1st floor of home with access to front and back yards, parking in driveway. Vacation destination near mountains and lakes-Lake Memphrémagog, Mt. Orford National Park, Gorges de Coaticook, Bromont, many cycling, hiking, VTT , mountain and fat biking trails, downhill+cross-country skiing, golf. Short distance to Montreal, Quebec City, Ottawa, Vermont, New Hampshire, Maine. The space Private locked ground floor for guests. Guests may use front and back yards, porches. Personal use by owners of locked basement accessed by common locked back door. Owners, spouse or authorized persons need access to basement ,backyard(sun, shade), front lawn(sun).,driveway. Picnic table available in back yard. No smoking. No vaping. No electronic cigarettes. No cannabis. No pets due to allergies. No parties or events. No unregistered overnight guests. Free parking in driveway for at least one vehicle if our RV is parked there. Parking is free on the street but not possible overnight from about November to April. Maintenance of grounds and building done by owners or hired help so we will be around as needed. Guest access Locked ground floor reserved for guests. Basement and outdoor sheds used as storage space by owners. Owners and maintenance personnel need access to basement, front and back yards, driveway. Partly shaded backyard, free parking in driveway. Less than 5 minutes away by car are biking and walking paths,beaches, entertainment, laundromat ,shopping ,entertainment , grocery stores, many restaurants, free tennis courts, hospital , hairdressers and more. Downhill and cross-country skiing centers, snowshoeing ; mountain , regular and fat-biking trails; snowmobile and 4x4 circuits are all possible within about a 20 km radius. Normally neighbours are very quiet so please be respectful of them. Other things to note Our neighbors are quiet and respectful so we do not want to disturb or upset them. We count on your kind and respectful cooperation. Minimum reservation is 32 consecutive days so you can consider reserving for a whole season. House keeps cooler in warmer weather if keep front window blinds almost closed, windows closed , front , back and kitchen entrance doors closed except to get in or out as the house is well-insulated. Ceiling fans help air circulation.
