Your room features a brand queen sized mattress, pillows, and bedding***! You have a full closet just for you with additional storage crates inside. Estimate Room Dimensions: 12' x 14' Closet Dimensions: 5' x 4' Animals: No animals including but not limited to dogs, cats, support or service animals. We are exempted by Airbnb as this is a shared common area space. Due primary resident allergies, you are unable to host any animals We LOVE long term guests! We offer a super affordable rate of $ per night. To keep our prices low…We provide very basic items. All other items needed, personally by guest, will be the guests’ responsibility to provide. Please review the amenities we provide on the listing. Because of our affordable rates; toiletries, linens* & essentials are not included (* Linens are not included with reservations). Linens are not included. You can bring your own or pay fee after booking. Linens are not provided for reservations booked on the same day as check-in. Linens fee must be paid immediately after booking within 1 hour. Our goal is for you to be as comfortable as you would be in your own home. As far as parking, you will your own one FREE dedicated parking space for the duration of your stays. Guest access You have access to the living room, dining area, the designated room, bathroom, outdoor areas, and for a fee laundry room. Common areas are shared with other guests. One vehicle unless otherwise noted. You will have full use of our kitchen (food & drinks are only allowed on this area) including stove, designated shelf in bathroom/2-4 kitchen, microwave, deluxe convection oven, pots, pans, utensils, and refrigerator. Liability Waiver: You hereby unconditionally release, waive and discharge your right, whether by contract or under operation of law to file a cause of action(s) or claim(s) which you may have against Gen H Properties & Mngmt, her/his/their heirs and assigns, now or in the future. You hereby assume any and all risk of loss, liability, damage and/or costs, including, but not limited to, bodily injury and/or property damage and/or loss that may incur arising out of or in connection with your stay at the property located on the welcome message after booking. You fully understand the terms set forth herein, and you hereby waive your rights freely and voluntarily without any inducement, assurance, or guarantee being made to you to the fullest extent allowed by law. You understand that renting this home is at your own risk and that special risks may be involved with parking, showering, and using the appliances. You accept full responsibility for any bodily injury arising from anything in regards to your stay such as parking, showering and using the appliances, and hold owner harmless. You understand there are potential dangers that parking, using the backyard, showering, and using the appliances may present to children who are not carefully supervised, as well as the danger to any person staying in the home if a person has health risks, or if a person uses the home while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from parking, using the backyard, using the property walking on the property, showering, and using the appliances. All Airbnb Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host. I, on my own behalf and on behalf of the other Guests, acknowledge that the Guests fully understand that COVID-19 is highly contagious, and that although Gen H Properties & Mngmt. is taking reasonable efforts to mitigate contamination risks, all risk of exposure cannot be fully eliminated. As such, the Guests are assuming the inherent risk of exposure to COVID-19 by visiting and/or staying at our property or any other place of public accommodation. In consideration of the use of the guestroom and/or other Gen H Properties & Mngmt. facilities and services, the Guests hereby waive and release the property owner, property manager and each of their respective affiliates, subsidiaries and employees from any and all claims, liabilities, damages, actions or costs directly or indirectly arising from or in connection with potential or actual exposure to COVID-19 at our property or any of other Gen H Properties & Mngmt (or at any medical facility or testing center visited subsequently) including, but not limited to, any illness, injury, loss of work, loss of wages, trauma, emotional distress, medical expenses or death suffered in connection therewith. By signing below, I acknowledge, on my behalf and on behalf of the other Guests, that I have informed all Guests of these terms, that the Guests fully understand the waiver set forth above, and that each of the Guests fully accepts all risk of exposure to COVID-19 in connection with visiting or staying at our property Disclaimer: The views and opinions expressed by the house manager are those of the speakers and do not necessarily reflect the views or positions of any entities they represent. Please respond to the statements In the message box upon booking. Once responses are received, we will provide you with your check In details the day of check in. Our insurance provider requires: - you enter the FIRST & Last names of ALL guests in your booking message -Upload a picture ID (in the message thread) of all guests over the age 18. - you have read & agree to the waiver & all the rules Ex: “I (we) have read & agree to the waiver & all the rules.” (please RESTATE this below) - you give the general purpose of your trip During your stay Our family friend resides in the property. Check-ins available via electronic pin code are available. Our home will be ready to welcome you no matter what time you make it! Other things to note During your stay, alteration requests are only used for extending a stay. If you’re needing to shorten your stay you’ll need to cancel. Upon canceling, Airbnb requires the guests to vacate the premises immediately. If required items (ID of all guests, agree to rules & waiver, names of all guests, and reason for the trip) are not received or the guest refuses to provide, the guest will need to cancel their reservation and no refund will be issued. The host will not provide check-in instructions until all items needed below are received. If the listing is booked and guests refuse to provide required items (after booked) guest agrees to cancel the reservation without receiving a full refund. Pest control services are provided by Orkin every 3/4th Tuesday 8a-7 pm on even-numbered months. Orkin is our service provider and they will access your room during this time. Subject to change. Dead bugs maybe in crevices or random places present which means the services are working. Access to the property for ongoing maintenance is mandatory. We are not held responsible for lost, damaged or stolen items. Do not climb furniture. Potential flip hazard. All vehicles must be disclosed and approved prior to booking and arrival. Unauthorized vehicles, trailers, or additional vehicles are not permitted on the property. Potential for noise during & outside quiet hours due to maintenance/construction/thin walls/walking/guest talking/TVs and etc. Cancellation of reservations if a guest continuously break rules. Amenities maybe restricted at any time due to weather or emergency/needed maintenance. Effective June 28, 2022 AirBnB bans all parties. No “visitors” that aren’t included in the total reservation guest count*. No dinner parties regardless of reason (someone died, family reunion, holiday, etc). No local visitors are allowed to come over to do their laundry. If you are in town to visit someone please visit at their house not ours. Only the max guests on the listing are permitted at the property- inside or out. Violators with undisclosed overnight guests, visitors, or parties will be cancelled immediately with no refund. * A guest is defined as any person who visits the property either inside or out, whether staying over or not. We expect the max guests on the listing to be the same people throughout the duration of your stay, not different people every day. We charge the same price for a certain number of guests and the amount over there’s a $5 per day charge. Trash is the responsibility of the guests within the house. If a remote control is not available, you will need to download the Roku App. Any mail received at this address will be returned to the sender. Please note that a $150 administrative fee will apply to cover the costs associated with processing the return and requesting the removal of your name from USPS records. Your stay is classified as a short-term vacation rental under Florida law (Florida Statute § 509). This means it is not a residential tenancy and does not establish tenant rights under Florida’s landlord-tenant laws (Chapter 83). Your stay is temporary and will end on the specified checkout date in your reservation. Receiving mail, establishing residency, or remaining past checkout is not permitted and may be treated as trespassing under Florida law.
