Main Floor Spacious Suite - Home Away from Home!

This exceptionally maintained main floor suite of a bi-level home has lots of updates and is waiting for you! The upstairs suite offers a fully equipped large, bright kitchen with island & open dining room with a large table for your family meals. Tastefully decorated spacious living room, complete with a big screen smart tv, Netflix, apple tv, DVD player and a large selection of movies for those cozy nights in. Two bedrooms with king and queen bed in each and and 1.5 baths complete the space. The space The house is located in a quiet cul-de-sac on a large lot in West Lethbridge that backs on to a park and playground. The University of Lethbridge, Nicholas Sheran Park, golf courses, walking trails, public transit, grocery stores, pubs, restaurants, coffee shops and shopping are all close by. The suite has many updates to make the space cozy and comfortable for guests whether you are staying one night or many! **Please note that this is a main floor suite, and the basement of the house also hosts Airbnb guests in a completely separate self contained suite. There is a shared laundry room in the basement. The house is quiet but not soundproof so there will be some noise transfer.** A large entryway greets you with a rounded staircase up to the living area. The spacious open concept dining, living room and kitchen are tastefully furnished with everything you need to make this a real Home Away From Home. The kitchen has high end stainless steel appliances, Keurig brewer with pods provided, plenty of cupboards, and a large fridge/freezer with ice cold water dispenser inside. The fully stocked kitchen is complete with everything you need to make a wonderful home cooked meal....or serve take out! Coffee, tea, oil, spices, dishes, shampoos, conditioner, body lotions, all linens and more are available for guest use. There are two beautifully decorated large bedrooms in the suite. The first comes complete with a pillow top king size bed, large dresser with mirror, night tables, lamps, walk in closet and 1/2 bath for additional privacy. The second bedroom boasts a pillow top queen bed, and is furnished with a dresser, lamps, nightstands and a closet. The suite has a bright and spacious full main bathroom with soaker tub/shower and also a 1/2 bath with toilet and sink off the master bedroom to give you added privacy. There is a large deck off the dining room that is furnished in the summer for your enjoyment. Please leave the lower patio available for the guests in the basement. The house has central AC, free highspeed WIFI, garburator in the kitchen with the switch on the wall to the left of the window (please run cold water while using), cable tv, Netflix, smart tv and apple tv box. The fireplace in the living room is decorative only, please do not light! One off street parking spot is available directly in front of the archway entrance to the house with additional street parking available. There is a shared laundry room in the basement just outside the entry to the private basement suite. Please respect other guests and keep noise levels low in the shared laundry area. Guest access You have your own separate entrance at the front of the house with parking space next to the lawn in front of the archway. There is a large deck off the dining room reserved for you and all spaces upstairs are private to the guests staying upstairs. There is a suite in the basement with a separate entrance and the lower patio is reserved for their use. There is shared laundry in the basement for both upstairs and basement suite guests to use. There is a locked door separating the basement from the upstairs suite at the bottom of the stairs and this door is locked by upstairs guests. Please keep the door locked during your stay to ensure privacy and only go downstairs to do laundry. Please respect other guests as they may enter the hallway to the laundry as well. Lock the door when you come up. Other things to note **Please note that this is a main floor suite, and the basement of the house also hosts Airbnb guests in a completely separate self contained suite. There is a shared laundry room in the basement at the bottom of the stairs in a room just outside the basement suite entrance. The house is quiet but not soundproof so there will be some noise transfer. You may see each other in the driveway so feel free to say hi!** You will have private access to the entire main floor of the home, and the basement is separated by a door with a lock that locks from the upstairs side. The two suites are completely separate. Please keep the door closed and locked at all times to ensure privacy. There is a shared laundry space in the basement behind the locked door at the bottom of the stairs. This room is outside the door of the basement suite. We ask that you only go down to the basement to do laundry and be respectful of other guests. Please only do laundry between the hours of 7 am and 11 pm and retrieve laundry as quickly as possible. Remember to keep noise to a minimum in the shared area of the basement hallway and in the laundry room. Also there is a laundry chute in the master bedroom closet on the right inside front corner. You are welcome to use that to transport your laundry to the laundry room. The fireplace in the living room is decorative only. Please do not start a fire in there :) The two suites are not completely soundproof from each other so please be aware you may hear each other from time to time and please be conscious of keeping the noise levels down. Quiet time is from 11pm-7am for all guests.
