With multiple indoor/outdoor areas on each level, this is an ideal property for larger groups that need ample space to spread out and relax. The abode also works well as a location to collaborate, comfortably mixing business & pleasure. The living room's glass wall opens to the front porch and captures Mt Sanitas views, while the Kitchen opens to a large outdoor dining deck in the rear that overlooks town. You'll enjoy open flow, tons of light & lovely views from Living, Kitchen, Dining & Office. BEDROOM LAYOUT: There are 4 bedrooms. All beds are outfitted with quality pillows, sheets & bedding. The Primary Suite, located on the main level, has a new comfy King mattress. The spa-like primary bath shares a dual-sided fireplace with the bedroom. A small loft above leads to the turfed RoofTop Lounge with sweeping views of Mt Sanitas. French doors open to an outdoor seating area overlooking the back yard. A large flat screen TV with cable and streaming is concealed within the wall. On the lower level, each of the bedrooms has a new comfy queen mattress. Bedrooms 2 & 3 are across the hall from each other. They share a full bathroom which is located in hall (not a jack-n-jill bath; the bathroom is access from hallway). A separate TV Lounge is attached to bedroom 2, offering a 55" flat screen TV w cable & streaming. The couch in TV Lounge readily converts into 2 small/twin beds (backs are removable). Glass doors open to the private back yard. The 4th bedroom is a spacious InLaw Suite. This suite is a bit more removed & private. There is a small seating area with TV, a wet bar, a small table/desk & a private en suite bathroom. LOCATION: On the preferred West/Mountain side of downtown, the Newlands neighborhood is highly sought after because it offers the best of Boulder: you'll be nestled against the mountains and just a few blocks to downtown. Take advantage of hiking Mt Sanitas, just 4 blocks from your front door. The Flatiron views from North Boulder Park are stunning -- great picnic spot & wonderful kids playground. The Neighborhood retail district "Ideal Market" is only 8 blocks away, offering local restaurants, WholeFoods, wine shop, coffee/tea shops, ice cream & bakery ... Pretty much everything you may want is conveniently right around the corner. EXTRA DETAILS: -- Two gas fireplaces, one in the living room plus a two-sided fireplace in master bedroom/bathroom. -- Two offices -- the one above master is best for quiet conference calls. It opens to the RoofDeck. Main office is just off the living area. It offers great light & excellent views of the mountains. -- Radiant heat in floor is very efficient & cozy in the winter. -- During summer, the evaporative cooler offers an eco-sensitive alternative to traditional AC (Please ask if you have questions!) -- Pro 6 burner gas stove with Double Ovens in the Kitchen. -- TV lounge downstairs and a concealed TV in the Master Bedroom. Both are 55" HDTVs with cable, streaming, etc. Also a flatscreen TV in the InLaw Suite. -- Sonos Wireless Speakers: Stream your own music from your phone. -- If you're into design, you should be happy here. The abode's clean modern aesthetic is softened with an earthy, organic influence. Definitely not your standard build, there's a rawness & simplicity to the space. An eclectic mix vintage & modern furnishings and a playful art collection complete the peaceful vibe. Guest access Guests have access to the entire house and all associated outdoor areas and amenities. There's a robust wifi system & Sonos Speakers. Guest parking is on the street directly in front of house... there is no covered or off-street parking. Laundry is also available for guest use. Other things to note Important: We have a separate rental contract that is required by our liability insurance. Upon accepting a reservation, guests have *48 hours* to review and return contract with signature (via docusign) -- OR to cancel with full refund. You will be asked to confirm this before your reservation is accepted. We are licensed to operate Short Term Rentals. Legal occupancy is a family plus 2 unrelated people or 3 unrelated people. If this is confusing, we get it... just inquire and we can explain. We are strict about noise or behavior (especially on outside decks) that negatively impacts our neighbors. We want you to relax and enjoy your stay; but your "fun" cannot impact our neighbor's peace.
