~RIVERFRONT ESCAPE ~Our family has owned and made so many memories on this property for over 100 years! You can enjoy this riverfront home on the historical Old Ingram Loop. We have over 280 feet of private river frontage for you, your family, and friends to enjoy and make your own memories for a lifetime. The space Our home is a spacious 3 bedroom, 2 bath home. Inside we have a large living area for everyone to hang out in, catch up, watch movies, or play games. Passing through our living room you will then enter a fully stocked kitchen with all the basics needed to prepare meals or just a simple cup of coffee. On the other side of the kitchen you will find a dining area for your family that seats 6 and a bar area that seats 3. After a long day on the river you will be able to retire in one of the 3 bedrooms. Our primary bedroom is a King Bed with luxury linens and and en-suite bathroom with bathtub and shower. Our second bedroom is a Queen bed and twin bed. Our third bedroom is a full size bed. The second and third bedrooms share a bathroom that has a shower. Outside is the reason to visit our home. You will find a large porch with a grill to show off your skills and a dining table for those evening meals. Grab your favorite beverage, one of our rocking chairs, and enjoy some of the prettiest Texas river front views. Our Texas sunrises and sunsets are something you do not want to miss. If you wanting to explore more than the river we are located very close to local antique shops and restaurants. We are looking forward to hosting you, your family, and friends. We hope you will make many memories here. *Please feel free to bring your kayaks or use ours. We have two kayaks on site with 2 adult life jackets and 2 child life jackets** State Law requires the following when using any water craft in our lake, rivers, oceans- Children under the age of 13 years old must have a life vest on at all times. Children/Adults over the age of 13 years old must have a life vest for each person on the water craft at all times. It is recommended for all persons to wear a life vest while using the water craft. *The exterior of the home is under 24 hour surveillance for safety and security.* There are outdoor cameras located: ~ The front door area. ~ Back porch area pointing towards river ~ Side of back porch ~ Side of home pointing towards garage Guest access You will be able to access the house and the 2 acres Other things to note This location is over 2 acres of land. There is plenty of room to have a great time outside. We want to make sure your experience is great, so please take note of a few things: **With over 280 feet of private river frontage, you are a short walk upriver to get to deeper waters*** - Always wear shoes when walking around the property... there are stickers! - River shoes are great to bring as you explore the river bed - We are not short of any bugs, so mosquito spray is great to have on hand - We find that kids love to catch the minnows; having a small fish net is not a bad idea to have a little fun. - Bring a flashlight if you plan to walk around the river at night - Can I catch bigger fish? Absolutely! You can access the dam up river to fish deeper waters or walk down down river to access some great fishing holes. - We are being impacted by a drought, therefore fire ants can make their way to the surface when we have brief rains; please beware of newly created fire ant mounds **INGRAM AND SURROUNDING AREAS ARE CURRENTLY UNDER A BURN BAN***NO OUTSIDE FIRES ARE ALLOWED AT THIS TIME****THIS IS COUNTY AND STATE LAW****
