We've comfortably furnished and stocked our upstairs unit for wonderful year-round family getaways. Clean & comfortable with freshly installed bed linens, bath & beach towels, beach chairs, BBQ, WIFI & more! Here's what you'll find: LIVING ROOM: - Upholstered sofa set - 2 side chairs - Streaming TV - Open beam ceiling - Ceiling fan - Sliding glass door to front ocean view balcony - (Fireplace is not in working order) KITCHEN/DINING: - Fully stocked with dishes, utensils, cookware, bakeware - Large and small appliances - Dining table w/ seating for 6 - Barstools for 6 at counter - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.) BEDROOMS: Bedroom #1: Queen bed; streaming TV Bedroom #2: Queen bed; streaming TV Bedroom #3: King bed; streaming TV; en suite bathroom EXTRA SLEEPING ARRANGEMENTS: 2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival. LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. BATHROOMS: Hallway Bathroom: Tub/shower combo En Suite Bathroom: Step-in shower OUTDOOR LIVING: - Front balcony with bar counter & seating - Propane gas bbq grill - Ocean view ALSO INCLUDED: - Wifi - Wood look tile flooring - Ceiling fans throughout - Space heaters per room; (there is no central heating) - 4 low-profile beach chairs - Hair dryer - Iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: SPACE HEATERS PER ROOM HAVE BEEN PROVIDED. PARKING: - 1 space provided in shared double garage; suitable for most vehicles (some SUV's). - Garage Measurements: 89" W x 81" H - Available general neighborhood parking can also be utilized (metered and unmetered). LAUNDRY: Shared free facilities located in garage. Guests must provide their own supplies. ALSO: The downstairs 2 bedroom/1 bath unit can also be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information. OFF-SEASON OPTIONS: During the Winter Off-Season, this unit can be rented as a 3, 2, or 1 bedroom unit. Rates vary based on the configuration. (June thru Sept., Spring Break, and Holidays excluded) Restrictions apply. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Check-in Time: 3 p.m. on the Arrival Date Check-out Time: 10 a.m. on the Departure Date Remote check-ins are available to guests who provide the host with a photo of their ID and a selfie prior to their Arrival Day. Beachview Realty reserves the right to require an in-office check-in if a guest is not approved by our remote identity verification process. Our Beachview Realty office is open 7 days a week with 24 hour emergency phone access. Lower West Newport The best strategy is to park the car and not use it until your departure! There are several local transportation options (uber, the downtowner shuttle, taxi and more), but the best is on your own two feet or a bicycle. Bus service is nearby as well. There is plenty of fun to be found in the surf and sand (surfing, body boarding, paddle boarding, sun bathing). Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away. You can rent Beach Cruiser Bicycles from our company and have them delivered to your vacation rental. There is no better way to explore the many beaches, restaurants, bars, and shops than on a bike.
