Our house is wonderfully equidistantly located from Southampton Village, Watermill Village, Bridgehampton Village, and sag Harbor Village. We are approximately 7.5 miles to each of those above villages. We have our community beach just half a mile away but I don’t recommend walking on the busy Noyac Road. If you’re already driving your car, there are nicer beaches in close proximity such as Towd Point Beach and Long Beach in Sag Harbor although stickers are required for those beaches. The space Ten minutes from Southampton Main Street - in private Noyac community - 6 bedrooms/sleeping areas (African, Moroccan, European, Florida, and Chinese decor) heated swimming pool (if customer wants to pay a $750 upcharge for propane use) with outdoor Jacuzzi and Balinese day beds next door to horse paddocks and beautifully landscaped gardens, wonderful living room and indoor dining area (seats 8) adjacent to the gourmet kitchen, cable TV and wifi. WiFi network is called HotelRaphael and password is also “hotelraphael” and one continuous word) Just a few hundred yards from private bay beach. Hotel Raphael is also open to weekend and on occasion, nightly bookings. 2 Outdoor teak table seat a total 14 guests and there are 8 separate chaise lounges all with new cushions. The master bedroom is rarely rented out and typically not included in any rental, except for long term full house rentals with a minimum of one month, although this can be negotiated/discussed for shorter term high end rentals. There is a 2nd “alpha“ bedroom that is known as the “blue room” or the “European room” also known as the “blue sisters room” that is considered the second master, which is adjacent to the hallway bathroom, and despite that it is en-suite, the bathroom is often shared with other guests in the west wing. 2 zone AC. Outdoor cooking station, outdoor lighting, California closets, entry w/skylights, town water, 18x32 heated pool (by request and with a $750 weekly up charge for propane use) , hot tub, extensive decking. All wood floors, slate walkways, custom gourmet kitchen, eat-in counter. All new furniture including mattresses, linens, living room & dining room. This is a wonderful and special property. Beautifully landscaped with flowering specimen trees and tastefully decorated in a sophisticated Zen feeling with fresh flowers or orchids throughout the house. We have surveillance cameras mounted in our home. We want you to enjoy the house responsibly and simply have these cameras mounted for everyone's safety. Surveillance cameras are never mounted in bedrooms, bathrooms, or even the pool area and we are very respectful of everyone’s privacy. Guest access Guests are welcome to all common areas including the living room with large 70” tv, the kitchen and bar area, And of course the outdoor deck, pool and pool area, Chaise lounges, and Jacuzzi During your stay Hi, and thank you for your interest in my home. Before I approve your reservation request, I want to be certain that you understood that I and my girlfriend (if she ends up coming out that weekend) stay in the primary bedroom on east wing of the house and that typically we rent out the west wing and other rooms on the east wing which is comprised of a total of 5 bedrooms including and the use of two renovated double vanity bathrooms. Our total bed count available to guests is 7 beds of which four could easily accommodate two people sleeping in king (2 king beds) or queen (1 queen bed) and (1 full bed) so a total of 10 people could sleep. I frankly work very late hours and I’m out of the house early and often don’t run into the guests, even for a full weekend because even if I am home I tend to hide in my bedroom but wanted to make certain you were comfortable with the idea of someone being there and promise I will not be intrusive in anyway and as long as you don’t play music outdoors after 9 PM which is a town rule. I don’t mind if you play music indoors even straight through the night. I have been renting the house this way through Airbnb for close to 20 years and my reviews are all very strong because I really stay to myself and I’m only there to help the guests with any issues like a hotelier. Let me know if this changes things for you because for the right cost (almost double the posted rates) and for the right demographic I will consider moving out entirely, in which case there will be an additional bedroom available with its own private bath thus reverting the home to a 6 bedroom 3 bath home that can accommodate up to 12 people. I will mention that we just completed a brand new bathroom renovations and new hard wood flooring throughout the house, new HVAC systems, new outdoor mahogany decking, new beds, new couches, and new outdoor teak furniture, all new tvs in every room. All the interior furniture is brand new also except for the accent pieces from Bali. Other things to note We have surveillance cameras in place in this property. They are all in the public areas of the home and the exterior pathways. None are trained on the pool, tanning areas, bedrooms or bathrooms. The location of all the cameras are listed below: Two at the front door One in the foyer of the house to capture images as people enter/exit the home Two on the driveway Two in the living room Two in the kitchen One in the side yard The cameras are there for the safety of all the tenants and for security purposes. I am super respectful of our tenant's privacy. I hardly ever access them and the only time I really look at the footage is if there has ever been a small problem that requires a review.
