Our bright circa 1880 Victorian facing Jefferson Park and the city skyline is fully stocked for your convenience. A brisk walk from the river system, hospital, downtown festivals, and groceries, we cater to cycling enthusiasts, historians, ghost hunters, medical trainees, remote workers, and everyone else! The space Come share in our hostel-like community and quirky historic home ♥ Our spacious, two-story Queen Anne Style house, with elegant pocket doors, 10-foot high ceilings, and park-front, hand-blown bay windows, offers the best of a quaint bed and breakfast in the unbeatable location of Richmond’s most historic neighborhood. Our vibe is closer to a co-op than an upscale hotel, and we love to have guests looking for that kind of communal experience in a great location. We invite guests to crash in our living room or bring a pet or two to stay in one of our private bedrooms. A word to the wise is that the extra dust and clutter we do our best to keep at bay is part of the charm of this old house and bustling community. This listing is for Suite 204—our upstairs two-room bedroom and office suite with a shared full bathroom. This space has an occupancy limit of three, including a full-size bed for two and a barebones twin sofa bed and sleeping bag for one. It’s perfect for remote workers who appreciate the dedicated private office space and extraverts who love a separate private living area to entertain! Guest access Generally, all areas in our house are accessible outside of private rooms. The main exception is the laundry room, which is through a private sleeping area. All laundry services must be arranged in advance, or you may choose to bring your laundry to our neighborhood laundromat. We thank you for your understanding! PROPERTY ENTRANCE AND LAYOUT Our home is the pastel yellow Queen Anne Victorian with red accents, across the street from the northeastern corner of Jefferson Park. Standing on the brick sidewalk facing our front garden plot, there are steps up to the front porch on the left and a pathway to the right leading to our smartlock side entrance. Our trash and recycling bins are at the end of the pathway right before the gravel driveway in the back. The side entrance opens into a short hallway leading into the downstairs kitchen. The alarm keypad is found immediately inside the side door to the right, followed by the door to the pantry, where the downstairs electrical panel is located. Suites 101A/B are found down the hallway to the right, with access to the laundry room and downstairs full bathroom. The dining room and living room, with Suites 100A/B/C, are to the left, towards the front of the house. Beyond the living room is the front entry, with our shared half bathroom and main staircase. Upstairs, to the immediate left is Suite 202, and down the hallway towards the front of the house is Suite 201, the upstairs master bedroom. Straight ahead from the stairwell is the breakfast nook, where the kitchenette is located, and then Suite 204, the two-room suite. The shared upstairs full bathroom is through the middle door from the kitchenette area, with Suite 203 immediately to the left of the kitchenette. SMARTLOCK AND SELF CHECK-IN The August app is needed to enter the house for the first time. After entering the house, please make sure to lock the deadbolt manually and to not lock the door handle, as this will prevent other guests from entering the house. Our exterior doors are original and expand and contract with the seasons. When exiting from the front, please push your foot against the exterior front door stop to pull the main door fully closed. When exiting from the side, please pull the side door fully closed and use the August app to lock the deadbolt. After entering or exiting, please check that the doors cannot be reopened without a key or the August app. House and room keys are found in your bedroom door or by the side door entrance. COMPLIMENTARY LUGGAGE STORAGE We offer complimentary luggage storage the morning before check-in and in the afternoon after check-out, just ask ahead of time! SHARED FOOD AND OTHER CONSUMABLES We love to share and keep things simple. We do ask everyone to please proactively chip in or reimburse us for any consumables you use, like grains, flours, nuts, legumes, seeds, oils, vinegars, and spices, and return used items to the original shelf. For convenience, we have organized vending machine-type snack foods by price (either $1 or $3), as well as drinks and a few quick, nonperishable meals. Our kitchen is fully equipped with cookware, utensils, and various appliances, including a Nespresso coffee machine, coffee grinder, dishwasher, Instant Pot, immersion blender, toaster oven/air fryer, bread maker, oil fryer, crock pot, kettle, portable induction stove, full-size electric stove, and full-size oven, as well as two refrigerators and a chest freezer. If you have any trouble finding anything, please don’t hesitate to ask! ACTIVITIES FOR EVERY SEASON We have a huge selection of activities available, including self-guided walking and bicycling tours. We have a badminton set, frisbees, and a portable, inflatable, two-person kayak for rent on the James River. For rainy day activities, we have board games, playing cards, book exchanges, and coloring sheets. Our exercise equipment includes a weight set, pull-up bar, bike trainer, and bike rack. Jefferson Park, directly across the street from our house, features an outdoor exercise circuit with equipment following the lower path and a children’s play structure near the pavilion accessible by the upper path. We can also show you RVA’s rock climbing scene and where to find the best crags! PAID AMENITIES Laundry—In-house overnight laundry services may be available, or else daytime access to the laundry room may be arranged in advance, for $4.50 per load with detergent included. Sorting, ironing, and folding are not included, however, guests are welcome to use our iron, ironing board, and steam press. Alternatively, laundry services can be arranged with our cleaning crew or at the local laundromat. Printing—In-house printing is available for $0.25 per page. Please send print requests via email per the instructions on the printer. Consumables & Rentals—A selection of foods, drinks, and forgotten necessities is available for free or purchase at-cost, and certain equipment is available for rent. Please check out our house manual after booking! Housekeeping—Additional daily room cleaning service may be available upon request for $90 per hour, or approximately $45 for a quick bedroom service without a linen change. GARBAGE DISPOSAL AND RECYCLING Our large trash and recycling bins are located at the end of our side alley. City collection is in the morning on Thursdays, or on Fridays following a holiday. Recycling is collected every other week. We have a mid-sized black trash bin for our yard waste, which we must move into the large trash bin in the evenings on Wednesdays. (Please do not use the mid-sized black trash bin for household waste, because it will have to be moved by hand into the larger can.) During your stay We're busy health professionals who love to socialize when we have the time! Tell us what kind of adventure you're seeking, and we will do our best to help make it possible. We have self-guided walking and cycling tours to RVA and the surrounding areas (including ghost and historical tours), as well as sports equipment for rent. Ask if we’re free to take you climbing or bicycling, or join us for seasonal evening dog training and yoga in the park. PRIVATE YOGA AND BODYWORK For a holistic vacation, schedule a private 30-, 60-, or 90-minute session with Zoe, a certified personal trainer and RYT-500 yoga instructor in-training. A 90-minute session is recommended for a chronic pain assessment, therapeutic exercise training, and targeted bodywork. PRIVATE BICYCLING TOURS Reserve one of our professionally-maintained carbon race bikes and head out on a self-guided cycling tour of historic plantations to Jamestown colonial settlement, or see if we’re available to guide you! We have routes available for every cycling level. PRIVATE ROCK CLIMBING INTRODUCTION Whether you are exploring rock climbing for the first time or are a seasoned top roper interested in sport, ask us to guide you through safe climbing practices at our nearby outdoor crags. Schedule a 2-hour session tailored to your needs. Learn about anchor-setting, harness safety, knots, belay device use, rope management, safe falling practices, and good climbing technique. For weekend trips, we may be joined by a geologist from the American Museum of Natural History. Other things to note This listing is for a private bedroom/PUBLIC sleeping area in a shared, animal-friendly household that allows overlapping pet guest bookings. All spaces indoors and outdoors are shared except for specifically designated private bedrooms and bathrooms. Alternatively, the entire house may be reserved, including accommodations for 20 overnight guests, in advance for $1,449 per night. FRONTLINE HEALTH WORKERS: Thank you for your service!
