We have enjoyed the privilege of hosting many of the same family groups year after year. And now, this duplex is available as a vacation accommodation all year 'round! Here's what you'll find: LIVING/DINING AREA: - Leather sofa set - 2 side upholstered chairs - Sliding glass door out to the front ocean view patio - Streaming Cable TV - Open floor plan with dining area and kitchen - Indoor oval dining table w/ seating for 6; ceiling fan KITCHEN: - Breakfast bar w/ barstool seating for 2 - Fully stocked with dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Primary Bedroom: King bed; Roku TV; en-suite bathroom - Bedroom #2: Queen bed - Bedroom #3: 2 Twin beds EXTRA SLEEPING ARRANGEMENTS: 2 twin trifold floor mats, with extra linens/pillows, are provided. (Floor mats are best suited for children). Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance to ensure delivery in time for your arrival. BATHROOMS: - Primary Bedroom's Bathroom: Step-in shower - Hallway Bathroom: Tub/shower combo; side entry/exit door LINENS: - All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival. OUTDOOR LIVING: - Front ocean view patio w/ dining table for 6; side seating; market umbrella; propane gas BBQ grill ALSO INCLUDED: - Wi-Fi - 4 low-profile beach chairs - heating; tower fans - hair dryer; iron/ironing board - wood-look tile throughout; carpeting in bedrooms - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING LAUNDRY: Shared facilities in laundry room along the side walkway. Guests must bring their own laundry supplies. PARKING: 1 space provided in shared double carport; accommodates most vehicles (some SUV's). General neighborhood street parking can also be utilized when available (metered and unmetered). LOCATION: Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
