Please read the following carefully, as it contains everything you need to know about the property, its location, and answers to frequently asked questions. Important Notes This property is licensed for a maximum of 7 guests. Situated in a quiet residential street, this home is not suitable for loud groups, parties, or antisocial behaviour. We ask all guests to respect our neighbours and the peaceful nature of the area. 📍 Location & Transport We highly recommend having a car during your stay. While there are local bus routes nearby, the property is not within walking distance of Inverness city centre. Our home is in Stratton, Culloden, a modern residential development located between Barn Church Road and the A96. It’s just 4 miles (about 10 minutes by car) to central Inverness, with excellent access to the A96 — making travel to Elgin, Aberdeen, and beyond simple. Transport highlights: 🚌 Regular local buses run from nearby stops into Inverness and surrounding areas 🚆 Inverness train station: 10–15 minutes by car ✈️ Inverness Airport: 15 minutes away 🌄 Nearby Sights & Attractions Culloden Battlefield & Visitor Centre (10 mins): A must-see historic site offering insight into the final battle of the Jacobite rising. Fort George: A stunning 18th-century military fortress on the Moray Firth, with dramatic coastal views and fascinating military history. Still an active army base today. Clava Cairns: Atmospheric ancient burial sites and peaceful walking trails. Inverness City Centre: Explore the River Ness, Inverness Castle, shops, restaurants, and traditional pubs. Inverness Retail Park (5 mins): Includes a large Tesco, chain restaurants, cinema, bowling, and more. Loch Ness & Urquhart Castle: Around 30–40 minutes away — ideal for a scenic day trip. 🛍️ Local Amenities Within a short drive: Large Tesco supermarket and Inverness Retail Park with restaurants, shops, and entertainment options. A short walk into Culloden: Local pharmacy, post office, bakery, butcher, small shops, and a pub. This is a quiet, modern residential neighbourhood, designed for comfort and convenience — not tourist hustle and bustle. If you're looking for a clean, contemporary home with free parking and easy access by car, this is the perfect base. But if you're expecting a quaint Scottish cottage with a log burner in the countryside, or a property right in the city centre, this probably isn’t the right fit — and we’d recommend searching for something more central or traditional. 🏠 Property Overview Living Room A bright, comfortable space with two leather sofas, an armchair with footstools, a wall-mounted smart TV, and WiFi throughout the home. Kitchen Fully equipped with: Oven, hob, fridge/freezer, microwave, and dishwasher Essentials like salt, pepper, tea, coffee, utensils, and cookware We ask that the kitchen is left in a reasonable condition: Rubbish placed in bins Food/cooking mess tidied away Dishwasher loaded and left running at checkout — perfectly fine! Dining Area: Dining table with 6 chairs Breakfast bar with 2 high stools Bedrooms: 3 rooms with king-size beds 1 single bedroom Space for 2 infants in travel cots (available on request) Blackout blinds and curtains in all rooms Fresh bed linen, pillows, and duvets provided Bathrooms: 1 en-suite 1 family bathroom with bath 1 downstairs WC Towels, hand soap, and basic toiletries provided. Gardens: The property has a small outside garden/yard and detached secure garage. Electric Vehicles are not to be charged at the property. There are charging points at Tesco in the retail park nearby. Use of BBQs, bonfires, chimineas or any open flames in the garden is strictly prohibited. 🕓 Check-in & Checkout Check-in: From 4:00 PM We can’t guarantee early access, but if the house is ready earlier, we’ll let you know on the day. Checkout: By 10:00 AM If you’d like a late checkout, please enquire at least 24 hours in advance, and we’ll do our best to accommodate. We typically arrive shortly after 10 AM to begin cleaning and laundry. It’s uncomfortable for everyone if we have to ask guests to leave, and it puts pressure on our cleaning schedule. While we understand unexpected delays happen, please respect our time and the next guests arriving later that day. Other things to note Please book for the amount of people you intend to stay at the property. The Highland Council's strict licensing requirements mean a Maximum of 7 people are allowed to stay at the property. No extra guests are allowed at any time.
