We just ask that you treat the space and the surrounding community the way you'd want your own neighborhood treated. Quiet hours are 9 PM – 7 AM — this is both our house policy and Arvada city law. That means keeping noise inside after 9, keeping voices and music low on the patio and in the backyard, and being mindful when coming and going late at night. The hot tub is yours all night — just keep the volume down after quiet hours. We're not asking you to go to bed early; we're just asking you to be good neighbors for the evening. Please note that a 3% cancellation fee applies to all bookings. This fee covers the cost of processing payments through Stripe. Guest access Guests have full, private access to the entire home — both levels, the backyard, and every amenity listed. There are no shared spaces with other guests or hosts. Main Level - Full kitchen, dining area (seats 12), living room with Smart TV, 3 bedrooms (1 king, 2 queens), and 1.5 bathrooms. Step outside to the backyard patio with a gas BBQ grill and your private hot tub — heated year-round and available 24 hours. Lower Level - 3 bedrooms (1 king, 2 queens), a full bathroom, and the game room with foosball table, dartboard, Smart TV, and board games. A great separate hangout space for kids, teens, or anyone who wants their own zone. Arrival & Parking - Check-in is fully self-guided via smart lock — your unique access code will be sent before arrival. The carport and driveway accommodate multiple vehicles, with additional street parking right out front. Everything Included - All bedrooms, bathrooms, the kitchen, both living spaces, backyard, hot tub, game room, and all amenities are yours for the duration of your stay. We also stock a starter supply of the essentials — toiletries, paper goods, coffee, laundry detergent, dishwasher pods, and more — so you can arrive and settle in without a shopping run. Other things to note 📐 Layout Details (so you can plan ahead) The home spans two full levels. The main floor has 3 bedrooms, a full kitchen, dining area, and living room. The lower level has 3 bedrooms, a second living/game room (foosball + darts), and its own hangout space — great for splitting two families or giving different generations their own zone. Note that one of the lower-level bathrooms is accessed through a bedroom, which is worth factoring in when assigning rooms to your group. Just ask us and we'll help you figure out the best sleeping arrangement before you arrive. 🛏️ Beds & Sleep 2 kings and 4 queens, all with memory foam mattresses. Multiple guests have said it's the best sleep they've had at an Airbnb.
