The space Your Keuka Lake Retreat Welcome to our Keuka Lake House—a spacious, comfortable lakefront home designed for families, friends and groups to spend time together while still having plenty of room to spread out. Our 4-bedroom, 3.5-bath home sits directly on Keuka Lake, with private waterfront, a huge yard, two docks and rare step-free access from the driveway all the way to the lake. Whether you’re planning a summer lake vacation, a family gathering, a Finger Lakes wine weekend, a friends’ getaway, or attending a wedding at nearby Crispin Hill, you’ll have plenty of space to relax, gather and enjoy everything Keuka Lake has to offer. YOUR PRIVATE KEUKA LAKE WATERFRONT The waterfront is one of our favorite parts of the property—and our guests agree! Walk across the expansive lawn to your own private lakefront, where you’ll find two docks: one ideal for swimming, fishing and relaxing, and another equipped for guests bringing a boat. The shoreline offers gradual, shallow entry into the lake, making it great for families and kids, while the water becomes deeper toward the end of the dock for swimming. We’ve also stocked the property so the whole family can get out and enjoy Keuka Lake together: * 2 adult kayaks * 2 child-size kayaks * 2 adult stand-up paddleboards * 2 child-size stand-up paddleboards * Life jackets ranging from infant through adult large * Beach towels provided for guests * Floating swim raft with ladder * 2 private docks Grab a kayak or paddleboard and explore Keuka Lake, swim and play around the floating raft, fish from the dock (bring your own equipment), or simply bring a beach towel down and spend the afternoon relaxing by the water. The huge lawn between the house and lake gives kids plenty of room to run and play, and the fire pit makes a great gathering spot when a day on the water winds down. SEASONAL WATERFRONT & OUTDOOR AMENITIES Please keep in mind that Keuka Lake is a four-season destination, but some of our waterfront and outdoor amenities are seasonal. During the late fall, winter and early spring, we winterize the property and store certain outdoor amenities to protect them from winter weather and ice. During this period: * The docks and floating swim raft are removed from the water * Kayaks and stand-up paddleboards are not available * The hammock is stored for the season * Lounge chairs are stored for the season The timing of our seasonal setup and winterization varies from year to year depending on weather and lake conditions. If any particular outdoor or waterfront amenity is important to your stay during the spring or fall shoulder seasons, please contact us before booking and we’ll be happy to let you know what is expected to be available. BRINGING A BOAT? Yes—you can bring your boat and enjoy Keuka Lake right from the property! Our second dock is a steel-framed, wood-decked dock set up for guests who would like to moor their own boat during their stay. The dock is equipped with two 12-foot Dock Edge Premium mooring whips, designed for watercraft up to 23 feet and 5,000 lbs. Need to launch your boat? A public boat launch in Penn Yan is only about a 7-minute drive from the lake house. Launch there, head out onto Keuka Lake and cruise to the house, where you can keep your boat at our dock during your stay. If you’re renting a boat locally, you can also arrange your rental through one of the area marinas and bring the boat directly to the property. Please let us know in advance if you plan to bring or rent a boat so we can make sure our dock setup is appropriate for your watercraft. Please note that our dock and boat-mooring setup are seasonal and are not available after the docks have been removed for winter. ROOM TO GATHER—AND ROOM TO SPREAD OUT One of the comments we hear most often from guests is just how spacious the house feels. In fact, guests frequently tell us it’s even bigger than they expected from the photos! Our lake house offers two separate living areas—one on the main level and one on the lake level—with plenty of comfortable seating. It’s great for multi-generational families, multiple families traveling together, groups of friends, and anyone who appreciates having a little extra space. There are also multiple indoor and outdoor places to gather, so your group isn’t limited to one living room or dining table for the entire stay. Spend time together when you want—and spread out when you don’t! TWO KITCHENS + A WELL-STOCKED MAIN KITCHEN If your group loves cooking together, you’ll feel right at home here. Our large main-level kitchen is exceptionally well stocked with cookware and many of the essentials you’ll need to prepare family breakfasts, dinners and big group meals. Cabinets and drawers are labeled to make finding—and putting away—what you need easy. There’s also a second kitchen/kitchenette on the lake level with an additional refrigerator, oven/cooktop and sink, which can be especially convenient when several families or a larger group are sharing the house. OUTDOOR LIVING WITH A VIEW There’s nothing quite like starting your morning with a cup of coffee overlooking Keuka Lake. The large covered upper deck has beautiful lake views and space for outdoor dining and relaxing. It’s a favorite spot for leisurely breakfasts, family dinners or an evening cocktail overlooking the water. On the lake level, you’ll find another covered/screened outdoor seating and dining area, plus a patio with a grill. During the warmer months, between the upper deck, screened porch, patio, huge lawn, hammock, fire pit, docks and private waterfront, there are plenty of places to enjoy the outdoors without ever leaving the property. 4 BEDROOMS + 3.5 BATHROOMS The home accommodates groups of up to 12 guests, with flexible sleeping arrangements spread among four bedrooms. The large main-level living area is also air-conditioned. The home has 3 full bathrooms plus 1 half bathroom, an especially helpful feature when larger groups are getting ready at the same time. GREAT FOR FAMILIES Families love the combination of space, waterfront access and the large yard. During lake season, the gradual shoreline makes it easy to get into the water, while older kids and adults can enjoy swimming farther out. Between swimming, the floating raft, kayaks, paddleboards, fishing, the lawn and the fire pit, there’s plenty to keep everyone entertained. And because the house has multiple living spaces, adults and kids can each have room to relax indoors as well. EASY PARKING + RARE STEP-FREE LAKE ACCESS This is one feature that’s easy to overlook until you’ve stayed at a lake house with dozens of stairs! Unlike many Finger Lakes properties built into steep hillsides, our property offers a particularly convenient feature: you can walk from our private parking area around the exterior of the house and all the way to the waterfront without using a single stair. The property also has plenty of private off-street parking and a drive-around layout that makes turning around easy, so there’s no need to back directly out onto the road. Please note that step-free exterior access to the waterfront does not mean that all areas of the home or property are ADA accessible. ATTENDING A WEDDING AT CRISPIN HILL? We’re only a 3-minute drive from Crispin Hill, making the lake house an especially convenient home base for families, friends and wedding guests who want to stay together near the venue while still getting the full Keuka Lake experience. We’ve hosted numerous guests visiting the area for weddings, and the home’s spacious layout, 3.5 bathrooms, multiple gathering areas and plentiful parking make it particularly well suited for groups getting ready and spending a special weekend together. Instead of scattering your group among different hotels or rentals, stay together on the lake—and be just minutes from the wedding. GIRLS’ WEEKENDS, GUYS’ WEEKENDS, WINE TRIPS & SPECIAL GETAWAYS The house has become a favorite for friends’ weekends and group getaways, too. With Finger Lakes wineries and breweries just minutes away, a large kitchen, multiple gathering spaces, beautiful lake views and the water right outside your door, it’s easy to make an entire weekend out of simply enjoying the Finger Lakes together. For special occasions, guests may inquire in advance about arranging approved on-site catering or private dining experiences. We’ve even had groups arrange hibachi-style private chef experiences at the property! Guest access Guests have private access to the home and property throughout their stay, including all four bedrooms, 3.5 bathrooms, both living areas, both kitchens, the laundry area, upper deck, screened porch, patio, yard, fire pit and private waterfront. During the warmer months, guests also have access to our docks and seasonal lake amenities. A few areas are reserved for owner, cleaner and maintenance use and will remain locked during your stay: * Attached two-car garage — Used for private owner storage and not accessible to guests. * Laundry room storage closet — A keypad-locked closet reserved for our cleaning team and supplies. * Hallway storage closet — A small keypad-locked closet near the laundry/half-bath area, reserved for owner and cleaner use. * Lake-level utility room — A keypad-locked utility/mechanical room that is not accessible to guests. These locked areas are separate from the home’s primary guest spaces and should not affect your enjoyment or use of the property. Other things to note We want you to know exactly what to expect before booking so you can relax and enjoy your time at Keuka Lake. Here are a few additional details about the property and lake that we ask all guests to keep in mind. NO PETS — PLEASE, NO EXCEPTIONS We love animals, but our lake house and property have a strict no-pet policy. We occasionally receive requests asking whether we can make an exception for a particularly small, quiet or well-behaved pet. Unfortunately, we’re unable to make individual exceptions, so please keep this in mind before booking. If bringing your pet is an important part of your trip, there are pet-friendly properties available around Keuka Lake. Airbnb allows you to include pets as part of your search so you can find a property that will be a better fit for your entire family. We appreciate your understanding and cooperation! SUMMER LAWN & PROPERTY MAINTENANCE We work hard to keep our large lakefront lawn and grounds looking their best. During the growing season, however, Mother Nature doesn’t always cooperate with our check-in and checkout schedule! Periods of rain can delay mowing, and during stretches of warm, wet weather the grass can grow surprisingly quickly. For longer stays, there may occasionally be a need to mow or perform routine exterior maintenance while guests are at the property. If that happens, we’ll communicate with you first and arrange a mutually convenient time. We’ll always make every effort to minimize disruption to your stay while keeping the property comfortable and well maintained. SHARED DRIVEWAY + PRIVATE PARKING Although the lake house has its own private parking area and private portion of the driveway, the beginning of the driveway from the main road is shared with several neighboring lake properties. Please drive slowly and courteously along the shared portion of the driveway and be mindful of our neighbors coming and going. Once you reach our property, there is ample private parking and room to turn around. We ask that all guest vehicles remain in our designated private parking areas and never block the shared driveway or access to neighboring properties. PRIVATE PROPERTY + NEIGHBORS The house, yard and waterfront are private for our guests to enjoy, but like most lakefront communities, we have neighbors on both sides of our property. We ask guests to be considerate of our neighbors, particularly with outdoor noise and activity. Please enjoy yourselves, gather around the fire pit, have dinner outside and make some wonderful memories—just remember that we all share this beautiful lake and want everyone to be able to enjoy it. BOATING & WATER SAFETY Keuka Lake is an amazing place to boat, kayak, paddleboard and swim, but water safety is extremely important. If you plan to operate a motorized boat during your stay, please familiarize yourself with current New York State boating laws before heading out. New York State requires operators of motorized watercraft to have the required boating safety certification. If you don’t already have the required certification, please contact us and we’ll be happy to point you toward information about approved boating safety courses. When using our kayaks or stand-up paddleboards, please take an appropriately sized life jacket with you. We provide a selection of life jackets ranging from infant through adult large, but guests are responsible for selecting a properly fitting life jacket and following all applicable New York State requirements regarding their use. Please also operate boats slowly and carefully near our waterfront and other shoreline areas. Be especially mindful of swimmers, kayakers, paddleboarders, sailboats, docks, rafts and other boaters. New York boating rules generally require boats to travel at 5 mph or less within 100 feet of shore, docks, rafts/floats, and anchored or moored boats, with certain exceptions and additional local rules potentially applying. The lake is shared by all of us. A little courtesy, common sense and extra caution around the shoreline goes a long way toward keeping everyone safe and making Keuka Lake enjoyable for everyone.
