Relax in this stunning and tranquil dog-friendly cottage in the exclusive hamlet of Rosevine on Cornwall's Roseland Peninsula with spectacular sea views. Surrounded by walks galore with sandy beaches, hidden coves and local village shops & pubs a short walk or drive away. The famous Hidden Hut beach cafe is only 250 yards away as is the South West coast path and Porthcurnick beach. Relaxed and fine dining all within walking distance. Fully equipped high standard approved holiday let cottage. The space The perfect Cornish holiday cottage just a few minutes stroll from Porthcurnick Beach and the famous Hidden Hut. Located in the hamlet of Rosevine, just alongside the South West Coast path and a short walk away from the village of Portscatho with its pubs, art galleries and village shops. Watch the magnificent sunrises over Gerrans Bay, wander down to the beach with a good book, swim in the sea (turquoise and clear on a sunny day), drink in the view with a coffee at the nearby Tatams coffee bar, eat home-made pizza from the local Tavola, feast on the perfect Hidden Hut daily delights on the beach, have cocktails in the tropical gardens of the Rosevine Hotel and dine in style at the Driftwood, just a 5 minute stroll away from the cottage. This is a very special place to relax and recharge. THE COTTAGE: The cottage is part of a former farm barn conversion. It has wooden beams and thick solid walls with neutral décor and is extremely light and airy. Comfort is assured with high end Vi-Spring beds with good quality duvets, pillows and blankets. There are 2 spacious wardrobes (with plenty of hangars!) in the master bedroom as well as decent storage in the twin room. French doors in the open plan dining/sitting room open to the garden and the most incredible, ever-changing sea view. The garden is spacious with a dining area and relaxation area with 2 sun chairs also to hand. ACCOMMODATION & FACILITIES: Ground floor: Entrance to hallway with shoe bench and a cloakroom area. Under the stairs washing machine & airer. Twin bedroom with 2 x small single beds (can be made into a double King sized bed) with bedside tables, chest of drawers and wardrobe. Bath/shower room. Hallway leads to L-shaped sitting room/dining room/kitchen with views over Gerrans Bay. Dining room has Italian glass table and 4 dining chairs. First floor: stairs leading to mezzanine landing and into Master Bedroom with King sized double bed. Vanity mirror and stool and 2 large wardrobes. . Ensuite shower room. Garden: French doors lead into a part paved, part pebbled garden with Kettler dining table and chairs and an L shaped sofa (cushions stored in cottage). There is a parasol stored in the cloakroom area. A gate leads to a path shared by all the cottages leading to the parking area. Garage: There is parking for one car in the garage. Access to a universal pay as you go EV charger for overnight charging (shared with neighbours). There is a communal tap for washing dogs and sandy feet and a communal bin shed. Fully fitted modern kitchen with kettle, toaster, filter coffee machine, waffle maker, hot chocolate maker & milk frother, cd/radio player, full size fridge freezer, dishwasher and electric hob & oven and microwave. The kitchen is fully stocked with herbs & spices, necessary cooking supplies like oil, salt and pepper; essential equipment such as bin bags, cling film, dishwasher tabs - we want you to be able to arrive and relax. Sitting room has electric 'flame' heater, TV with Amazon Fire stick, dvd player and a range of board games. The cottage has superfast fibre wifi. There is a landline telephone for incoming & emergency services calls only. A desk can be provided for working from home requirements. MISCELLANEOUS: Electricity, bed linen and towels are included. No smoking. Dogs welcome by pre-arrangement (see other section below for more detail). No children under the age of 11 years. EV Charger available - please enquire for usage instructions. Guest access Parking area is shared access for 5 cottages. One EV charger on site, shared with the other cottages (booking system - please enquire prior to departure for registration). There is shared access along the pathway on the seaward side of the property. The field on the seaward side belongs to our neighbour and entry is not permitted. Unfortunately, the property is not suitable for wheelchair users. Other things to note TOURISM IN CORNWALL SUSTAINABILITY: The cottage is an approved holiday let created in 2001 as part of an EU initiative to support farmers in diversification. We are passionate about our role in the local tourism of the area as being one of both support and protection of the local communities. We encourage you to shop locally where possible and support the area's food growers and fishermen & women, butchers, local pubs & restaurants and local artists and craft specialists. Please see our guide for lots of inspiration. We also make an annual donation on behalf of the cottage to local charities including the National Coast Guard Watch. GENERAL BOOKING INFORMATION: No children under the age of 11 years. Please respect our neighbours with strictly no parties and loud or invasive music. DOG RULES: 1 medium or 2 small dogs over the age of 1 year are very welcome here by arrangement - please message age and breed before booking. There are 2 dog bowls; please bring towels and bedding. Please be aware there are likely to be other dogs in neighbouring cottages. Dogs should not be left unattended at any time (in case they bark and disturb the neighbours), and should not go on any furniture or in the bedrooms. Please rinse your dog after walks using the outside tap, and towel dry before they come inside.
