This 18th century property (1730), completely private, which extends over 20 hectares in one piece, around its lake and its bucolic island, is a haven of peace. Everyday life is rocked by the sweet sounds of its protected natural environment. It is a universe in its own right, a source of rest & conviviality. The estate will meet many of your desire and will even be a source of budding ideas! Be careful, it is a natural pool The space The domain of the Old Mill de l'Étang Copin is made up of: The old mill and its 3 living areas of 90 square meters each, i.e. a total area of 270 square meters: - Ground floor with 1 master room with dressing room and its bathroom, toilets, gym / relaxation room and laundry room; - 1st floor with 1 master room (dressing room and its bathroom), toilet, kitchen, dining room, games area, TV lounge, fireplace, these spaces being entirely open (+60 square meters); - 1 balcony on the Garden side, with its summer lounge; - 1 large terrace on the Lake side, with its large summer lounge, a table and chairs set; - 2nd floor (furnished attic), 1 bathroom, toilet, 1 large bedroom with dressing room and 1 double bed and 2 single beds (Lake and Park view), 1 suite with dressing room (Lake and Park view). It’s entirely private Lake of a total of 12 hectares (120,000 square meters!). PLEASE NOTE: the swimming pool box is checked but it corresponds to the lake which we consider to be a giant natural swimming pool and not as a classic swimming pool which would be treated with chlorine and monitored. Airbnb is currently handling this matter. - 4 pontoons, and 2 natural wood picnic tables spread around the lake; - 1 bucolic island with its gazebo, its summer lounge, its barbecue and its own pontoons; - 1 unsinkable boat (8/10 people); - 2 kayaks; - 4 bikes; - 1 baby-foot table; - 1 tennis table; - 1 gym room - 1 walking path of 2.5 Km (1,55 Mile), easily passable, to go all around the lake, starting directly from the terrace of the old mill. Its meadows and forests: - 10 hectares of large meadows and forest, offering space and total remoteness from potential neighbors. Its dependencies: - Several barns and garages, closed to travellers; - A dovecote / henhouse in self-management, with Doves, Pigeons, Hens (without Rooster), entering and leaving freely, to evolve in peace on the domain during the day. Its 4 private entrances: - 1 majestic entrance, East side, via a small bucolic road offering a direct arrival on the lake, behind the fences of an old gate; - 1 main entrance, South side, via the departmental road, offering a faster arrival and revealing the old mill which is revealed at the end of its private poplar alley; - 2 entrances in the woods. Guest access All of the 3 floors of the old mill, as well as the 20 hectares of the property, the lake, the shores of the lake, the island, etc. are accessible. Only the old barns will be closed, for the storage of personal belongings as well as the safety of travelers. For several centuries, Mondays in Louhans has been animated by this giant market (clothing market, food market, country side animal market). LA TRUCHERE (23 km - 0h20) - Very bucolic river port with its many restaurants and taverns along the river. TOURNUS - Medieval City-Abbey (23 km - 0h20) - SNCF station (Line Paris <—> Lyon) - A6 freeway entrance (Paris <—> Marseille) - The thousand-year-old abbey site of Saint-Philibert, a world-famous masterpiece of Romanesque art whose monastery has remained intact (the large church, all the monastic buildings, cloister and chapter house, cellar and refectory, parlor, lodgings abbey...), all in a fortified enclosure, surrounded by towers. CHALON-SUR-SAONE - City of cinema and photography (33 km - 0h30) - Architecturally, Chalon is a feast for the eyes!
