Situated a 50 min drive from Melbourne- 28km from Daylesford, 38 Km to Ballarat and 65 Km to Geelong. 'Karmya Farm' really is the epicenter of diverse experience. 'Karmya Farm' is country meets modern rustic, with large open plan kitchen, vast dining table for 12, generouss bedrooms, 2 living areas and a study. Enjoy our luxury hotel linen, while you lay your head to rest in our main king suite, with full ensuite and walk in robe. Open the electric remote luxaflex blinds, as you encounter the sun rising and the north view of the Valley. Bedroom 2, equipped with complete block out blinds contains a double bed with spacious room and walk in robe. Bedroom 3, houses 2 single bunk beds with walk in robe and will the perfect place for the children to have a sleep over and be entertained. The study can sleep 1 on a fold out sofa bed. All rooms are provided with fresh, crisp laundered towels. The main living area has a wood fire heater, there are also 3 split systems throughout the home, to ensure you are warm in winter and cool in summer. Double glazed windows ensure you are comfortable all year round. Whether you like to hike, visit markets or historical land marks or just snuggle by the fire after an evening of enjoying good food and wine, this stay will be sure to impress. In the summer months, enjoy our dam for swimming. Or visit nearby pikes creek 3.6km away for all of your watersport activities or many Blackwood River spots or Ballan Swimming pool. Enjoy motorbike riding in the Wombat State Forest, hiking or visit our nearby waterfalls. Experience local eateries, a short drive away. Wifi internet and Two Flat screen TVs are also provided in the Home. For your breakfast, lunch and dinner pleasure, visit the cafes and wine bars in Ballan- 7km away or pop into the Blackwood Post office 13km for amazing coffee, cakes and toasties. A little further in Trentham, visit Erics cafe/wine bar or Hotel Trentham and you will find the best breakfast and lunch menu or on into the afternoon a wonderful assortment of wines. Guest access Front door access can be found to the rear of the property. Here you will find entry with a coded key lock box. Other things to note The accomodation fare includes 2 Adults. Any adults staying above 2 adult guests are charged at $63 per person - per night. There is no garage access to our home however, there is ample parking throughout the property. There is no access to the laundry. The nearest laundromat can be located in the townships of Ballan or Bacchus Marsh a short 7-10 min drive away. There is a $50 pet fee charged at the time of the booking. This allows for additional cleaning services related to pets. Wood for the internal fire can be found next to wood heater and a small amount is provided externally. The fire will always be set ready for your cozy winter farm experience. If you require fire wood for an outdoor fire or constant burning, this can be bought from Crossroads or IGA in Ballan. We have provided a hanging chair and an outdoor setting for your complete relaxation and entertainment. You will also find the BBQ behind the garage. All we ask is that you return these spaces to their initial state, including storing away hanging chairs and tying down outdoor chairs and the BBQ cover.
