My home is NOT wheelchair, child friendly or mobility disability accessible.*** I live in an end unit 3 story brick townhome by myself with no pets or children. Your bedroom space is on the same level as my bedroom. It has a large closet, one large tinted window that opens and two other windows that don't that provide ample natural sunlight. Comfortable Queen bed, mini fridge, small laptop desk, 50' mounted smart tv with various streaming platforms. Laminate flooring, ceiling fan, blinds, blackout curtains and basic hygiene products provided if you forgot something. The neighbourhood is a townhouse complex with a variety of singles, couples and families. Children are at play in the area but is generally quiet. Feel free to enjoy the seasonal balcony off my living room where there is partial sun from late morning to early afternoon; tastefully decorated with flower planters and comfortable furniture or head downstairs through my basement to the seasonal walkout open backyard. You may use the kitchen as needed if you wish. It's fully stocked with everything you need including an air fryer, Keurig machine, microwave and dishwasher. Space is available in the fridge and a cupboard for your items. Gas BBQ is available to use, please speak to me before using so I can show you how to use and clean it. If you wish to go for a walk there is a nice pathway with a boardwalk through the marsh at the entrance of the complex at the roundabout. Please remember that I do live here and my belongings are in my house. If seeing some mail on the table, a glass in the sink or the throw blanket unfolded on the couch bothers you, this space is not for you. ****PLEASE READ***** * I'm a day shift employee, I'm up at 430am and not home until 8pmish. I try to be as quick and quiet while getting ready for work so there may be noise in the morning that you may hear, especially on the bedroom level. Ear plugs are made available to you in the room. *Air Conditioning is available in my home during the warmer monthd - however I don't run it all the time. Weather is monitored during these months and will be turned on when needed. *If booking for a longer term (more then 28 days) please contact me. Due to the City of Hamilton By-Law I can only book for 28 days or less. Multiple bookings will need to be done and this can be arranged. City of Hamilton By Law License #23 305102 Guest access You may access the balcony, backyard, kitchen/dining area, basement for the bathroom, shared bathroom and laundry facilities Please be respectful to my property as well as my neighbors' with respect to noise in the backyard or the balcony. Please note my home is NOT suitable for EV vehicles due to no hook up as well as ebike, escooter etc. During your stay Please keep all communication through the Air BnB Platform. If it's an emergency please text or call my cell phone. I'm more then happy to socialize and get to know my guests but I do respect your privacy and will leave you be I can try to be of assistance when it comes to local restaurants, shopping, things to see and do in the area. There are brochures and pamphlets made available in the room for local attractions. Other things to note Please respect and abide by fire route parking, no parking zones, private parking space and the speed limit within the townhouse complex. It's set at 15km/hr and the residents are pretty vocal about speeders. Please be mindful of children playing in the area You may park in visitors parking available on either end of my street. It's only a few steps away. Visitor parking is based on first come first serve basis but I've never had a problem. Visitors parking is FREE and no registration is required. The bedroom is cleaned and disinfected between each guest. There is 24hrs between each booking. All linens are changed after each guest. Hand sanitizer and disinfecting cleaning wipes are available in your room ***ABSOLUTELY no smoking or vaping inside my home at any time - this includes my garage. If any evidence is found a $500 charge will be sent through Air BnB.*** This is a smoke/vape free home. Please do not ask me to make arrangements for a viewing before booking. This is against Air BnB policies and this is not a kijiji rental ad.
