Description

Reunion Grove Farm is on a quiet side road, ½ mile off of rte 1, in the mid-coast town of Warren. The farm consists of 70+ acres of land used for produce, hay and tree farm. This late 1800’s 1 ½ story farmhouse offers 2 bedrooms, 1 bath, living rm, eat-in kitchen, ell and screened in porch. There's a large yard to use. You can relax on the porch while watching farm activities, sunsets, wildlife. A short walk takes you to a private shore where you can swim, fish, canoe or relax to the sunsetting. Guest access You have the entire house to yourself. Big yard to use. Private shore access with chairs, picnic table and canoe to use. Swimming and fishing available at the pond (most call it a lake). Other things to note We started in 2014 as rental owners. We have advertised on other sites in the past with a 4+ out of 5-star rating from our guests. We enjoy meeting our guests and making sure they are happy with the accommodations. We have installed a water filtration system in 2020 to eliminate the mild sulfur smell that some past guests have mentioned. We have used a rental agreement in the past that outlines basic rules and expectations. See agreement below: Reunion Grove Farm - Rental Rules* ADDRESS: 318 Greenwood Ave, Warren ME 04864. Phone: given after booking CHECK-IN TIME is AFTER 3 P.M. EST AND CHECKOUT is 11 A.M. EST. NO Early Check-in or late checkout, unless pre-approved. This is a NON SMOKING house. ***PETS are permitted in rental units only with prior approval. A nonrefundable per pet fee applies.*** Fee will be collected at time of booking, online. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. There are hay fields both sides of the property that pets can use and owners don’t need to clean up after. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are prevalent in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The farmhouse owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. DAMAGE/RESERVATION DEPOSIT - A security/damage deposit of $200 is required. This is held by Airbnb upon booking the reservation. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. • No damage is done to house or its contents, beyond normal wear and tear. • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in large trash can, and soiled dishes are washed and put away. • All keys are left on the kitchen table and house is left unlocked. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. . Extra charges for charging electric vehicles from rental • NO early check-in or late checkout. (unless approved) • The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company. PAYMENT – Please make payments via credit card on the rental website. Full payment is due at the time of booking. Airbnb will place a $200 hold on your credit card for the security/damage deposit. This will be release 14 days after departure as long as no claims have been made. CANCELLATIONS – Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. • Cleaning fees are always refunded if the reservation is canceled before check-in. • If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in. • Airbnb will mediate when necessary, and has the final say in all disputes. • A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel. • Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions. MAXIMUM OCCUPANCY – The maximum number of guests is limited to five (5) persons. Additional guests require prior approval from homeowners. (unless pre-approved) MINIMUM STAY – This property requires a one (1) night minimum stay. Longer minimum stays may be required during holiday periods. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the house, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house. RATE CHANGES – Rates subject to change without notice. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking area only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. WATER AND SEPTIC – This farmhouse is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200). HURRICANE OR STORM POLICY – No refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. This farmhouse is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. By Signing Below, I agree to all terms and conditions of this agreement. Guest to pay additional nonrefundable pet fee, per pet. 2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request): a. May not exceed eighty (80) lbs. (unless approved) b. Must be at least one (1) year of age or older. (unless approved) c. Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. 3. All pets must be leashed at all times. (unless approved) 4. Guest is responsible for cleaning up any/all pet refuse. 5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. 6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are in this area and can cause harmful/fatal illness to humans and pets. 7. Pet will not damage premises. If damages are caused, the cost of the damage may be deducted from security deposit. 8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. 9. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on porch. 10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. All items above are the sole responsibility of the pet owner.
