Other things to note 3-night minimum stay required for Thanksgiving, Christmas, New Year's Eve, Memorial Day, July 4th, Labor Day and other holidays. We require guests to have verified their identity with Airbnb, and to provide all full guest names. Please contact owner within 90 minutes of arrival if there are any cleaning, safety or other concerns, so we can address them immediately. No smoking. Fire risk is high in the dry high desert. If you smoke outside, you must safely bag and dispose of cigarette butts in the outdoor trash bin. Cigarette smoke smell indoors will result in additional $250 cleaning fee; any cigarette butts found outside will incur a $25 fee each. Per county restrictions, do not use fire pit in windy conditions (10 mph winds or higher). No parties. No weddings. No photo or film shoots (written contract, separate event/commercial insurance and on-site property manager would be required, and are beyond the scope of an Airbnb rental). No bouncy houses or other temporary structures permitted. Dogs are allowed! Please inform us if you are bringing a canine guest. An additional fee will be charged for any pet damage or cleaning issues. Walk dogs on leash to prevent them from chasing rabbits or encountering snakes or coyotes. Please properly bag and dispose of all dog waste in outdoor dumpster - but first place dog waste bags INSIDE larger trash bags and securely fasten. Do not put any loose trash (food, drinks, dog waste, cigarette butts, etc.) in dumpster. All trash must be tightly enclosed in large trash bags and disposed of in dumpster. Dogs must not be left by themselves in the house for any length of time. No additional guests allowed beyond those accepted in the rental agreement. That includes day and overnight guests. Additional/unauthorized guests, including children, are grounds for immediate eviction from property, with no refund. $125 fee per night for each extra unauthorized guest. We have a strict cancellation policy. We understand that plans can change, so we encourage guests to obtain travel insurance if there's a chance they may need to cancel. By accepting the reservation, all guests assume liability for any harm arising from the use of the entire premises. We will make every reasonable effort to ensure amenities are in good working order. However, due to remote location, limited service repair providers in the area, and supply chain issues, we cannot guarantee the timing for repairs. No refunds will be issued for malfunctioning equipment unless it poses a safety hazard, in which a prorated refund will be offered. Non-essential equipment and amenities are provided at owner's discretion. This includes, but is not limited to, TV, wi-fi, washer and dryer, and other appliances. The high desert is rural, so you may see jackrabbits, lizards, coyotes, kangaroo rats, ground squirrels, packrats, spiders, snakes, scorpions, ants or other bugs and critters. Please keep doors and windows closed unless they are screened, to help keep the wildlife outside as much as possible. As a dog- and wildlife-friendly property, we do not use toxic pesticides, and we practice a "relocate" rather than a "kill" policy for critters. There is a local snake relocator we can contact if you encounter a rattlesnake. Wear closed shoes outdoors and watch where you and your dogs step. Late checkout: If the home is not booked for that afternoon, arrangements may be made for later check out. The fee is $50. Please inquire with host, who will confirm and coordinate with cleaners.
