This 4 bed, 1.5 bath lakefront home is a perfect retreat for families and friends looking to get away from the stresses of life. Located on Lake Koshkonong in Milton, WI. Just south of Madison and north of Janesville. The sunsets from the back deck are stunning. Enjoy a campfire. There is a dock and a public boat launch around the corner. With lots of things to do, places to eat, and entertainment close by. Please click on photos in mobile app for panoramic views. We have beds to sleep 11, additional beds include two futons, a roll away twin bed and a pull out couch, there is also a futon chair that could be used as a bed for a child or shorter adult. We have a big window ac unit upstairs and one downstairs, they do a good job of cooling the entire house. There are also fans in each bedroom to help circulate air but you may want to bring extra fans if the weather is supposed to be hot. Our parking area out front can accommodate up to 5 vehicles, please carpool when possible as additional parking is limited. KITCHEN The kitchen is fully stocked with all your cooking, dining, and baking needs as well as basic baking supplies. Kitchen towels and dishwasher soap are provided. The kitchen includes a dishwasher, garbage disposal, electric stove, microwave, toaster, pizza oven, blender, and coffee pot with coffee. The fridge has water and ice but if you plan to use a lot of ice bring an extra bag, it’s a little slow making cubes. We have a large kitchen table with bench seating that will seat 8 and can be extended to seat 12+. The breakfast bar offers 2 stools to enjoy your morning coffee at or use as additional seating. There is also a table and chairs on the deck for outdoor dining. LIVING ROOM Living room includes a book shelf with books for the kids and lots of games. We do NOT have a TV in the house. Get outside, enjoy the weather, the lake and each other’s company. We believe vacation is meant to be spent reconnecting with family and friends, enjoying the lake, and unplugging from the stresses of life. BATHROOMS There is one full bath on the main level and one half bath upstairs. The full bath has a shower only, no tub. Bathrooms are supplied with hand towels, bath towels, toilet paper, hand soap, and a hair dryer. Please bring your own toiletries and towels to use at the lake. BACKYARD Our deck has a propane grill and a patio table with 6 chairs for you to enjoy your meals outside. You may bring your own charcoal grill if you’d like. We have some lawn chairs but feel free to bring your own for sitting around the fire pit next to the lake. There are life vests available for use in the shed, we have 6 adult and 7 youth sizes, no infants. Firewood is not provided but is available for sale via the neighbor. Please let us know if you would like firewood before your stay and we will have the garden trailer delivered to the house. There are also several places nearby to buy firewood. Please do not bring firewood if you are traveling from a different state or from greater than 10 miles to prevent the spread of unwanted pests. You may bring certified firewood that has been properly heat-treated to kill any infesting pests or diseases. Please visit the WDNR website for more information regarding firewood movement and EAB and Spongy (fka Gypsy) moth. We do have kayaks available to rent for your stay. Please let us know if you are interested in kayaks and we will have them delivered to the backyard. We have 100’ of dock right off the shoreline in the backyard and there is a public boat launch right up the road (does require a daily fee to launch, price depends on residency). Feel free to bring your own boat. There are also pontoon boat and jet ski rentals available nearby: website www.FloatingToy. com. SLEEPING ARRANGEMENTS This house has 4 bedrooms, plus extra sleeping space and can sleep a lot of people. We have updated the mattresses in every room to pillow tops with mattress protectors and all new pillows and sheets. There are large closets with hangers and dressers in every room. The first floor bedroom we call the “Log Room” because it has a very log cabin feel with all log furniture, pine board walls with cabin decor. This bedroom includes a queen bed, ceiling fan and locking door. The full bathroom is located across the hall from this room. The first floor living room has a pullout couch with full bed and the reading nook has a futon for additional sleeping space plus a curtain to give you more privacy. There is also a futon chair that folds down and could be used as a bed for a child or shorter adult. The upstairs has 3 bedrooms, a half bath and a landing with a futon that can double as an additional bed if needed. The largest room, the “King Fish Room”, has a king size bed, fishing decor, room darkening curtains, and a ceiling fan. The second bedroom is our “Cub Room”, which has a trundle bunk bed (twin on top, full in the middle) plus a full pull out bed underneath and a roll away twin bed. The third upstairs room has a view of the water and a log frame queen size bed. You are more than welcome to bring air mattress or sleeping bags or even tents to accommodate more sleeping if needed. Please keep in mind that although this house can sleep large groups of people, you are limited to one shower. Guests have access to the entire house, yard and shed, the garage is closed to guests but we, as the home owners, may access the garage or shed during your stay. We also have our personal boat on a lift at the end of the dock. You may see us or our friends using this boat during your stay. We love being out on the water enjoying the sun in the summer. We live right around the corner in the same neighborhood. If you need anything, give us a shout, we’d be happy to help out with anything you need. Charley Bluff is a small community consisting of a public boat launch, two bars within walking distance (JR’s Pub and The Overflow) and the Buckhorn Supper Club. Additional restaurants and shopping can be found either in Newville or Milton and for anything else you need the city of Janesville is only 15 minutes away. There is also a play ground for the kids at the end of the road. Lake Koshkonong is over 10,000 acres and spans three counties: Rock, Jefferson and Dane. The max depth is 7 feet with low water clarity and sand/gravel/mud bottom. Right off our shore line is sandy bottom with a rock shoreline. You can usually walk out 100 yards depending on the water level. We have a 96ft pier and the boat launch is just down the road. Musky, Panfish, Largemouth Bass, Smallmouth Bass, Northern Pike, Walleye and Catfish are found in this lake. The lake is used mostly for recreational boating. There are two public beaches and 14 bars/pubs located around the lake. Lots of great places to eat, fun, live music, golf and entertainment; all very close by. The shoreline is rock making access to the water limited to the dock. The water at the end of our 96ft dock is only about 3 feet deep with a sandy bottom. Perfect for everyone to hang out! There may be a few clam shells or rocks from time to time, which can be sharp on your feet. Please remember, we do not control the weather (wish we could!), the lake water levels will raise and fall throughout the spring/summer/fall. Feel free to contact us before your visit to inquire about lake levels. Or visit water.weather (dot) gov and use the map to search for current water levels. If booking around mid-September or early October, be aware that waterfowl hunting season begins then and you will most likely hear shooting at early hours in the mornings and later in the evenings.
