CHARMING, CHILD FRIENDLY, COUNTRY HOME

Endulge in this farm-style home, right off the A64, in a small village and extremely child and dog friendly. The ideal place to gather with family and friends. Perfectly equipped for children with a homely, relaxed feel throughout. Close to Flamingo Land, Wykeham Lakes, Malton, York, the York Moors and gorgeous coastline such as Filey, Staithes and Robin Hoods Bay. Not to forget our local pub. You will not be disappointed. The space This charming, rustic home is our little piece of paradise. Ideally located with a secure, private garden, this is the ideal space to gather with family or friends. Close to great days out such as: Flamingo Land (10 mins) Wykeham Lakes (20 mins) Malton (7 mins) Hunmanby Gap Beach (25 mins) York (35 mins) Robin Hoods Bay (45 mins) and loads more. The house has a great outdoor space for adults and children to enjoy. The village itself has a pub and small park for the kids. THE HOUSE The house is spacious with a layout that flows from the utility room, into the kitchen, snug, kids play room and adults lounge. It has a gorgeous orangery backing onto the back of the house which offers great views of the garden and a wonderful dining area. The kitchen has an Aga and separate Smeg electric cooker for the months that the Aga isn't on (May through to September the Aga is turned off). You are in a lovely village, with small walks (much larger walks a short drive away), and a local pub if you fancy a short walk and drink or meal. There are 4 bedrooms and an additional sofa bed downstairs in the adults lounge: 1. Master bedroom has a super-king size bed and en suite toilet and wash basin only (no shower or bath). 2. Attic room - A double bed up in the attic room. Please note, this room has a lower head space with a narrow staircase leading to the room. Ideal for kids or those of a younger age. 3. Green room - This is on the other half of the house (above the snug) with a double bed. 4. The blue room (above the kitchen), has two small double beds which means you could get up to four children (or adults) in this room. We have travel cots and high chairs available for the little ones who come along. There is a private drive on the side of the house with gates that close so you feel really secure and kids can run around. The play room has a small pool table, toys, a smart tv and boardgames - ideal for children of all ages. We have limited Sky on the TV in the snug room but we hope you haven't come to stay for the TV selection. Both the snug and adult lounge have fireplaces and instructions are left on how to use them. We are happy to leave keys in the secure outdoor box. Please note, there will be a charge for lost keys. We have a built up fish pond in the garden and we request that the pumps are not touched and the fish not fed - we would like to return to happy, healthy fish. The garden has a built in trampoline and kids bike left in the outdoor shed. THE AREA The house is 5 minutes from the Food Capital of Yorkshire called MALTON, 10 minutes from Flamingo Land (research it), 20 minutes from Wykeham Lakes (again research it - it’s fantastic), and 25 minutes drive to the nearest beautiful North Yorkshire coastline (Hunmandy Gap, Staithes, Robin Hoods Bay etc). The village itself has some walks for those with dogs and you can do a short drive into the countryside to other rural walks. The village has a small park and pub which often has live music and events. We are around 30 minutes from the beautiful city of York. NUMBER OF GUESTS Each bedroom can sleep up to two comfortably. Saying that, the end Blue room can sleep up to four (two on each bed - ideal for kids sharing) and there is an option to turn the sofa into a sofa bed in the adults lounge. This home is ideal for groups of couples, and up to two families to share, although you could fit three families in if needs be. OTHER IMPORTANT INFORMATION Please respect our neighbours and no loud music or noise outside after 10pm. There will be enough wood, firelighters, washing liquid, loo roll, dishwasher tablets and bin bags to last a couple of days/washes, but please supply your own after that. The very top level of the house (the attic room) which is accessible by another flight of stairs has the attic room with a double bed in, but the opposite space is closed off to access. A few cupboards and ONE bedroom door are also not accessible and clearly shown. Don't worry - there is still ample space, storage and cupboard space. Only small pets allowed. Pets must please be kept downstairs, off furniture and all dog fowl must please be cleared prior to departure. Please do get in touch if you have any questions. Guest access Access to all areas bar a few cupboards, one room on the first floor and a room up in the attic - all clearly marked and still ample of space.
