Awesome updated apartment in Old Portland home. Great amenities! 24 hr keyless, private entry. Completely separate apartment. 10+ years as a LEGAL Airbnb, legit Permit (many aren't); and Super Hosts. Quiet, shaded courtyard sitting area. Quiet apt. No kids, pets, or smokers live here. Fast WIFI, full kitchen, HDTV, Roku, W/D. AC. Laminate, tile floors. Unusual perks: Well-lit, level, easy street parking. Quiet street. 15-20' to PDX 24/7. Walkable to SE Portland's best food, pubs, shops, etc. The space Welcome. Our lovely Airbnb apartment is separate from our home; the most impressive basement studio apt ever according to many of our well-traveled guests and repeat guests. And the price is extremely reasonable for any rental apt you'll find, most of them lacking compared to our overall offering. We're ranked in Top 100 in Portland (Top 3%) for our price range, by a leading AirBnb ranking website. We carefully remodeled the space with the intention of hosting family, friends, and guests in a private, clean, safe, quiet, convenient, fragrance and smoke and pet odor-free, high-quality, and well-priced setting, and maybe one day living there ourselves. As per the law, this is our one and only Airbnb (no other, or VRBO, etc.); and we do live here full time. We have owned and lived in this home since 2013. We are located in the heart of iconic inner SE Portland; 5 minutes flat walk off SE Division Street: Portland's "Restaurant Row" with L'Echelle (2025 Portland Restaurant of the Year), Ava Gene's (2013 ROTY), Cibo's, Lauretta Jean's, Salt 'n' Straw Ice Cream, Blue Star Donuts, Little Beast Brewing, the original Stumptown Coffee shop, and much more coffe/tea/cafes and bars/food, and unique shops. Over 3 miles distant from the Willamette River and edge of downtown Portland, and its associated homelessness and issues. We've earned "Super Host" Status every period since we started offering our newly built-out basement apartment in August 2014. And shortly after, we became one of the first 5% of legally inspected and permitted short-term rentals! Please support legally permitted rentals, that display a legit, current City of Portland STR (Short Term Rental) Certificate. Illegal short-term rentals and their operators are a big problem, give short-term rentals a bad name, and have led to restrictions (30 days min stay, etc) or outright bans. Our Permit: *14-248155-000-00-HO. The first 2 digits indicate the year the permit was originally granted. Must be renewed every 2 years here in Portland. Note, we do not allow smoking or vaping inside or on our property. Out on the neighborhood sidewalk or beyond, is fine. No animals either, not yours or ours. We don't smoke, vape, or have any animals; we are allergic, as are many of our regular guests and family. We promise an apt FREE from any pet or smoking odors; or fragrances on the sheets or linens. Clean and fresh! Sorry, there are many other rentals allowing indoor smoking and pets that you can choose instead of here; but we only have this one house to live in upstairs. And no parties or events. Sure, your nearby family and friends can come by and visit and hang out. Just let us know you'll have some around. We'll see them on our outdoor cameras! We DO NOT have any cameras or microphones inside the apt; or outside that can see or hear into the apt. We respect your privacy. We won't ever enter either, unless you invite us in for some reason. Also, our apartment is not childproof, and we don't recommend guests with babies or small children stay here. Also, since there are 7 steps from the foyer down into the basement apartment, we don't recommend this place to anyone with difficulties with stairs, or elderly enough that risk of a fall is an unnecessary risk. My dad does not use the apartment, for instance, even though he does climb/descend stairs occasionally elsewhere, where unavoidable. The stairs are standard legal specification height and width stairs with handrail, and handholds on the opposite side, and are carpeted. See the picture.The remainder of the apartment is either ceramic tile (entrance, kitchen and bathroom) or laminate flooring. Our home has a 91 Walk Score, and 87 Bike Score. And, a 53? huh? Public Transit Score - even though, BOTH the North/South and the East/West Bus routes stops are less than 5' walk away. And the FX2-Division Street rapid bus stop, less than 10', runs every 12'. The nearest MAX train station (Hollywood Transit Center) is about 2 mlies away due North. We sometimes take the train, and use Uber or Lyft to/from our house to the TC. Uber and Lyft are usually < 10' away, 24 hours a day. We DO recommend scheduling rides to the airport in advance on the ride apps for rides before 9am - do not tempt Murphy's Law. The PDX airport is usually $25-$40 to or from our house, and about 13-17 minutes' ride usually, whichever of the several routes taken, regardless of time of day. We use both Uber and Lyft; sometimes the price difference is > $10, and the waiting time difference can be significant too. We tried to think of every amenity and explanatory sign or note that a traveler might need. And after over 10 years' time and hundreds of helpful guest suggestions, we have? We both work full-time 2 floors above the apt in our home offices. We often step out, and travel occasionally, but are usually quickly available by text/phone in case you run into any questions, or needs that we did not anticipate, or some urgent need arises. The apartment is a fully functioning studio apartment with its own water heater, its own heating system, its own electrical panel, and nicely appointed kitchen with full-sized stove/oven, microwave, refrigerator, and washer and dryer. It has a fast cold AC for hotter days during summer months (hardly needed - most of the time - but we get asked...), and 3 separate electric wall heat units with thermostats. There's a 50 inch LG HDTV with Vizio sound bar, and fast 100+ Mbps Wi-Fi. The HDTV is set up on Roku: offering some free channels, and apps for your personal video subscriptions; log into your own HBO, HULU, Netflix, etc account. There is a Serta Queen pillow top bed (which garners good mention in our reviews), and a queen futon couch/bed (also well regarded; it is not a typical, husk-filled, hard futon mattress, instead it has an unusual fill and is softer). High-end office chair, table, strong & consistent fiber internet. Quiet indoors and patio outdoors areas make for a great "work from home" getaway, or simply peace and quiet. Being environmentally responsible is important to us. A Brita carafe with chilled filtered water is provided for your use. Recycling is provided with organized and labeled bins. So is composting. The home and Airbnb apartment electricity is through a program via PGE called Green Future Choice. The yards are pesticide-free, full of native plants, and Portland Audobon Bird and Bee Habitat certified. We don't use fragrance laundry detergent or dryer sheets or air fresheners! Clean air and linens here. We do occupy the main house upstairs full-time. Basically, we live 2 floors above the apt, but are usually in our offices and bedrooms and bathroom on the top floor, unless we step out or one or both of us takes a trip of our own. We do spend time in our kitchen, which is above the apt kitchen and on the opposite end of the main studio apartment room and sleeping area. We almost always use our back door over a crawl space area, that are not over the apt, and rarely use our front door over the Apt. The 2014 updated apt has extensive insulation installed in the ceiling. We are usually pretty quiet and rarely have guests over. We don't have a home theater or subwoofer sound system, or noisy cars or any motorcycle, construction projects, etc. How about our neighborhood? While only a few minutes' walk to national award-winning restaurants, food, and shops, our street is quiet and tree-lined with ample parking right out front. Unlike many street areas, ours is well-lit, with one city street light on each side of the street. Ours is a super popular urban neighborhood, so Uber and Lyft are always few minutes' ride away, 24 hours. Our neighborhood is one of Portland's top nationally ranked and recognized travel destinations - and a classic Portland neighborhood. The Richmond neighborhood was named as one of the 24 best neighborhoods in the West in January 2014 by Sunset Magazine, and is part of Portland's famous "South East Portland" area east of the Willamette River, and Downtown. In the June 26, 2014 edition of USA Today, Richmond was named one of the Top 10 in the entire USA. We are about 3 miles due east of the WIllamette River, which is the edge of downtown. Downtown Portland is slowly recovering from the onset of the covid and work from home, not the downtown office, era, that began in early 2020. We are comfortably distant from the associated homeless and drug dealing issues there. So, enjoy walking our tree-lined streets of vintage funky near 100-year-old homes and yards to retail shopping, cafes, pubs, beer, wine and spirit tasting rooms, coffee shops/cafes (including the original Stumptown Coffee, Bookstores (including Powell's on Hawthorne), second-hand stores (Village Merchants, Buffalo Exchange, Artifact), yoga, massage, food carts (Matt's BBQ - one of Bon Appetite's USA Top 50), the Baghdad restored classic Movie/Beer Theater and Pub, and: Portland's best, internationally rated restaurant area "Restaurant Row" (SE Division Street: 2013 Top 10 USA Foodie Street - "Food and Wine" magazine; well over 100 places to eat between 15th and 60th; nationally ranked Ava Gene's, Lauretta Jeans, Salt 'n' Straw Ice Cream, etc.). About a 15 minute's flat walk south and west is John's Marketplace, Oregon's LARGEST Beer store (3500+) and indoor/Outdoor Tap Room and Covered Food Cart pod (Holy Trinity BBQ, JoJos, etc.). And, we're about the same walk time directly north, again through lovely 100+ year old flat, tree-covered, safe neighborhood streets past historic unique Craftsman and other homes, to the huge, funky SE Hawthorne Blvd shops/food/drinks area. See nationally noted Powell's Bookstore, McMenamins historic Bagdad Theater and pub, Gigantic Brewing pub, Apizza Scholl's, Sapphire Hotel/bar, multiple coffee shops/cafes, and tons of unique shops. Two blocks north of our home is SE Clinton, one of Portland's most iconic and well-used bike centric and pedestrian streets. Clinton runs east towards Mt Tabor Park (30' walk), and west towards Tillikum Crossing pedestrian bridge over the Willamette River and into the South Waterfront end of downtown Portland, its newest, upscale, and safest development area. SE Clinton near us features many fine restaurants like Yama Sushi, Brorder Cafe, Magna Kusina, Jacqueline, Dot's Cafe, and 50 Licks. This retail area starts 14 blocks from our house. Go north 2 blocks from our house to safely cross over SE Cesar Chavez (ex-SE 39th) and walk on SE Clinton. About 10 -15 minute drive west is the Willamette River, the new South Waterfront area of downtown Portland, and the famous Portland bridges into downtown Portland. New (June 7, 2017) Natural Grocers chain store, 5; walk away! Across from NG is a huge 24 hour Safeway. New Seasons, Trader Joe's, Fred Meyers, and new 24 hour 7-11 /Gas station also very close by. OUR GOALS: When we aren't hosting family and friends in our popular location, our GOALS are: to meet or exceed expectations of quality, safety, cleanliness, convenience, privacy, quiet, comfort, and value for your dollar, with fully self contained full time apartment furnishings and amenities, with reasonable support and easy contact from us, the full time Portland, owner/occupants of this house. We also work to minimize the impact of our activities and guests on our wonderful neighbors, and ask that if you visit, you do the same. Area parks: * Nearby city best parks: Mt Tabor Park; and Laurelhurst Park. Spectacular and loud year around 600 foot tall Multnomah Falls, and Angel's Rest Hike, are only about 30 minutes drive away to the East towards Mt Hood and the Columbia River Gorge. Things to Note: * TOTAL NUMBER OF GUESTS, AGE: guests and pricing: Rates are stated elsewhere, but note we count all guests over age 5 towards the total number of guests for pricing, and whether or not we will consider a guest requests. Our apartment is NOT childproof, so no young children under 5 please. And please do be clear in your request, ALL WHO will be staying in addition to yourself, and identify them as, children, teenagers, wife, relative, our of town friend, a local friend, first time travel buddy, etc. *If you are not able to provide an indentifiable photo of yourself in your profile (that we see only AFTER you are booked....we don't care what you look like in consideration of booking), then it isn't clear to us who exactly is coming and we may Decline and move on immediately. We don't want to have to wait around to meet you; and then check your ID, and do a background check. Some folks try to book for someone else whose identity is not Airbnb verified, and we won't take that risk and liability on a concealed identity guest. Please don't try or ask. Life is short! If you are staying for several days and a person or maybe 2, will only stay a day or two, no biggie, just request your base total number of people and we can make you a small adjustment later - but do let please us know specific info (how many others, who they are, how long). We politely request that all visitors are known to you and are specified to us: please do not invite "just met" persons to the apartment. * NO basement or mold or old house odor in our basement...not when we bought this house in 2013, nor since. * SAFETY - we have 2 regular full size door entrance/exits! No worry of a thought of trying to crawl up through and out of one of those "emergency exit" windows! *We're ranked in Top 100 in Portland (Top 3%) for our price range, by a leading AirBnb ranking website. Unlike almost 80% of the AirBnbs in Portland until 2020, ours was in 2014 legally inspected and permitted by the City; and has been since the start. We were among the first 5% of all Portland AirBnbs to file and pay for the City's legally required ASTR (Accessory Short Term Rental) Permit, out of thousands in operation, and had a legal inspection and permit granted. The full permit number, if a rental is legal and has one, is posted by AirBnb under the 3rd section below this one, "Other Things to Note." Our permit number is posted in the apartment. *We do have cameras outdoors covering the front, back and sides of this property, and signs announcing the use of security cameras and devices. There are no recording/viewing or listening devices indoors of the apt or the adjacent Utility Room that you can access yourself, to store excess luggage, etc. We take exterior security, and interior privacy; seriously. DOWNSIDES - WHY NOT TO RENT THIS SPACE? First...no smoking or vaping inside or out. In legal public places only - like the city sidewalk out front. And no pets or comfort animals. We are allergic, we do not have any, and you will be cancelled. We have ONE house. You have thousands of Airbnb and hotel choices in Portland. (1) You want to haggle over price. As mentioned before, please, no. We rent out almost all days we open on our calendar for guests with zero haggling. (2) You want to bring a wonderful pet or comfort animal. Sorry, No, we do not have one either. We are allergic. No go. (3) You want to have visitors coming and going all night long. Nope. (4) You want to stay over 28 days. Sorry, no, over 30 days is not legal under Portland's Short Term Rental program. (5) You want to rent for some mystery guest ("my friend/brother/cousin etc.") who for some reason, does not have their own AirBnb account, maybe no ID, maybe.....? Nope. Only verified persons with Airbnb are allowed to rent. * We don't discriminate on anyone with acceptable decent behavior and good references: all quiet, honest, polite, respectful and Airbnb verified folks welcome, as they are in most of Portland. We hope you are healthy and happy, and we do want to be able to recognize you, since we don't usually, or want to, stop guests and check their IDs, and we do live here! You see our picture first here already, please let us see yours too. Airbnb requires your legible photo of yourself on your profile, if you cannot provide it, we retain the right to deny your reservation. Whew. We hope that this is more than enough. Few probably read down this far?! Guest access Guests enjoy the entire, private apartment with its own keyless entry, and the outdoor courtyard and sitting area, overlooking a classic, quiet, shaded Portland back yard of huge evergreens, birch, mature maple trees and native foilage. Easy street parking out front with 2 city street lights. Note that check out time is 11am, and our cleaner is good; and reasonable cost; but not able to wait around to start. If you wish to drop off or store your non-valuable luggage prior to check in, or after check out, please ask for an arrangement. We also have a short and simple list of a couple of check-out chores for you to do for us so that we can keep our cleaning fees to a minimum. They are listed on the laminated sheet on the coffee table. Thank you. Other things to note We do not rent to minors. We do not allow anyone to make a reservation for someone else, no exceptions. Please don't ask. The answer is always no. Always. And trying to get away with a switch won't work. We live here full-time. We'll figure it out and you'll be evicted. We are transparent and honest, please also be yourself. Being environmentally responsible is important to us. Filtered water is provided for your use. There is an are two air purifiers. Recycling is provided with organized and labeled bins. The home and airbnb apartment receive electric energy through a program offered in Portland via PGE called Clean Wind Energy. NO SMOKING, NO VAPING allowed inside the Airbnb; or in the back yard. Only in the city public areas where allowed (like, the city sidewalks in front of our house, etc). NO PETS or Comfort animals. We love animals and have had pets of our own...in the past. We have developed allergies, and are not going to move out of our one and only house so a guest can bring their pet or Comfort animal...you have THOUSANDS of Airbnb choices in Portland. And even more VRBO, hotels, etc. Please be SPARING if you prefer a lot of heavy cologne/perfume.... We DON'T use fragrance cleaning products. Because we DON'T allow smoking, animals, odors, etc. So, if you are sensitive to smoking stench, strong vaping flavors smoke, animal urine and smells and hair, pet dander, and strong cleaning chemicals - THIS IS A GREAT rental for you! Many of our guests tell is they CHOSE our place, because of lack of odor sources. This apartment is not suitable for very small children or babies; or for extreme elderly, or anyone who should not be dealing with stairs. There are 7 standard legal code size and height and width carpeted stairs with railings leading into the apartment. The emergency exit door is served by 7 legal code concrete stairs and hand rail. We were among the first 5% of all Portland AirBnbs that were legally inspected and permitted when we paid for the City's then new, legally required ASTR (Accessory Short Term Rental) Permit in Dec. 2014, and were inspected for safety; Exits (2 doors! here Not a crawl thru window); etc. We pay our Renewal every 2 years and have posted on the wall in the apt as required, a copy of the current 2 year permit. Actively registered with the City and Multnomah County as a business and file our taxes with them as required (in addition to filing with Oregon and Federal government). And duly notified by the required form, SEUL, and Richmond Neighborhood Associations, and our all abutting neighbors. Please use LEGAL airbnbs! We are Airbnb "Superhosts" for 42 consecutive quarters since we started in Aug 2013. Not perfect, but we try to be, have gotten better over the years thanks to kind feedback, and appreciate your private feedback. We have outdoor cameras and clearly posted signs. There are NO video or sound recording or viewing or listening devices inside the apartment, or anywhere that can view or hear inside the apartment. We trust our guests and respect their privacy. We never enter the apt while rented, unless invited in. We have yet to see any intruders on our property since Aug 2013 when we moved in. Portland is a big city and definitely has intruders. We just don't see them on our street or property. Do not leave any valuables visible in your car, here or anywhere, esp. the more retail areas, downtown, parks, etc. Take your purse, wallet, etc with you or leave at the Airbnb.
