This private room is located on the second floor inside the fully restored 1800s Farmhouse which has two additional guest rooms and is where our guests can enjoy our daily complimentary breakfast service from our cozy dining room or our covered porch with pond and farm views. Guests can enjoy breakfast on the lower level. All guests have access to the entire property grounds and can use the covered porch to dine, sip, and relax. Our outdoor fire pit is a great place to stargaze and toast up some s'mores! From May 15 through September 15: - Enjoy a complimentary first round of drinks on the Farm House porch during seasonal happy hour! - A free shuttle service is provided to our guests to and from Callicoon NY in the evenings. During your stay Delanie, our on site innkeeper is available throughout stay. Delanie as well as co-hosts Susanna and Stephen are happy to answer pre-booking and arrival questions! Other things to note - Check in time is after 3pm with our Inn Keeper. - Breakfast can be prepared to-go or made to accommodate dietary restrictions, just let us know the day before. - Room capacity should not exceed that listed for each room and will incur a $100 fee a night ( plus applicable taxes) if maximums are exceeded. - Smoking is not permitted anywhere within the Inn. Smoking in room will result in a 250.00 cleaning fee. Smoking is permitted on the porches of the Inn and on the grounds. Please make sure to clean up after yourself and be courteous around guests. - Our Farm house rooms are pet free, however, our Barn Suites are pet friendly (see host profile for other room options) - You will be in the countryside, animals, and other critters share this land with us, this is a part of nature and why you are here :-) Guests must keep doors closed while going in and out.
