Welcome to your home away from home! Room number 2 is comfortable, clean, air conditioned, and in a FULLY renovated home, in a safe and quiet neighborhood, with plenty of free street parking. The property is centrally located: Only 10 minutes from the airport and downtown Buffalo and 30 minutes to Niagara Falls. Your room features high quality furnishings and a brand new queen sized Posturepedic mattress. The space is extremely clean as I wash all bedding including comforters between each stay. The space There are two bedrooms on the first floor and three bedrooms on the second floor. I live downstairs and your room and shared bathroom (shared with 2 other rooms) are located upstairs. You will have a private entrance (the side-door) which you will access with a code and will need to take two flights of stairs (19 steps) to reach your room. The space also features a kitchenette suitable for heating and refrigerating food (not cooking), and includes a refrigerator, a freezer, a microwave, an electric hot water kettle, a coffee maker, and free coffee. Guest access You can check-in any time after 4 pm but if you are checking-in when others may be sleeping (9 pm - 8 am) I ask that you are considerate of others and try to keep noise at a minimum. Free street parking is available adjacent to the home on the streets directly in the front and the back of the property. The home is accessible from both streets, so if you park in the back you won’t have to walk any more than if you had parked in the front. I suggest parking behind the house since that street has significantly more parking spots available. The driveway on the property is too narrow and unsuitable for parking so I ask that you refrain from parking on the driveway. You are allowed to use the driveway temporarily (15 minutes or less) to load/unload your luggage if you’d like. During your stay I live downstairs and I’m available during your stay if you need any help. That also means they may come with shared spaces, a sense of community, and the expectation of mutual respect. However, if you’re seeking a clean, respectful, and affordable space, you’ll be very comfortable here! 📋 House Rules ⚠️ Required Reading – Please Read Before Booking Welcome and thank you for considering my home for your stay! Please review the rules below carefully before booking to make sure this listing meets your needs. Reading these is not optional—it’s part of your agreement when booking. If anything listed here doesn’t work for you, this may not be the right listing for you. ✅ 1. Local Residents If you live locally, please do not book. Due to prior issues with parties and guests overstaying, I do not host local residents. Reservations from local guests will be canceled. 🚿 2. Shared Bathroom The bathroom is shared, so please limit your use to 15 minutes per visit, especially during mornings and evenings. Use your in-room mirror for hair and makeup. Avoid phone use in the bathroom. Please leave the restroom in order and the way you found it, for the next person to enjoy. Since the bathroom is shared, please do not leave your personal belongings behind. Toiletries and washcloths are provided. 🚽 3. Toilets Only flush toilet paper. All other items (wipes, sanitary products, etc.) must go in the trash or else they will break the plumbing. A plunger is provided in case of clogging. 🪪 4. ID & Guest Info Your profile must include your legal name and a clear face photo. After booking, message me the full names of all guests. Please note that third party bookings are against Airbnb’s Terms of Service and are strictly prohibited. Unregistered guests are not allowed and will result in either cancellation or a $35 per person/per night fee based on host discretion. Guests may be asked to show government ID at check-in. 🚗 5. Parking You may park on the street in front or behind the house—both are free. The driveway is off-limits, except for brief (15 mins max) loading/unloading. Do NOT block any driveways—you will be towed without warning. 💡 Extra Parking Behind the House: Directly behind the house is a repurposed school. You may park in its lot, but: Try the street first. Park along the outer edges only. Do not block entrances, dumpsters, or create a hazard. 🍽️ 6. Kitchen Use This listing includes a kitchenette only (fridge, microwave, etc.). Cooking is not permitted. If you need a full kitchen, please search listings with that amenity. 🔇 7. Quiet Hours Quiet hours are 9 PM to 8 AM. Please avoid loud music, TV, or conversations during this time. Guests may come and go freely—just be respectful if others are sleeping. 🛎️ 8. Check-In Rooms are upstairs (19 steps). Self check-in instructions (with photos) will be available in the Airbnb app 48 hours before your stay under “Trips > How to Get Inside.” You may check in any time after 4 PM. If arriving late, be quiet to respect others. Please remove your shoes at the door—this is an allergy-sensitive household. ⏰ 9. Check-Out Check-out is strictly by 10 AM. I clean the space myself before work and cannot accommodate late check-outs. Late check-out will result in a $100 fee to cover emergency cleaning costs. 🧼 10. Shared Items Bathroom and kitchenette are shared, so please: Dry wet floors with a washcloth (provided). Return the filtered water pitcher to the fridge. Dispose of coffee grounds and trash properly. All tap water is safe to drink. 🛏️ 11. Bedding Extra pillows and blankets are in your closet. To maintain cleanliness and prevent pests, outside bedding is not allowed. 🧹 12. Clean-Up Place garbage (especially food) in the trash bins provided. Drain liquids before tossing containers, otherwise they will leak and create a mess. Let me know if you stain bedding or towels—I won’t charge if you tell me in advance because this allows me to treat the stain. Unreported damage = $100 for bedding $20 per towel 🧴 13. Towels Hang towels to dry in your room. Do not place wet towels on beds (it damages mattresses). Don’t use towels or bedding to clean floors or remove makeup. 👟 14. Shoes This is an allergen-sensitive home due to severe allergies (anaphylaxis). Shoes are not allowed indoors. Leave them at the door upon entry. Ignoring this rule results in a $300 deep-cleaning fee. 🐾 15. Pets & Service Animals I have an Airbnb-approved exemption from hosting pets or service animals due to medical conditions. Bringing a pet (including service animals) is a violation and will result in a $300 fee. 🔒 16. Safety & Security Always lock the front door when entering or leaving. Press the Yale logo when leaving to lock the door. Turn the lever when entering. Please turn off electronics when leaving the house (personal air conditioners, lights, etc). Only use the ironing board for ironing—never the bed (it can melt the mattress cover and start a fire). No smoking of any kind anywhere on the property. Violation = $300 fee. 🗝️ 17. Room Keys Your room has a lock and key. Please lock your door when leaving and return the key to the doorknob at check-out. You are responsible for your belongings. 🧴 18. Amenities Amenities vary from host to host. My listing is 100% accurate and up to date. If you forgot an item (toothpaste, charger, etc.), message me—I may have extras. If something goes wrong, message me before check-out so I can help. 📷 19. Cameras There are five exterior security cameras for guest safety. No indoor cameras. 🥤 20. Easter Egg If you've read this far and are happy with the rules, go ahead and book! As a thank-you, message me your favorite non-alcoholic drink (e.g. Sprite, iced tea, Pepsi) at least one day before your arrival, and I’ll leave it in the fridge with your name on it. Ice is in the freezer. 😊
