In rural Frederick County stay in a charming farm house with an incredible sunset view over the mountains. Lots to do in nearby Historic Gettysburg, PA and Frederick, MD. Bedrooms are on the 2nd and 3rd floor with updated guest bath and sitting room on 3rd floor. The second floor room is pet friendly (fees apply.) Pets must be up to date with vaccines -limit 2 under 25bs or 1 if larger. Great place to relax and unwind. The space The 2nd floor room will be the designated room if booking 1-3 individual guests as well as if booking with a pet. Please be sure to check the box indicating “pet” when booking. Pet fees apply. Maximum two small pets or one med to large, please. See additional fees for pets. Pets must be secured at all times. Leashes required when walking dogs in the yard. Dogs may be left in the bedroom for a short amount of time while guests are in the house but must be crated when guest is not present. Cats must remain in the room but do not need to be crated. Guest pets may not roam the house freely, in order to keep all fur babies safe. The primary room (sleeps three individuals) has a walk/ step up bunk bed and a single captains bed. The bunk room is suitable for up to three guests. It has one single bed and a bunk bed set. The bunk has a stairs to access the upper bunk and a high ceiling allowing plenty of headroom. Unless otherwise requested this room will be prepared when booking for one, two or three guests. >>>>>>>>>>>>>>>>>>>> If you are booking 4-5 guests a second room is included. Extra guest fees apply. The second room varies based guests’ needs. Third floor rooms are NOT suited for pets. Guest pets must use second floor room. Additional rooms can be viewed through my other listings. Single- one room, single bed, one guest Single 2- one room, 2 single beds, one or two guests. Double- one room, one double bed, one guest or a couple. Room H2 (pictured) has a three quarter bed is available for a couple. This room will be used as the second room if one of the 3rd floor rooms is not available on the scheduled date. This booking includes option of one or two non smoking guest rooms. The primary room with bunk beds is located on the second floor of an old farmhouse. Only the second floor rooms are pet friendly. The prices are based on one person, extra guest and pet fees apply. Up to five guests or four guests and one pet. The second room is furnished with a 3 quarter bed which is slightly smaller than a full bed perfect for snuggling close or a third floor room with a double or two singles may be assigned. If you wish to have access to two rooms please book for five guests regardless of the number in your group. The rate is based on one room and one guest. You may choose the room that suits your needs. Ie group of friends vs a couple. For for your safety groups of 4 or 5 two rooms will be prepared for guests. Second floor rooms have baseboard heat and a space heater if needed. In the summer there is a window a/c unit. Third floor rooms have central heat and a/c. Guests have access to the second floor lavatory in the evenings, shared with the host. Guest shower is located on the third floor as well as a guest lavatory. There is a sitting room available to guest on the 3rd floor with central air and heat. Third floor rooms may not have pets. If the third floor living room is reserved for a private group the first floor living room will be available for guest. This is my go to spot in the evening feel free to join me, Cookie and Cleo -watch for dog toys, dog beds and furniture covers amongst the fur babies. The first floor living room is a busy place. We play hard. There are multiple pets in the home. Cleo the cat is strictly an indoor cat. She may try to rush you at the door. Please do not let her out. If by chance she gets out please notify me immediatly if she does not return. She will be ok for a bit. There are several indoor/outdoor cats. They come and go when they feel like it. They are quick and don’t hesitate to come in or dart out. Please watch your step. Cleo is more cautious or sneaky- you should see her coming if she is thinking about an escape. Please use extreme caution when coming in and out of the driveway the cats may be hiding under cars or playing in the driveway chasing bugs. I also foster dogs and will update any guests when dogs may be present. Cookie is officially a furry family member and will be present daily. All dogs are contained to a designated area when I am not home. They are not allowed on the 3rd floor. The Bunk bed room on the second floor is pet friendly. If you are interested in traveling with your pet please contact me prior to requesting to book. I do have restrictions due to the unknown components when I have a foster present. If we determine the needs of your pet and their safety can be met, we can move forward with booking. There are baby gates or doors to keep animals in designated areas. Please, help me respect guests who may not want to interact with the animals by not allowing any pets in 3rd floor rooms and keeping gates closed. Guest access The home has three floors. The third floor is the designated guest area, with two guest bedrooms. The first floor- kitchen and dining areas are also available for guests use as well as the porch and outdoor sitting area. There are two additional guest rooms on the 2nd floor. Home Away From Home 2. There are four rooms on the second floor. Two rooms are not set up for guests. I ask that guests respect my privacy by not entering these rooms. The third floor has the guest living room. There is a family living room on the first floor. This is where my pets and I wind down for the evening. There is direct tv in the guest living room. There is space available in the fridge if needed. When there are dogs being fostered access to the pantry area is closed off. Please only exit this way in the event of an emergency. Please, no food or drinks on the upper levels. Plain water (non flavored or sweetened) is ok. Do not place liquids on wood furniture. The house is located on a large farming property, which is farmed for hay, corn, soy, barley and wheat. The farm buildings and fields are restricted spaces and are not for guest use. Please, feel free to enjoy the spectacular views from the porch or the yard. Sunrises, sunsets and the night sky are just beautiful! During your stay I work a varied schedule. I will be in and out during the day. Most evenings, I will be home. If you have any questions I will do my best to answer. I look forward to meeting new people and potentially making lasting connections for frequent travelers. I truly enjoy learning about people and their adventures but if you prefer your privacy, I will respect that as well. My room is below the guests' space, please keep noise to a minimum after 11:00pm Other things to note This is a NON SMOKING/NON VAPING home. If you are booking and traveling with smokers please inform them there is no smoking or vaping in the house. Guests may VAPE outside but there is NO SMOKING ON THE PROPERTY. If you are Vaping please be considerate and do not vape near open windows. The vape aromas will infiltrate the house through any open windows. I am very sensitive to certain smells and develop sinus irritation very quickly. Thank you in advance for respecting this requirement. Please respect my privacy and do not enter the remaining second floor rooms. CABLE: At the moment I do not have cable/ satellite connected guest rooms single 2, double and Home away 2. If you need to check the news or weather reports, the first floor living room has Direct TV. Feel free if I am not working from home to watch TV in there. The TV's in the guests area are set up to watch DVDS. I also have a huge collection of traditional games- non electronic. Feel free to set up a game on a card table or in the dining room. Games are in the 1st floor family room in the cabinets as well as in the third floor living room and second floor guest room. If you are booking HOME AWAY FROM HOME - Single there is basic Direct TV available. SHOWER 3rd FLOOR: To turn on the shower turn the water to full cold. Lift the diverter and pivot. Once the shower has engaged set desired temperature. Turn lever at the top of the shower for hand held or shower head only. A/C or Heat: When using A/C, please close windows and doors to stairs and the hall. Each room has their own temperature control. Second floor has individual window units. When using heat, please close window. Doors to the stairs may be left open. If using a space heater on the 1st or 2nd floor please close doors to the hall. **Turn off ALL space heaters when leaving the house no matter the duration you will be gone.** **Turn off all central air and heat units (3rd floor) when leaving for more than an hour. ** CIELING FAN and Window Fans: Guest living room- There is a pull chain to turn off the light and adjust the fan speed. If you leave please turn off light; you may leave the fan on the low setting if needed. (AT THE MOMEN THE FAN HAS ONE SETTING THE CHAIN IS BROKEN) Guest bedroom second floor- This fan is operated by remote. Light switch must be on in order for it to engage. Use the remote to adjust light and/ or fan to off and on. Kitchen-There is a pull chain to turn off the light and adjust the fan speed. If you leave please turn off light; you may leave the fan on the low setting if needed. Window fans- Please, turn off all window fans and close the windows when leaving for the day. WASHER/ DRYER: If needed the washer and dryer are located in the half bath on the first floor. To operate washer- place your clothing inside, push start, choose your settings, add HE detergent only (on the left), push start again. To operate dryer- place your clothing inside, push start, choose your setting, push start again. BATHROOMS/ GUEST SHOWER: The shower for guests is located on the third floor. I ask that all guest use this shower. (Exceptions may apply when third floor is booked long term or as a suite for a private group). Please hang any wet towels or other items on hooks provided, do not hang over wood doors, furniture or drop on the floors. Guest are welcome to use the half bath on the first floor as needed. Guest staying on the second floor may also use the lavatory on the second floor. It is not necessary to trek up to the third floor in the middle of the day or night. I do not mind sharing but the shower plumbing on the second floor is a bit older and sometimes temperamental. I try not to over work it.
