Description

Relax with family and friends at our beautiful home in the mountains! Close to Stratton and Mount Snow for skiing, snowshoeing, hiking & golf. Great location for all the southern Green mountains have to offer. Don't forget to take in exceptional shopping & dining in Manchester! The space Our home has 5 bedrooms and 3 full bathrooms and can comfortably sleep up to 12 guests! There are window AC units in bedrooms 1-3 and the living room. There is a spacious kitchen with open concept living and dining area. The living room has a wood burning fireplace for those chilly nights to unwind and relax! There is an open loft to the living area which has a TV with firestick so you can log in and access your favorite programing! Our basement area contains a recreation room with pool table and dart board for your family competitions. The outdoor wrap around deck offers a hot tub to soothe your muscles and a dining set for outdoor meals. In addition, the property has an outdoor fire pit for spring/summer/fall marshmallow roasting. The house is easy to access and there is plenty of room to park. Guest access You will have the whole home to yourselves! Other things to note Rental Agreement & House Rules Please refer to these House Rules for important information about your stay. If there is anything that requires immediate attention please contact Airbnb The guest who secures the reservation MUST be present during the stay. The guest of record will be the point of contact for ALL communication with the host. Check-In Time: after 3 PM The front door has a digital lock. Access Code: will be sent at least 3 days prior to your stay. The access code will expire once your reservation has ended. Parking: all parking should be in the driveway. No parking beyond the “no parking” sign in lower driveway. Please do not park on the road. Check-Out Time: before 11 AM Doors: All windows and doors should be locked upon leaving the property. Garbage: Empty garbage into containers located in the rear basement. All garbage need to be placed in the yellow Town of Jamaica bags provided. All recycling need to be placed in recycle bags provided. All cardboard and boxes need to be broken down and placed next to garbage containers. Kitchen: Please wipe down stove, counter tops, sinks and appliances so that they are free of grease and food. Place dirty dishes in dishwasher. Start the dishwasher before leaving. Towels: place all used towels in bathtub on main floor. Bed linens: strip sheets from the beds and place them at the foot of the bed. Please leave comforters and pillows on bed. The following items are provided: • Fully equipped kitchen with coffee maker, microwave, all major appliances, dishes, cookware, and utensils • Bed linens • Washer/Dryer located in1st floor bathroom • Towels are in each bathroom, linen closets or towel racks • Toilet paper located under sinks in bathrooms • Cleaning products including laundry soap, dishwasher pods & liquid dish soap are provided - these items are stored under the kitchen sink or next to the washer/dryer • Broom and dustpan in the laundry room • Vacuum in linen closet of 1st floor Entertainment Items Provided: Wifi Internet Connection. TV with Fire Stick in Loft - make sure you are signed into your own account before renting any entertainment through the TV apps such as Amazon Prime, Netflix, etc. Please be sure to sign out before you leave. Board games are located in the living room entertainment console Pool table and dart board located in basement area Other Household Items: Fire Extinguishers located under kitchen sink Hairdryers located in bathroom vanity Outdoor Video Surveillance: This home is equipped with outdoor video surveillance to monitor the security of the property. Guests have privacy inside of the home however, coming and going is monitored via external cameras. Tampering with the video equipment is strictly prohibited. Emergency - Call 911 HOUSEKEEPING: Linens and towels are included and are not to be taken from the property. A supply of trash liners, toilet paper, paper towels, and soap is provided. Please do not take more than is needed for your stay. All food waste should be placed in the garbage and not down the sink. Only toilet paper and human waste should be flushed down the toilet. Trash should be placed in empty containers located in the rear basement. All garbage needs to be placed in the yellow Town of Jamaica bags provided. All recycling needs to be placed in recycle bags provided. All cardboard and boxes need to be broken down and placed next to garbage containers. ADULT RENTAL ONLY: Reservations made for teenagers or young groups will not be honored without any accompanying adult staying in the property at ALL times. We require at least one member of the party to be at least 25 years of age. NO PARTIES: The home will not be used for parties or gatherings of groups larger than 12 people. PET POLICY: No Pets allowed under any circumstances. SMOKING POLICY: No smoking permitted in the house. NOISE POLICY: Our home is located in a quiet residential area. We ask that you do not create any noise above conversation level outside the home before 8:00 AM and after 9:00 PM. RENTAL AGREEMENT: Guest agrees to leave the premises and its contents in the same order, neat and tidy, as guest found the premises to be upon check-in. The maximum number of sleeping occupants shall not exceed 12 people. Reservations are not made by or on behalf of any person under the age of 25 years old. Guest and any visitors shall obey all laws of the State of Vermont, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Vermont or the above rules may cause guest to be asked to vacate the premises and forfeit all rent and security/damage deposits. Furnishings are not to be removed from the premises for use outside the home or any other reason. SITUATIONS WITH ZERO TOLERANCE: Guest and all other occupants who fail to abide by the rules* will be required to: 1. Immediately vacate the premises. 2. Forfeit the rental fee and 3. Forfeit the security deposit *Guest who secured the reservation is not present for the stay. Overnight occupancy exceeding the 12 person sleeping capacity; total occupancy at any time during the rental term exceeding 12 persons. Using the premises for any illegal activity including the use, possession, or sale of illegal drugs. Causing damage to the premises rented or to any of the neighboring properties. Creating a nuisance by annoying or disturbing nearby residents (ex: loud or excessive noise; possessing, using or selling any fireworks, firearms, or weapons of any type; jumping from any deck or any place on the property; and any other acts which interfere with the neighbors' right to quiet, quality of life, and enjoyment of their premises.) Guest or occupant tampers with any lock or mechanical service in the home without prior consult with the owner. Guest or occupant solicits a third party for service to any lock or mechanical service in the home without prior consult with the owner. ENTRY BY OWNER: Property Owner or agent may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services. Property Owner will provide renter with at least 2 hours notice of Property Owners intent to enter (except in the case of emergency.) HOLD HARMLESS: The Property Owner does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. MAINTENANCE: Please report any maintenance needs for the premises to owners, and they will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and WiFi. LINENS/TOWELS/SUPPLIES: The Property Owners furnish linens and towels. Any lost or damaged linens will be replaced at the renters’ expense. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies will be provided. We recommend that you bring any special items that you may need. UTILITIES: No compensation will be given for temporary outage of electricity, gas, water, or WiFi service, as this is outside of our control. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. If any utilities are excessively used (ex. electric bill is 50% higher than previous month) the renter may be charged an overage fee.
