Our high-quality tap water comes from our local water utility - the North Wales Water Authority /NWWA. According to the NWWA's 3Q21 newsletter/insert, its "Forest Park Water Treatment Plant has been awarded numerous State and National Awards for excellence, including the prestigious AWWA 5-Year President's Award." And as if this weren't enough, we also have installed 5-micron sediment and DE drinking water filters at the kitchen tap, so there's NO need to drink bottled water. ------------------ Hosts/ambassadors are happy to provide directions and recommendations for local restaurants and events So what's a carriage house anyway, you ask? It's a "small building usually near a large residence or part of an estate, used for keeping coaches, carriages, or other vehicles" (or, in our case, Frank's pickup truck) which is usually attached to a residence or main building (so yes, it's a 2nd floor living space located above a 1st floor garage). FYI, potential guests with larger parties: Nearby Homewood Suites in Lansdale charges >> $200/night for a similar space (2-bedroom suite with very small/ltd kitchen) although they DO offer a full breakfast, but you have to deal with very strong lobby odor. We also have a FULL kitchen and we don't charge for laundry facilities, which are conveniently located within the apartment. And our place smells nice and fresh ... Finally, for those potential guests that are new to short-term rentals, Airbnb offers a $40 credit (via Airbnb coupon code) for initial stays (only) - please contact Airbnb to obtain this discount. We (the hosts) are unable to email or text you the link with a coupon code directly because Airbnb blocks all contact info (within their messaging system) prior to booking. As you can see, our calendar is open to book for more than 1 year, but we usually don't consider bookings of 2 WEEKS or MORE for periods that are 6 months or more in the future (it's too hard to plan that far in the future). PLS NOTE: None of us photos have been enhanced in any way! Home type: ENTIRE PLACE (no having to share quarters) Guests have their own private entrance to the apartment, and are free to come-and-go as they please 24/7 during their stay. On-site owners (living in the house adjacent to the garage apt) enjoy getting to know a little bit about our guests while also respecting your privacy. One of us is usually available for any questions or requests during your stay. Situated in a private suburban setting across from woods on a deadend street (with NO thru-traffic) in a quiet and safe neighborhood with convenient driveway parking. Located: Approximately midway between the William Penn Inn (2 miles away) and the Montgomery Mall (3 miles), 3/4 mile (15 min walk) to historic downtown North Wales and the North Wales station on SEPTA’s Regional Rail system, then a 45-60 min one-way train ride to downtown/center city Phila. 6 miles West of Ambler 11 miles South of Doylestown (Bucks County seat) 10 miles North of Norristown (Montgomery County seat) 6 miles East of the Lansdale Exchange (Exit 31) on the Northeast Extension of the PA Turnpike 3 miles from Montgomery Mall and lots of other shopping and dining options. We are located: 1.5 miles from Redner's Warehouse Market and Holly Hill Health Food Store 1.8 miles from Assi Supermarket (and Korean BBQ) 2.2 miles from the nearest Aldi Grocery Store 2.6 miles from J-mart Asian Food Market 3 miles from Costco 3.5 miles from BJ's (even better!) 3.5 miles from Wegman's 3.6 miles from Trader Joe's also 3.6 miles from the brand new Lidl market (opened late Jan, 2020) and 3.7 miles to the new (opened March 2018) WholeFoods in Springhouse, PA Finally, we are just a few miles from MANY new Aldi Grocery market locations and just .6 miles (walking distance) from the nearest very popular Wawa convenience store! Just 1.4 miles from Upper Gwynedd Township's Parkside Place Complex, (address: 1 Parkside Place in North Wales, PA) which includes: •5 Tennis Courts •4 Pickleball Courts •2 Basketball Courts •Pool Complex (membership required) •Exercise Course •Woodlands Trail, bike & walking trails •Gazebo •Amphitheatre, location of free Summer Breeze Concert Series, held on Wednesday evenings during the summer •Picnic tables •Award-winning (architect Robert) Leathers Park-Sci Playground (great for KIDS!) and the Upper Gwynedd Annual Carnival Also close to Merck (both Upper Gwynedd & West Point locations) and Johnson & Johnson. PLEASE NOTE: In the past, we recommended that all guests have their own transportation, but recently (2023) we've have a number of guests that have gotten around successfully (including new parents!) using Uber, Lyft, etc. so that is a viable transportation option. We also have 1 bicycle for guest use. One set of guests arrived via Uber and used the bike (and basket) during their stay for local errands. We are located 25 miles (40 km) Northwest of center city/downtown/historic Philadelphia and Chinatown (for 2019, Philadelphia, the "City of Brotherly Love" was "anointed a global must-see destination per National Geographic Traveler's annual "Best Trips" list.") Also, it's a 15-min. (3/4 mi.) walk to North Wales train station on the SEPTA Regional Lansdale/Doylestown line (45-min rush hour express trains available to downtown/Center City Phila.) We are approximately a 30-minute drive from King of Prussia Mall and Valley Forge National Historical Park. We are a short distance from a 1/4 mile-long cinder track (at local middle school). IMPORTANT: Do NOT include children under age 2 in the guest count (there is no extra charge for these very young guests!) No additional overnight guests without permission from the hosts There is ample street parking for guests' visitors Full coffee and tea service included 2-3 night minimum stay VERY IMPORTANT: WHEN REQUESTING A STAY, in order to save time (mostly mine ...) please be sure to INCLUDE ALL OF THE FOLLOWING INFORMATION in your written request: A) No of guests, as follows: •Adults (here meaning over age 12) •Children (Ages 2 - 12) •Infants/toddlers (under 2 years of age) B) Relationship of guests (family members. friends, colleagues, etc.) C) The reason for your visit, for example: •to visit family or friends who live in the area •work relocation or assignment •vacation/sightseeing (Historic Philadelphia, Lancaster, theme parks, etc.) .convalescent/healthcare stays or if you’re having construction work on your home Or just to get away, go on retreat, celebrate an occasion, etc. D) List the primary location (name of city or town) you'll be visiting (I ask this only so we can make sure that the apartment is a convenient location for guests - one potential guest thought we were located in North Wales, the COUNTRY, not the town in Pennsylvania, USA) E) Finally, Please also include any other info that might be pertinent to your stay, such as health conditions, (for example, requiring use of dialysis machine), allergies, etc. Thanks!
