This is not a party house and no loud parties are allowed The space Home features 3 Bedrooms, two full baths, Formal Dining Room with for seating 8, Family Room with Flat Screen TV, Living Room with Flat Screen TV, Master Bedroom with Flat Screen TV. Washer and Dryer, YouTube TV with Roku Streaming Stick, WiFi Internet access, and a Two Car garage with opener. Guest access Guest have access to private back yard and patio. Patio features BBQ and dining table for 6 Other things to note NOTE: Cleaning fee of $200.00 with Pet fee of $200.00 per pet per stay. We allow Dogs, but no Cats are allowed in the Home. This is a Non-Smoking House. Maximum Number of Guests is 6. Guests will be required to sign Rental Agreement Below SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between John Carias (“Homeowner”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1.Property. Property Address and access information will provided 72 hours before check in The property is furnished. 2.Rental Party: The rental party shall consist of Guest and the following persons: 3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. 4. Term of the Lease. The lease begins at 4PM on the “Check-in Date”) and ends at 10 AM (the “Checkout Date”). Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Rental Rate and Fees A.Deposit: No Security Deposit is collected from Guest, but per our pricing on AirBNB Website Guest is liable for up to $1,000.00 for any damages caused by guest during their stay. Guest will not be liable, provided no deductions are made due to: i.damage to the property or furnishings; ii.dirt or other mess requiring excessive cleaning; or iii.Any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Rental Rate. Per quoted on AirBNB Website B.Payment in full shall be due Upon Date of Booking: 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the Fees and Deposit will be refunded as follows: 50% refund up until 1 week prior to arrival, except fees. Cleaning Fees always refunded if Guest does not check in The AirBNB Service Fee is non-refundable. Accommodation fees (the total nightly rate you’re charged are refundable in certain circumstances as outlined below If there is a complaint from either party, notice must be given to AirBNB within 24 hours of check-in AirBNB will mediate when necessary, and has final say in all disputes. A reservation is officially cancelled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard >Your Trip>Change or Cancel Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by AirBNB for any other reason permitted under the Terms of Service. Please review these exceptions. Applicable taxes will be retained and remitted. 10. Payment: Acceptable payment methods are Personal Check and Credit Card. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.____ 3.Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. 4.The Unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise._____ 5.Keep the property and all furnishings in good order_____ 6.Only use appliances for their intended uses______ 7.PETS are permitted for additional fees only with prior approval, please refer to the Pet Addendum below. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. ____ 10. Fireplace: The fireplace is vented Wood Burning. Please do not throw any paper or other combustible materials in the fireplace. If using Fireplace clean after each use._____ PET ADDENDUM It is hereby agreed by and between John Carias (Homeowner) and (Guest) that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum. Guest to pay additional pet fee in the amount of $100.00 per pet per stay 2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request): A.Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. 3. Guest is responsible for cleaning up any/all pet refuse. 4. Any evidence of pets on furniture may incur extra cleaning fees. Sheets to cover Furniture are provided for pets. 6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. 7. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. 8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. 9. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on patio, or porch. 10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
