Very spacious condo, newly remodeled and furnished with contemporary furniture, 1st floor (ground floor), walking distance to the pool, located inside an amazing golf resort. Very close to Disney Theme Parks, restaurants, stores, grocery stores. Our guests would have access to 6 swimming pools, spa salon, and the resort's restaurants. The twin beds bedroom has a Mickey Mouse decor which will delight the fans, kids and adults! Washer and dryer are inside the laundry closet for your convenience. The space Kitchen fully equipped, towels and beach towels available, bedding. The master bedroom has a king-size bed and TV. The master bath has a shower and a double vanity. Mirrored closet doors for the queen bed bedroom for checking out your new outfit or making sure you look your best before heading out the door. Guest access Guest will be able to self check in at the house, with a keypad doorknob, after checking in at the main guarded gate. Other things to note Guest booking the reservation must be 21 years old or older. Guest booking the reservation must be present for the entire stay. No third party bookings accepted. The trash collection is very strict at The Terraces at Reunion. We count on you to follow their rules. You must put the trash inside trash bags. NO LOOSE ITEMS. On the days of collection, the large trash can, which is located INSIDE the GARAGE, must be out in the morning and put back to the garage at night. Please remember that the containers must be stored out of view when not curbside for collection, may be left out for collection no earlier than 4:00pm the previous day, and must be returned to the concealed location the day of collection to avoid possible fines and other penalties from the Reunion Resort HOA. Excessive trash, bulky items such as boxes or packaging material, should be disposed of at the dumpster located close to the gate at Heritage Crossing. The home has been equipped with a basic starter pack of necessities such as toilet paper, paper towels, soap, three trash bags and a small dish detergent. Should your stay be longer than a couple of days, you may want to make a quick stop at the store to buy a few more of these items. As people have different expectations and different tastes, we don't provide them for the full length of your stay. - We ask that guests please remove their shoes when in carpeted areas and take care not to bump or scratch the walls when rolling luggage. Terms and Conditions 1. ACCIDENTAL DAMAGE Should you notice any damage/irregularities upon your arrival, it is your responsibility to contact us within 24 hours and report those issues in writing. If any damage occurs or if any item goes missing during your stay, you must also report it before the check-out date. You will be held responsible for linens, towels, remotes and other items destroyed or missing, or damaged from Vandalism, and Negligent Acts. In case the amenities access card is lost or taken away by the guest after checking-out, a $20 fee will be charged for the card to be refunded. You acknowledge the Property may have features, amenities, and conditions that are unfamiliar to you and other occupants you invite to the Property. You further acknowledge that your use of the Property and its amenities may carry inherent risk, including risk of bodily injury, illness or disease, disability, or death. For example, the property is near a conservation area which includes natural habitats for wildlife, insects, and pests that may expose you to injury or disease; or stairways, porches, ledges, amenities, and conditions that carry inherent risk. You agree that, by using the Property or its amenities, you voluntarily and willfully assume those risks, and assume full responsibility for the choices you make before, during, and after your use of the Property and its amenities. You also acknowledge and agree that you, and any other adult occupants, are solely responsible for closely supervising and protecting the health and safety of any and all occupants that are minors throughout the duration of your stay. 2. PAYMENTS Payments to be made through the Airbnb. 3. CHECK-IN Check in time at the property is 4:00 pm. If check-in time is after business hours, no refund or discount will be provided. To be granted the access information to the property before the check-in date, the reservation must be paid in full 30 days prior to the check-in date. 4. CHECK-OUT Check-out time is no later than 10:00 AM. No refunds or discounts will be provided if checking out before 10:00 AM. Guest(s) agree that if he or she fails to vacate the property by 10:00 AM a fee equal to $35 for every hour after 10:00AM will be charged. All late check-outs must be authorzed in advance. 5. BOOKING MODIFICATION All modifications will be subject to availability. 6. PET POLICY For the convenience of other guests and in an effort to help us provide the most sanitary accommodations available, pets are NOT ALLOWED. In the event that you bring a pet without previous authorization, there will be a penalty fee of USD $500.00 (Five Hundred U.S. Dollars) per pet. Any stains or damages caused by the pet will incur additional fees. Owner/Agent reserves the right to demand guest(s) to remove the pet(s) from the property. In such event, the guest(s) agrees to permanently remove the pet(s) from the premises within 24 hours of receiving written notice thereof from the Owner/Agent; failure to comply with the same shall be grounds for immediate termination of Booking. Service Animals. Please notify Owner/Agent if a service animal will be present. Any stains or damages caused by the service animal will incur additional fees. “Service Animals, “as defined by §413.08, Fla. Stat. (2017) and including animals in training, are exempt from this section, provided a written request for reasonable accommodations is made at the time of reservation. A person who knowingly and willfully misrepresents herself or himself as using a service animal or being qualified to use a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.082 or s. 775.083. 7. SMOKING This property is 100% SMOKE-FREE. Absolutely no smoking is allowed in the house. In the case of smoking in the house, there will be an additional non-refundable fee of USD $500.00 (Five Hundred U.S. Dollars) charged. 8. AIR CONDITIONING Guest(s) agree not to set the temperature lower than 70ºF or above 78ºF degrees. The A/C settings must ALWAYS be kept in the “AUTO” position. When the A/C is being used, we request that all windows and doors be kept closed in order to reduce humidity and to save energy. Do not leave the A/C on the “ON” position, nor on the “OFF” position. 9. SECURITY/ EMERGENCY/HEALTH In case of life-threatening situations, please call 911. In case of emergency or in need of immediate assistance, you can call our property manager. For your safety, please make sure to keep all windows and doors closed and locked at all times. MV MARVIL, LLC is not responsible for damages, lost or stolen personal or property items. It is the guest’s responsibility to properly secure the house when leaving the property. MV MARVIL, LLC reserves the right to have access to the property at all times during the guest’s stay. When needed, we will always inform our guest with the name of the person who will contact them, such as: plumber, handyman, cleaning crew, etc. If any unauthorized person tries to communicate with you, please call us immediately. DO NOT PROVIDE ACCESS TO THE HOUSE TO ANY UNAUTHORIZED PERSON. Wildlife. Florida wildlife may pose a danger, so approach all wildlife & outdoor areas with caution. Bed Bugs. The Property has been inspected to ensure no bed bugs are present, so the presence of any bed bugs is presumed to have been caused by the Guest unless the Guest provides clear and convincing proof otherwise. Guests must vacate the property immediately without refund and pay for treatment to remove the bed bugs. 10. EXTRA GUESTS Guest(s) are aware of the number of guests allowed to sleep in the property during the rented period. Extra guests besides the ones informed at time of reservation will be charged a $100.00 fee per guest, per night. Social Functions on the Property. No parties, group gatherings, events, or other social functions are allowed unless specifically informed and authorized in writing. Upon violation of this term, Guest agrees to vacate the Property, or be subject to removal by police. An exception exists for per-approved social functions, which are subject to approval and additional fees. 11. MANDATORY CLEANING The cleaning fee charged on the reservation is related to the final cleaning after guest(s) check-out. Guest(s) are aware and agree that a cleaning fee or any other mandatory additional cleaning that has been paid does not include the cleaning of excessively dirty and messy property, excessive amount of trash that needs to be removed, damages or stains on the carpet, walls, floors, linen, towels, or furniture, that will need to be spot cleaned and stain removed. You will be responsible for the upkeep and cleaning of your unit during your stay, and for leaving the unit in the same good condition at checkout as you found it. We request that you remember you are staying in someone’s home during your vacation; please treat it with the care and respect as you would your own. 12. MANDATORY ADDITIONAL CLEANING FEE For booking periods longer than 15 (fifteen) days, a compulsory cleaning service may be automatically added to your stay, and an additional cleaning fee will be automatically charged, unless agreed upon at time of booking. Time and date for the additional cleaning will be scheduled between guest(s) and Property Management Company. Guest(s) agree to allow the cleaning staff to have access to the house. 13. INTERNET Complimentary Wi-Fi internet service is available at the property. The service is not under the control of MV MARVIL, LLC and, if any service interruptions or slowdowns occur, MV MARVIL, LLC cannot be held responsible. However, MV MARVIL, LLC team will ensure the service provider is aware and taking the proper actions regarding any eventual issues. 14. LOST & FOUND MV MARVIL, LLC will not be held responsible for any items left at the property or resort from the guest(s). As a courtesy, MV MARVIL, LLC will notify guests about the item found in the property and hold it for up to 30 days (thirty consecutive days) for guest(s) to pick up at our office location. If items are left unclaimed for more than 30 days, Guest agrees that MV MARVIL, LLC has the right to donate the item(s). If Guest requests a third party to pick up the item, Guest must send authorization in writing with the full name of the person who will be picking up the item. This person must present a valid photo ID. 15. UNNECESSARY SERVICE REQUEST Before asking for a service visit, please make sure to check our Welcome Binder, available at the property. If a service visit to the property is requested by the guest unnecessarily, the cost of such visit will be charged to the guest’s credit card on file. For example, if a technician was requested to fix a washer that is working properly, or an A/C unit is said to be not working, but it was only an incorrectly set thermostat. 16. ATTORNEY’S FEES, JURY TRIAL If the Property Management company or MV Marvil LLC employs an attorney due to Guest’s violation of the terms and conditions of this agreement, GUEST(S) shall be responsible for all costs and reasonable attorney’s fees as incurred by the property management company or MV Marvil LLC whether or not suit is filed. Property Management company, MV Marvil LLC and GUEST(S) waive the right to demand a jury trial concerning any litigation between property management company and GUEST(S). 17. MISCELLANEOUS MV MARVIL, LLC and Guest(s) agree that the rent of the Property is a transient accommodation (short-term rental) in accordance with Chapter 509, Florida Statutes, and other applicable laws governing public lodging establishments. The parties submit to the Exclusive Jurisdiction of the Courts of Osceola County, Florida, in the event of any dispute arising out of this agreement. This agreement constitutes the entire agreement of the parties and supersedes all prior agreements and representations whether written or oral. Not a Permanent Residence: You agree that your use of the Property is on a temporary and transient basis only, and you may not use the Property as a permanent residence, and that your permanent residence is and will remain elsewhere other than at the Property. The separate/private Reunion waterpark is not part of the included guests amenities. Guests must have a golf membership with the Resort to book a tee time. Noise and quiet hours: Excessive noise at a level that disturbs the neighbors is prohibited. Compliance with Code-Enforced Neighborhood Quiet Hours of 10 PM- 8 AM is required, and the Guest is responsible for any fines resulting from a violation. If non-compliant, guests may be asked to leave the Property. Events and Commercial Photography; Structures; Charcoal Grills: Events and commercial photography or filming are prohibited at the Property. No tents or other structures may be erected on the property. The use of charcoal grills is not permitted. Consequences of Breach: Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of this Agreement and may result in a forfeiture of your rights to rent the Property, up to and including immediate removal from the Property without refund, with or without the assistance of law enforcement. We will not be able to accommodate any guest(s) without agreeing with full terms of our rental rules and regulations specified above, NO EXCEPTIONS.
