Stylish Hamilton Lakes Studio Facing Park/Trails

Private keyless entry to 2nd floor garage studio apartment in prestigious Hamilton Lakes. Space is one large room with a kitchen w/bar next to living area. Sleeps 4 (2 under 18) with queen bed, a twin and a sofa; 42" TV, SMART bluray, WIFI, NETFLIX, toaster oven, coffee maker, microwave, fridge, full bathroom with walk-in shower; washer/dryer in garage. Three miles of trails start across the street; 5 minute walk to the lake/playground. 3rd & 4th guests (must be under age 18) $20 each/night. The space We are close to everything - seven minutes from downtown, eight minutes from the Coliseum, five to ten minutes to most of Greensboro's colleges, universities and parks, and two minutes from Friendly Center, a prime outdoor shopping area and restaurants. The Stylish Studio is a one-room studio apartment above our detached garage. We have a somewhat steep driveway. The entrance to the Studio is inside the garage. A Mitsubishi split system provides quiet heat and air conditioning. A washer and dryer for your use is in the shared garage space. Our "Stylish Loft" is also available on Airbnb. NO PETS, SERVICE AND/OR ASSISTANCE ANIMALS PERMITTED due to health and safety concerns for both hosts and for guests in both of our listings. NO PHOTO SHOOTS AND/OR FILMING IN THE STYLISH STUDIO OR ANYWHERE ELSE ON OUR PROPERTY Unrestricted street parking is available for our guests in front of our house. We have room for four vehicles on the street between the mailbox and the south edge of our property. Please do NOT park in front of or close to the mailbox (to leave room for mail delivery) and/or north of the driveway (to the right when you face the house). The driveway may be used for loading and unloading only. NOTE: $20 CHARGE per guest for more than two guests - as stated above, we charge an additional $20 per guest per night for a third and fourth guest. In compliance with the City of Greensboro, the third and fourth guests must be under age 18. For example, four guests in a party adds $40 per night to the base rate. This also computes when your search or your reservation lists the accurate number of guests in your party. Please see our House Rules for adherence to Airbnb policy. Guest access The Stylish Studio is exclusively for guests. Guests walk through the shared garage to access the Studio. The door to the Studio is in the back left corner of the garage. The patio seating and dining areas are not available to guests. The fire pit is also not available to guests. Other things to note We live here on the property in our Mid-Century ranch house. The Stylish Studio is on the second level of our detached garage. You'll find extensive walking trails with lakes in the neighborhood. A playground is across the street from the lake; both of are a 5- to 7-minute walk from the house. To reach the trails from the end of the driveway, go left up Lakewood above 50 yards; the trails starts on the right. Follow the trail to the lake.
