (“Host”) and %guest_full_name% (“Guest”) for the period of %check_in%, %check_in_hour%  to %check_out%, %check_out_hour%. The term of the stay may be extended upon mutual consent, provided that additional fees agreed between the parties are paid and confirmed in writing by the Host. This is a temporary, vacation-style stay and does not create a long-term tenancy or residency. 2. OCCUPANCY & CAPACITY LIMITS This agreement reflects the exact number of guests and pets entered at the time of booking, as recorded on the reservation site. The information in this agreement is based on the reservation details, not on information provided through platform messages. Any additional guests or pets not disclosed in the reservation are considered unauthorized and will constitute a breach of this agreement. Guests must notify the Host if the number of guests or pets changes prior to arrival so the reservation can be updated accordingly. If you are unsure of the final guest and pet count when booking, please keep us informed. Standard Occupancy: Your base rental rate covers up to two (2) guests. Extra Guest Fees: Additional guests (beyond the initial two) are permitted at a rate of $15.00 per person plus 11% tax, per night, provided the total count does not exceed the property's maximum capacity. Maximum Capacity: This property can host up to 6 people overnight, which is the maximum allowed by city rules. You may also have up to 6 visitors during your stay. Requests to shorten a reservation are subject to the applicable cancellation policy and are not automatically approved. Approval of any change to the length of stay is at the host’s discretion. 3. OPTIONAL POOL & SPA HEATING Optional Services: Pool and Spa heating are optional and are not included in the base rental rate. How to Book: To activate heating, you must select and pay for your desired heating package (Pool + Spa or Spa Only) via the Guest Portal. Daily Fees: Pool heating is available for $111.00/night (includes tax and Spa heating). Spa-only heating is available for $38.85/night (includes tax). Activation: Heating must be paid in advance of arrival. If requested mid-stay, it could take up to 24 hours to heat up the pool. Temperature Disclaimer: The time required to heat the pool and spa depends on the difference between the outside air temperature and the water temperature. We cannot guarantee specific temperatures will be reached by check-in, particularly during colder months. Technical Note: The heater system is designed to heat either the pool or the spa, but not both at the same time. When the spa is activated, the pool heating cycle will automatically pause and resume once spa heating is turned off. Pool and spa heating fees will be sent as a payment request through the booking platform. Please note that all payments are processed directly by the booking site, so we do not have access to or visibility into your payment options.  4. STRICT NOISE ORDINANCE (LQMC Section 11.08.040) No Sound Amplification: No radio, musical instrument, loudspeaker, karaoke machine, or any device that produces sound may be used outside or be audible from the outside of the unit at any time. Noise Limit: No person shall willfully make any unreasonably loud noise that disturbs the peace of the neighborhood. Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Fines: Guests are strictly liable for any municipal or HOA fines incurred. 5. SMART HOME & PROPERTY TECHNOLOGY Tampering Clause: This property is equipped with smart-home technology (including, but not limited to, thermostats, and pool automation).  Maintenance Access: Pool service and landscaping will occur during your stay. Please refer to the house manual for the maintenance schedule. 6. LIABILITY, EQUIPMENT & LOSS Assumption of Risk: All homes are privately owned; Homeowners are not responsible for accidents, injuries, illness, or loss of personal belongings. All guests expressly assume the risk of any harm arising from their use of the premises. Equipment Reliability: We strive to keep all amenities (AC, Wi-Fi, Pool Heaters) in 100% working order.  7. PET POLICY We love pets;) Pet Fees: A base fee of $75.00 applies for pets. ;) Maximum Limit: 4 pets per stay. Rules: Pets must be house-trained, are not allowed on furniture, bedding, or in the pool/spa, and must be supervised when outdoors. Guests are responsible for the disposal of all pet waste.!!!!! Unauthorized Pet Fee: Discovery of an unauthorized pet will result in an immediate $500 fine. Please contact us if you have a Service Animal or ESA. 8. SMOKING POLICY 🚭 NO SMOKING WITHIN THE HOUSE: Smoking of any kind (including tobacco, marijuana, or vaping) is strictly prohibited inside the home. Outdoor Smoking: Smoking is permitted only in outdoor areas. Please ensure all doors and windows are closed while smoking outside to prevent smoke from entering the house. Disposal: All butts and debris must be disposed of properly in exterior trash receptacles. Violation Fee: Any evidence of smoking inside the house will result in a $500 cleaning and deodorizing fee, plus the cost of any professional restoration services required. 9. OWNERS' RIGHTS & DEPARTURE Breach: If terms are not met, the Owner may cancel this agreement and enter the property to ensure the Guest has vacated. All monies paid shall be forfeited as liquidated damages. Departure: Check-out is %check_out_hour%. If the guest does not depart on time, the owner or manager may enter, take possession of the property, re-key the doors, and clean up the house for the next guest. Early check-in and late check-out may be available depending on availability. Please contact us one day before your arrival or departure and we’ll be happy to let you know if it can be arranged. Severability: If any part of this agreement is found unenforceable, the remainder remains in full effect. Please consider purchasing the travel insurance offered through the booking platform. In the event of a cancellation, refunds will not be issued outside of the stated cancellation policy. The full cancellation policy is outlined in your reservation itinerary. BY SIGNING BELOW, I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT This document will be sent for signing once the booking is accepted.
