Together they sleep 12 with 1K, 1Q’s, 2F’s, queen AND twin sleeper sofas in the upper home and 1 queen bed in the downstairs bonus cottage, which also has access to the 4-person spa on the upstairs deck. Enter the main home and you will be in a well-designed and furnished home with a patio deck spa and ceiling fan to keep you comfortable. Living room area of the great room has a large cluster seating area from which you can enjoy a large flat screen TV and easy access to the well furnished balcony/deck that has lots of comfortable seating and a bbq - for when meal making needs to be easy. An updated kitchen with stainless steel appliances - including a large refrigerator - also has granite counter tops and everything else you need to create meals and snacks for you and your family/guests. Just add the food and have fun being together. There is also a queen and a twin sofa sleeper in the living room couches. Spacious master bedroom sports a king bed, a ceiling fan, and a full en suite bath with a large walk-in shower. It also has a private patio space perfect for sun bathing or enjoying a private coffee or libation any time. There are also two other bedrooms - one queen, and one full-over-full bunk. These bedrooms share a full hallway bath, with a shower/tub combination. In the downstairs detached 4th bedroom air conditioned suite is a queen bed with a small kitchenette (mini fridge/microwave/coffee maker) and an attached shower bathroom (no tub). Of course, all bed and bathrooms are furnished with premiere linens to ensure you are comfortable. Additional amenities include cable and WIFI, large flat screen TVs in each bedroom, a washer and dryer, and 2 tandem parking spots in the driveway. You can easily enjoy the best of Newport Beach with sandy warm beaches, Lido Marina Village, the Lido House and Hotel plus world-class dining and shopping. THINGS WE LOVE ABOUT THIS HOME! - The 4-person spa located on the private front patio of the 2nd story home. - The detached, downstairs 4th air-conditioned bedroom, complete with it's own private bath and kitchenette make it perfect for friends or family that want their own space but still want to be close to the “action". - It is close to the beach so you can enjoy it as such as you want without it being a hassle. It is also mere steps to restaurants and a grocery store. - Newport Beach is an amazing place to explore – with lots of active and passive activities for you to enjoy including fishing, paddle boarding, beautiful walks on the beach, and lots of places to shop and dine too! THINGS YOU SHOULD KNOW ABOUT THIS PROPERTY: - No smoking is allowed inside or outside any of our properties – NO EXCEPTIONS! - This is 2nd story unit combined with a ground level studio suite may not be suitable for everyone. - Tandem parking spots are meant for 2 smaller vehicles or 1 large vehicle. - Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning, except for the downstairs studio/suite which has a ceiling a/c unit. - Fireplace in upper home is non-operational. - Washer and dryer (no cost). - Home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting, - Minimum primary renter age is 25 - Long Term stays (over 29 nights) will be managed by SeaBreeze Property Management and may require a Security Guests will be provided access details 7 days prior to arrival. We are always happy to assist our guests prior to and during their stay. We are available via email, call, and text. If you plan to bring your pet along, our pet-friendly homes do require a non-refundable pet fee of $150/pet.
