Studio Cottage with loft. Private, quiet, safe, super-cute, and comfortable. Close to town and nature. The space We have done everything we could think of to make our cottage comfortable and functional. There is a fully equipped kitchen, wifi, a king size foam mattress in the loft and a full-size sofa bed in the living room area. The sofa bed is firm and gives great support - unlike many sagging and squeaking sofa beds - and, in the closet, we have an optional, 3", high-quality memory-foam topper with a silky-smooth mattress cover, which you can put on top of the sofa bed, in case you prefer a softer mattress (I tried it with the memory foam topper, and it's truly luxurious). We also have both feather and non-feather pillows, so if you're allergic to feathers, you don't have to bring your own pillows. There are multiple USB ports on either sides of both beds, in the kitchen, and by the round table on the ground floor. We also have an Apple TV, box, so you can access your favorite subscription channels and many other free channels. There is remote controlled central air conditioning and heating, along with two, extra, in-wall heaters for very cold winter nights, so no matter what the weather, you can be comfortable and cozy inside. Alexa (Amazon’s Echo Dot), is there to play music and answer questions. There is a washer and dryer. And we have a small, brick patio, with outdoor furniture. The property is completely fenced in, quiet, and private. We provide off-street parking for one car. There is a small, remote-controlled skylight over the mattress in the loft. The cottage is equidistant from downtown San Anselmo and downtown Fairfax. ********************************************************************************** The center of the A-frame ceiling of the loft, at the highest point, is 46" from the floor. The mattress in the loft is 10" thick, so from the mattress to the highest point is 36". The highest part of the ceiling is centered over the mattress, and stretches at full height from left to right, for 34", and then slopes down to the lowest point at the edges of the mattress, at about 27" above the mattress. Our cottage has been rented as a dwelling, long-term, to couples and individuals for 35 years, and no one has ever complained about sleeping in the loft. Our last tenant, who was 6' tall, lived in the cottage for 16 years without a complaint about the height of the ceiling above the mattress in the loft; but in any event, know that there is a full-size, extremely comfortable sofa bed in the living room area, in case you don't like sleeping in the loft. Other things to note Nightly rate increases $15 per night for each of third and fourth guests. The garbage and recycle cans are beneath the stairs of the main house, along the path to the cottage. We put the cans out to the curb on Mondays for Tuesday morning pickups. When it's raining, I put away some of the patio furniture so it doesn't get ruined. We love and are respectful of our neighbors. Please keep noise levels down. Please try to remember to wipe your shoes well, or remove them in the house, and please don't ever wear shoes in the loft. So far, since November 2017, the wifi has been reliable, and I periodically check to make sure the connection is good in the cottage, but I can't guarantee that the wifi will be working. Same thing for the DirecTV reception. If something goes wrong with either the internet connect or the satellite dish, there is nothing I can do about it on short notice; I’ll have to deal with the provider (AT&T and DirecTV). Nobody has been without signal so far, but since I have no control over the providers, I do my best to provide service, but I don't guarantee internet service or TV reception.
