The space WHAT THE HOUSE HAS TO OFFER: *You enter this house from the deck, 6 steps up to deck. *2 bedrooms 1 BR on main floor, queen bed. Beautiful reclaimed barn wood accent wall, with dimmable moon light on wall. 2nd BR in loft. Climb spiral staircase to the area with 2 XL twin beds. *Modern bathroom on main floor. Includes BLUETOOTH speaker in exhaust fan. 2 people can utilize the bathroom. There is a barndoor between the vanity and the shower/stool area. (Hollywood design) *Large firepit area, exclusive to this cabin. *I do not advertise lakeview, but you do get a seasonal glimpse of it between the trees. *WIFI & ROKU TV *Community boat ramp. No courtesy loading dock. PARKING: Plenty of FREE parking at this property. There is a drive, east of the house, by the power pole. Or, if the ground is not saturated, you can park on the grass. Most boats can park parallel to the road, or Baxter Marina is about 5 minutes away. You can see our detached garage in some of the pictures. Please do not park in front of the garage. We may need in there. An accurate number of guests must be disclosed before arrival. If unaccounted guests arrive, you will be asked to leave. No refund will be provided. **The booking guest must be 23+. All minors must be accompanied by an adult at all times. **No eating in any bedrooms. **No sitting or leaning on any railings! **Observe voluntary quiet hours on 9:00 pm - 8:00 am. (This does not mean you can't be enjoying great outdoor evenings, just respect the neighbors who may be trying to sleep.) ** All Boat Docks are private property. Please do not trespass. **No smoking, or vaping, in the house. (If you smoke outside, please discard the buds appropriately.) **Service animals are, of course, welcome. But, please remember, service animals must be with the guest, and within the guests control, AT ALL TIMES. Absolutely not required, but it would be helpful, for cleaning purposes, if you notified us of a support animal on the premises. This may also avoid any misunderstandings. **This property has one or more EXTERIOR cameras, that record and transmit video images and audio. I consider this a safe community, but this does also add to your security. Guest will be asked to leave immediately if the security camera is tampered with. No refund will be given. **No guns allowed on property. **Cleaning is scheduled promptly at checkout. If guest does not checkout before checkout time, there will be an additional $50 fee. **All pets must be disclosed at time of booking. Any violation will be subjected to a $100 fee. Guest access The roads in this part of the state can be very curvy, specifically after turning off of 13 onto Hwy H. But, once on Hwy H, you are only about 5 minute from the cabin. So, please take your time and enjoy the scenery. You enter this house from the deck, 6 steps up to the deck. You will enter using a keypad. The code will be emailed to you approximately 3 days before your stay. Other things to note KAYAK: -Kayaking is at your own risk. All guests must read the rules and regulations. The booking guest must then reply "Read and agree to kayak/paddle board rules and regulations" before the code will be released for the kayaks. -For your safety and enjoyment, please review and follow these rules when using the kayaks/paddle boards provided at the property. -While in your possession, guests are responsible for lost or damaged equipment, including, but not limited to, boat, board, paddles, life jackets, hauler. -MINORS CAN ONLY RIDE ON TANDEM KAYAK, WITH SUPERVISING ADULT. -IN ORDER FOR CHILDREN TO USE THE KAYAK, YOU MUST BRING A LIFEJACKET TO FIT THEM AND THEY MUST BE WORN AT ALL TIMES ON THE KAYAK. -Lifejackets must be worn at all times. "Universal Adult" size lifejackets are in the deck box. Please ensure proper fit before launching. You may bring and use your own lifejacket. -Do NOT take kayaks out during storms, lightning, high winds or rough water, after dark or low visibility. I'd advise to check the weather. -No alcohol before or during kayaking/paddle boarding. -Do not exceed weight limits for each kayak. Each floatation device has weight limits attached. -One person, per single kayak. Two per tandem kayak. -Do not stand in kayaks. -Remain close to shoreline. -Avoid boat traffic areas. -Inspect kayak and paddle before use. -Report any damage immediately. -Rinse off debris and return equipment to designated storage area. -Secure kayaks properly after use. BRINGING A BOAT: Please let me know if you plan on bringing a boat. I want to provide some additional driving information. I want you to be able to maneuver easily around the neighborhood and provide you the info for the best place to park. There is a community boat launch, west end of neighborhood. Walking distance from this cabin. There is very little parking and no courtesy dock. You will probably see people swimming in this area. Please do not trespass on the docks, they are privately owned. Baxter Marina is a full service marina, just 2 miles away along Missouri Hwy H. Baxter marina does offer fuel and pontoon rentals. I'd suggest reserving before your stay. A public boat launch is also available at the Missouri Department of Conservation campground next to the marina. You can enter Baxter State Park for a small fee. There is a very nice designated swim area in the state park. Most boats can be parked parallel to the road, on the grass. BUT, please do not block our garage. Baxter Marina is approximately 5 minutes from this cabin. They rent boat stalls and have a public boat launch. GENERAL INFO: We love this community and really appreciate our great neighbors. You might even meet some of them You might get a visit from Murphy...an older yellow lab. (Very docile. If you don't want him around just tell him.). We do not allow parties in our short-term rentals. But, we do own 2 other homes in this community and we do allow family reunions, or similar events. If you have any questions, feel free to inquire. I strongly suggest you take a moment to visit the community shoreline. Residents regularly gather there at sunset to enjoy the view. However, all docks are private property. Please do not trespass onto any of the docks. It is very important to me that this is a great fit for our guests. If you have any additional questions, feel free to send me an inquiry.
