We are particularly suitable for large families or groups. If your group is more than 8 or needs more than 3 rooms, please contact us to discuss, we can offer a solution for the extra guests at similar prices The Airbnb pricing algorithm is based on headcount. For us, it is better suited that we calculate by rooms. If you are booking one room for one or two people, you can make an instant booking. If you want to book more than 1 room, please contact us and ask for a quote which you can then accept. We reserve the right to cancel instant bookings for 2 or more rooms Our price per night is €80 for a double room, including breakfast for both guests. These prices do not include the Airbnb guest service fee. We do not normally offer single night bookings, we charge €90 per room for single night stays for which you must contact us before booking The nightly price is for 1 or 2 guests in one of the double rooms, with private access to the bathroom and shower room, and complimentary breakfast. Two guests each requiring a room will be charged €160 per night. Children 6 years and under are hosted for free. If your group requires more than one room, please send me a request and I will give you an offer tailored to the number of rooms you require. The following table indicates our per room based pricing in € per night: 1 room €80, suitable for 1 or 2 adults 2 rooms €160, good for 2, 3 or 4 adults 3 rooms €240, good for 3, 4, 5 or 6 adults 4 rooms €320, good for 4, 5, 6, or 7 adults We have one baby cot. We can make up an additional single bed for a 7th person. A camp bed is available, suitable for one person (child or adult), the 8th person. For those occasions when the weather is hot, we have electric fans available for the bedrooms. We provide clean bedding and fresh towels of good quality Our normal policy is that we only accept any 1 group at a time, and as such you will not have to share any bathroom/toilet facilities with other groups If you stay for a longer period, we offer a change of bedding after every 5 nights Please let us know if you are coming by public transport, we can help you to complete the final part of your journey We can arrange pick up and/or drop off at Charleroi Airports. Check with us at reservation time, pickup is from €85, drop off from €75, and this for a group of up to 4, with bags that can all fit into a large car boot. More expensive for larger groups. It will be (extremely) difficult to find cheaper!!! Currently, we offer the following accommodation: In the main part of the house, there is the "Willow Room" with a king sized bed, overlooking the terrace, the garden with its large Weeping Willow, and the horse fields. It faces due South. The room contains a desk, ideal if you need to work, or to check your emails. This room is 25m2 and is very suitable for a couple, and has plenty of space for a camp bed and/or baby bed. Next door is the Cosy Room 16m2 with a 140cm wide double bed. It also overlooks the garden. It has a wash hand basin, and a desk close to the window, with good natural light. In one area all off the same small hallway, above the garage, quite separate from the rest of the house, offering a high level of privacy are the following: "Martin's Room", 25sq m with a king sized bed. It includes an antique escritoire that can be used for your laptop, etc. This room is very bright, and is very suitable for a couple. The Peaceful Room of 15sq m has a large single bed (120cm wide), and is simply furnished with a desk, chair, a bookcase full of English thriller paperbacks. It is next to Martin's Room. This room is good for 2 younger children or 1 adult (or 2 adults at a pinch). Next to Martin's and the Peaceful Rooms is the guest bathroom with bath, wash hand basin, and WC, and a separate shower room There are 2 other separate WCs, one on the ground floor, one upstairs close to the Willow Room. Any group of 4 or more people may also use our own bathroom, which has a shower, bath, double wash hand basin, and bidet. The king beds normally have a large full-sized bed cover. We have also a matching pair of single bed covers that can be used together on one king bed. Please request this when booking if you would like this option. All our bedrooms are on the first floor, accessed by a staircase of 13 steps (to Martin's Room level), 4 more steps to the level of the Willow room. We share our home with our cat. We have a very large garage, so if you come by bicycle or motorbike, we have secure space for parking overnight! Television - there is one guest TV, by default it is in Martin's Room. We also have TV over wifi, so with the correct app you can watch TV on your tablet, smart phone, or laptop in any room Guest access You are free to make use of our large kitchen which is extremely well equipped both with basic ingredients and tools/utensils in order to prepare meals. With past guests who used the kitchen, we more often than not ended up having impromptu dinner parties, with hosts and guests taking turns to prepare evening meals to highlight their cuisine, and these evenings were great fun! We offer you a complementary continental breakfast - fruit juice (freshly pressed each morning), "bottomless" tea/coffee, selection of breads, cereals and muesli, butter/jams/marmalade/honeys, a selection of hams, a variety of Belgian cheeses. Eggs always available, you decide how you want them! The kitchen has a large oak table and that's where breakfast is served. We try as much as possible to offer local products, including free-range eggs, farm butter, farm-made jams, Belgian cheeses. For coffee, we have Lavazza espresso or a less strong, more delicate one - you chose! We make the coffee in traditional stove-top espresso machines. For tea we use a 50:50 mix of Twinings English Breakfast:Earl Grey. We also have alternatives, like green tea, Nesquik chocolate, Alpro. If you prefer something other than our "Continental Breakfast", we - or you - can prepare what you want. We have prepared rice-based and noodle-based dishes, dishes suitable for vegans, for gluten-intolerant guests, for diabetics. Just let us know before you arrive, or bring your own ingredients! Arriving late? Let us know & we can buy in for you any groceries you would like to find on your arrival If you are coming for a special event, we can assist in adding an extra touch. A bunch of red roses, a chilled bottle of sparkling wine? Let us know in advance and we will ensure that it is there on your arrival, you can settle for that via Airbnb, or directly with us. We have just introduced offering you a carafe of cold water from the tap as an alternative to plastic bottled water in your room - the local tap water is good, better than the bottled water, and it does not contain any plastic particulates! If you prefer a sealed bottle of commercial water, that is still available! You choose on arrival! You have access to our sitting room, with Internet TV, CD player, piano, and an open fireplace. You are more than welcome to play the piano which is regularly tuned and in excellent condition. Outside, we have a large terrace with garden furniture and a BBQ, with views over our garden to the adjoining fields owned by a stables. There is wifi throughout the house. It works best upstairs in the bedrooms, but for some reason does not work so well in the kitchen Our study is equipped with a scanner, and printer, just in case you need access to such things. We are well situated for the office parks of Braine l'Alleud and Waterloo, and are very suitable for business people on assignment at one of these office parks. We offer special prices to people who need to stay for extended periods, or for regular visits during working weeks For gym addicts, there is a local gym at about 1km away During your stay My wife and I are resident in the house, and at least one of us will be there most of the time. If you opt to make use of the kitchen, we will make sure that you have full access, and we will stay out of your way!
