Loft-Style Condo in Trendy Newport Welcome to your stylish, one-of-a-kind urban escape in Newport’s lively South Broadway district. Located in a former telephone company building built in 1910 and thoughtfully converted into two luxury residences, this spacious ground-level 1BR/1.5BA loft blends historic character with modern comfort. Exposed brick, soaring ceilings, and an open layout create a dramatic space rarely found in Newport. After a day exploring the harbor and historic mansions, return home to relax with billiards, shuffleboard, or foosball in your private loft-style retreat. The loft is intentionally designed as a quiet, sophisticated Newport getaway for two registered adult guests. Just steps to restaurants, shops & nightlife • 3-night minimum stay (June–Oct & holiday/event weekends) ⸻ 📍 Location Perks Located in the heart of Newport’s vibrant South Broadway (SoBo) district, you’ll be steps from some of the city’s best restaurants, cafés, bars, an independent movie theater, and a comedy club. A short 7-minute walk brings you to: • The Newport Wharf • Thames Street shopping & dining • Bellevue Avenue and the famous mansions One of Newport’s few locations where once you’ve parked your car you can walk almost everywhere. Guest access 🔑 Access & Occupancy Notes • The owner will provide a key for entry. • Maximum occupancy is strictly 2 guests—unless you’ve also rented the upstairs unit. • The basement is off limits to all guests. ⸻ 📹 Camera Disclaimer For everyone’s safety, exterior security cameras are in place at all entrances and one in the basement (off-limits area). These cameras record 24/7. ⚠️ Tampering with or covering any camera is considered vandalism and will result in immediate cancellation of your stay, removal from the property, and no refund. There are no cameras inside the apartment—because yes, that would be creepy. ⸻ 🔥 Kitchen Note Only the large oven is operational at this time. The smaller one is not in service. Owner’s Right of Entry for Internet Service Issues If the internet service goes out during your stay, the Owner may need to enter the rental unit to restore connectivity. Whenever possible, you will be notified in advance, and entry will be brief and limited to resolving the issue. The goal is always to minimize any inconvenience and to ensure your stay remains comfortable. Other things to note 🏛 Historic Property Notes This loft is located in a beautifully restored 1910 building. While the space has been thoughtfully updated for comfort, historic buildings naturally retain some of their original character. You may occasionally notice things typical of older properties such as normal sound transfer between floors, minor settling sounds, or other quirks common to historic structures. Many guests find this part of the charm of staying in a historic Newport building. ⸻ 👥 Occupancy This condo is reserved exclusively for two registered guests. No additional visitors, drop-ins, or animals are permitted. To help ensure a smooth stay, we require a cell phone number for each registered guest shortly after booking. ⸻ 🚗 Parking • On-street parking only • One guest parking pass is provided May–October for use in the immediate neighborhood • The pass must be returned at checkout • Lost or unreturned passes will incur a $200 replacement fee ⸻ 🔍 Honesty & Expectations We have made every effort to describe the space accurately and appreciate the same transparency from guests—particularly regarding who will be staying and the intended use of the unit. Clear communication helps ensure a respectful and enjoyable experience for everyone. ⸻ 📹 Security & Monitoring Exterior security cameras record 24/7 at all outside entrances and in the basement (which is off-limits to guests). There are no cameras inside the condo. Tampering with, disabling, or covering any security camera is considered a serious violation of house rules and property protection measures and may result in immediate cancellation of the reservation and removal from the property, in accordance with Airbnb policy, with refunds forfeited where permitted. ⸻ 📡 Service Disruptions & Internet Use While we do our best to maintain all amenities, we are not responsible for interruptions caused by third-party providers (such as power, cable, or internet outages). These events are outside our control and do not qualify for refunds. WiFi is provided as a courtesy. Illegal downloading or streaming activity is strictly prohibited and may result in cancellation of the reservation and removal from the property, in accordance with Airbnb policy. ⸻ ✅ Agreement & Terms By confirming your reservation and checking in, you acknowledge and agree to the house rules and terms outlined above.
