This ground-floor studio at the beautifully maintained Walsingham Apartments offers a clean, ultra-modern home base just a mile from the white sands of Indian Rocks Beach. 🏖️ 🏝️ The Highlights: Beach Proximity: One mile to Indian Rocks Beach and Splash Harbour Water Park. 🌊 Waterfront Amenities: Take a dip in the heated community pool on-site. 🏊‍♂️ The Space: Fully stocked kitchen (oven, fridge, blender, Mr. Coffee), full-size sleeper sofa, and a bathroom with a tub/shower combo. 🍳 Bedding: One King bed (configured as two twins pushed together with King bedding). 🛏️ Parking: 1 assigned spot provided. Note: Strictly cars, standard SUVs, or pickup trucks only. No commercial vehicles, trailers, or boats allowed. 🚗 🚭 Smoke-Free & Vape-Free Environment: To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit and the entire Walsingham grounds. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨ 🏠 Amenities & Essentials: Starter Kit: We provide 2 rolls of TP, 1 roll of paper towels, hand soap, dish soap, trash bags, laundry sheets, and coffee. One set of bath/beach towels per guest is included. 🧼 Note: We do not replenish supplies or provide toiletries (shampoo/body wash), spices, or foil. No pets allowed. 🚫🐾 📋 Important House Rules: Vehicles: Only standard personal vehicles permitted. RVs, jet skis, kayaks, and commercial lettering are prohibited on-site. 🚫🚛 Age: Primary guest must be 25 or older. Documented service animals only (ESA not required per FL law). 🐾 Mail: No mail delivery available; please use a local P.O. Box. 📬 🕒 Check-In & Booking Policies: Check-In: 4:00 PM. Early check-in may be offered on arrival morning for $50, subject to availability. 🔑 🕒 EARLY CHECK-IN POLICY: Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in. Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on the arrival day once signed. ✍️ 🚨 Strict Cancellation Policy: TRAVEL INSURANCE IS HIGHLY RECOMMENDED (CFAR Preferred). There is a STRICT NO REFUND policy within 60 days of check-in. This includes: Health conditions, weather, or transportation issues. ✈️ Water conditions (Red Tide or cold pool temps). 🌡️ Hurricane Season (June 1 – November 30): No refunds for storm threats or aftermath (closures of roads, shops, or utilities). 🌀 Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.
