A place where you can take a deep breath and be yourself. Here's what you'll find in this beautiful 3 bed/3 bath Wash Park home: OUTSIDE Enjoy the lovingly tended perennial gardens from either the covered front porch with sofa, glider and arm chair or one of several seating areas, including a new comfy-as-anything sofa, two vintage settees or 8-person dining table in the private backyard. Adding to the sense of privacy and oasis, two fountains add an element of hush seasonally. Outdoor dining is at its finest with a Primo charcoal grill and Italian pizza oven. The detached garage, built to look like a carriage house, is strung with twinkle lights and is available for your convenience (at least one vehicle will fit, two if they're small) THE GEM INSIDE You'll find everything you need to live comfortably right inside. Enjoy any number of living spaces (Living Room, Sunroom (family room), Office/Meditation space, and Yoga/Dance/Workout Studio as well as the essentials: Kitchen, Dining Room, and Laundry. While maintaining and respecting the original lines and character of this 1906 home, every space was taken down to studs, some were expanded, and all were rebuilt with timeless materials, quality workmanship and meticulous attention to detail. No corners were cut and you can feel that in every single room. Underfoot on the main level, you'll feel the warmth of solid hickory floors, some of which are covered in hand-knotted wool and silk rugs. Upstairs you'll enjoy soft carpet (cleaned multiple times a year) as well as more hickory and hand-knotted rugs, marble (heated seasonally) and tile. Every room has custom window treatments, adding to your privacy and ability to control light. All bedrooms have room-darkening window treatments, designed to keep most, but not all, light at bay for those who want extra time to rest and restore. Every room has multiple lighting levels and fixtures and nearly everything is on a dimmer. For those who need to keep stairs to a minimum, there is a bedroom with adjoining bathroom with shower on the main level. As my personal home and because I love to feel at home in it, I've kept every creature comfort and life's little luxuries that I've discovered along the way - such as original artwork, rare and precious minerals and whatever else may have caught my eye - available for your enjoyment, down to the ice-chilled glasses in the freezer. Each space is full of character and designed for your comfort - a cozy throw is nearly always within reach: ENTRY AND LIVING ROOM - Inviting and Interesting Cozy up to the gas log fireplace in cooler months or the beauty of the gardens in bloom from the picture window in warmer months. Either way, you'll be sitting in comfort on a vintage mohair sofa and hand-crafted arm chairs, with the softness of fine wool rugs underfoot. Yoga mat, foam roller and medicine ball are provided Note: The cork flooring can be slippery, especially in sock feet - please be careful LAUNDRY - Full size front loading washer and dryer and most of what you'll need to do laundry during your stay are provided for your convenience. Note on the Fountains: While most times I am successful in keeping them up and running, leaves, bugs and all manner of things find their way into their little motors and wreak havoc. As such, I will do my best, but cannot guarantee their operation. The Entire Home The only areas that are excluded are the primary bedroom walk-in closet and basement closet. Don't worry, there's plenty of storage! While the walk-in closet is locked off, you'll have plenty of space for all your things in the Primary Bedroom. The closet in the bathroom is fully available and includes a custom Elfa system with short and long hang storage with plenty of hangers, shelves, six (6) drawers and two (2) shoe pull-out drawers. In addition, there is a beautifully refinished vintage mahogany twelve (12) drawer dresser in the primary bedroom. Bedrooms 2 and 3 each have a closet outfitted with an Elfa storage system that includes hanging space, shelves as well as drawers. I want you to love, love, love your time at The Gem! The home is a little more complicated than most due to all the little features that have been added or preserved - like the fountains, pizza oven imported from Italy, Primo charcoal grill/smoker, air jet tub, touchless kitchen faucet. Washington Park is one of Denver's most sought after neighborhoods with turn-of-the-20th-Century homes. Only 7 blocks away from Washington Park, which is one of the area's most beautiful parks with lovely spots to sit and enjoy as well as running and biking paths, flower gardens, ponds, volleyball nets, and tennis and basket ball courts. The property is walking distance to many restaurants and shops on Gaylord Street, South Broadway and a short drive to South Pearl Street, which also hosts a farmers market seasonally on Sundays. 10 minutes from downtown, less than 1/2 a mile to the light rail, and quick access to I-25, this property is both quiet and close to nearly all Denver has to offer. A detached garage is available for your use - access is via the alley. The Gem is midblock and has a basketball hoop. Street parking also is available. Typically, right out front. If you park on the street, please note Denver's street sweeping schedule: DO NOT PARK ON THE WEST SIDE OF THE STREET (the side of the street that the property is on) THE FIRST WEDNESDAY of the month - May- November - for street sweeping. On that day, park on the East side of the street and all will be well. Be SURE to move your vehicle before 8AM as the City hands out tickets like candy on that day. The same rules apply to the East side of the street on the first Tuesday of the month (May-November). Short Uber and Lyft rides can get you nearly anywhere you need to go Make Yourself At Home: No parties allowed and no smoking in the house of any kind. You're welcome to kick your feet up, but please leave you shoes at the door. The kitchen is fully stocked - please feel free to enjoy what is there and replenish what you use. QUIET HOURS The property is on a particularly lovely and quiet block in Wash Park West. Please be especially courteous of neighbors and the quiet hours (9pm to 8am). MINERAL SPECIMENS - PLEASE DO NOT TOUCH Most, if not all, of the mineral specimens on display have sharp, jagged, delicate edges and can tip and shift easily. For your safety and that of the mineral specimen, please do not touch or move. NOT CHILD-PROOFED Please note that this home has not been child-proofed in any way whatsoever. As such, it may not be the best fit for families with small children. PET POLICY Guests' well behaved canine companions are welcome (up to two). There is an additional fee of $200 for the 2nd pup. Pup bathroom breaks are best done on a walk around the block. On property, to ensure the grassy areas look and feel beautiful for all guests, bathroom breaks will need to be confined to a mulched area in the back of the backyard. Extra and special care is taken to thoroughly clean the home before and after each guest. But even so, it may not be the ideal fit if someone in your party is allergic to dogs.
