The space 4500 sq ft Luxury Estate on Greg Norman This spacious 4,500 sq ft estate comfortably accommodates up to 12 guests with 5 bedrooms plus a den and 4.5 bathrooms. The private backyard is designed for resort-style living, complete with a misting system, outdoor TV, and an oversized deep saltwater pool with spa and tanning shelf. Enjoy alfresco dining under the stars with a built-in 36" natural gas BBQ, sit-up bar, and a cozy covered lounge overlooking the pool and golf course. Inside, the open-concept great room features a 80" HDTV with surround sound for effortless entertaining. The kitchen is a chef’s dream, equipped with Sub-Zero and Wolf appliances, granite countertops, a breakfast nook, and a formal dining area that seats ten. It’s fully stocked with all the essentials, including a standalone ice maker, computer, and printer for added convenience. Each bedroom suite features a king bed with a luxury pillow-top mattress, plush Frette Italian linens, down and foam pillows, and Luxe bath amenities. The detached private casita is included in the bedroom count. All bedrooms include HD TVs, and the master features a 70" HDTV. For families, the home is well-stocked with a high chair, Pack & Play. ,Mini cribs, strollers (upon request), and a variety of children’s toys, puzzles, and games. The estate is ideally situated on the Greg Norman Course with a south/west-facing backyard offering beautiful mountain views. Stay connected with high-speed 1 GIG wireless internet, Apple TV, extended cable with 50+ HD and 80+ movie channels, a Wii/Xbox Kinect, and free long-distance and international calling. Additional services are available upon request, including discounted golf rates (booked 180 days in advance), golf cart rentals, private chefs, babysitting, in-home spa treatments, grocery and pool ice delivery, restaurant reservations, limo service, and mountain bike rentals. Optional fees include $75 per day for pool heating (88°F), with complimentary spa heat (104°F), and a $75 sofa bed bedding fee, which supports our local shelter through a tax-deductible donation. A 4% credit card processing fee applies; non-fee payment options are also available. ARRIVAL AND DEPARTURE: Arrival Time is 4PM and Departure 11AM. Contact the office in advance for Early Arrival and Late Departure Options. 2. AUTHORIZED USE, GUESTS AND VEHICLES: The Premises are for the sole use as a personal vacation residence by only the occupants listed on the rental agreement. No other guests, visitors or persons are permitted on the premises unless approved in advance. Undisclosed occupants/guests (including infants), cars and pets are fined at $100 per person/car/pet per day. A maximum of 4 vehicles are allowed on the premises. People Transport vans are not permitted to park overnight in this HOA community 3. CAMERAS: External Front Yard Cameras and Noise Monitors may in place for the security and safety of our guests. ++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++ The following additional rules may also apply at the discretion of the Property Management CONCERT PERIOD INCLUDING COACHELLA, SPLASH HOUSE AND STAGECOACH AND SUMMER PERIODS THE FOLLOWING MAY ALSO APPLY; -Only occupants are allowed on the premises. -Minimum age to rent 28. -Guest agrees that they may be required to submit a Fully Refundable Security Deposit ranging from $ Fifteen to Thirty-five Hundred. Deposits are due 7 days before arrival and returned 7 days after departure. Return guests are eligible for Damage Insurance and do not need to submit a Refundable Deposit. VIOLATION OF ANY TERMS ON THE AGREEMENT OR ADDENDUM SHALL RESULT IN A LEASE DEFAULT. 1) No PERSONS except named OCCUPANTS are allowed on the premises at any time. No day visitors. 2) No outside music or swimming after 10pm. No Noise outside after 10pm. 3) Fully refundable Security Deposit will be returned 7 DAYS after Departure as long as there are no defaults of the rental agreement. 4) Maximum 4 car passes are allowed. No other cars are allowed to park in front of the property. 5) Agree to terminate your stay immediately should any of the rental agreement rules or HOA rules be broken such as noise complaints, additional people on the premises. This is termed Express Eviction. 6) Agree not to turn away the housekeeping staff during their daily cleans. IMPOSED FEES; $150 per occurrence for Mgmt Co callout due to lease default or neighbor complaint. $200 per person per day for unauthorized day guests or additional occupants. $200 per car per day for unauthorized cars. Fees to be deducted from Security Deposit. If fines or fees exceed Security Deposit guest will be required to make payment directly to Mgmt Co. PGA WEST HOA AND CITY OF LA QUINTA VACATION RENTAL REGULATIONS Dear Guest, Failure to adhere to the regulations can result in fines per occurrence. Guest will have the opportunity to attend a hearing before a fine is imposed. The number of guests on Premises shall not exceed two individuals per bedroom, plus 1 additional person. The maximum occupants on your lease agreement take precedence over the above regulations. Vehicles are required to be parked in the garage when empty, and then on the driveway to its fullest capacity. Only after these parking areas are fully utilized will parking be permitted on the streets. Do not park in front of neighbor homes.Occupants and/or guests shall not create unreasonable noise or disturbance at any time during the day or evening, pursuant to the Quiet Enjoyment section of these Rules and Regulations, and the Nuisance provision CC&R's. Outside music after 10:00 PM is strictly prohibited per city ordinance. Trash and refuse shall not be stored within public view Pursuant to Section 10.21 of the CC&R's the tenants have no special right or privilege to enter upon or use the Golf Course Property and that trespassing on golf property is in violation of the City Civil Code #602; DEPARTURE INSTRUCTIONS; Bag all trash and leave in the trash cans. All towels are to be washed and left in the laundry room. Remove garage opener from your car. Turn off A/C, Heating and Pool Heaters and lights. Report any broken or missing items.Return all interior and exterior furnishings and items back to their original place. Return all pool toys and floats to the garage.
