This charming and romantic Adirondack cabin is a true winter hideaway, designed for warmth, comfort, and slow, cozy days. The living room features a cathedral ceiling and a beautiful fieldstone fireplace with a wood-burning stove — perfect for long evenings by the fire. A sleeping loft offers one queen bed and one double bed, and a charming breakfast bench comfortably seats three. Step outside to a fully fenced backyard for pups, where you’ll find both a gas fire pit and a wood-burning fire pit — ideal for winter nights under the stars. The deck includes charcoal and gas BBQs, and inside you can unwind with a TV, record player, wireless Bose speaker, and karaoke setup for relaxed nights in. The full bathroom features hot water and a bathtub, perfect for warming up after winter hikes or lake walks. Comfortable lounge chairs on the deck and in the backyard invite you to soak in the quiet and winter light. The front of the cabin is a peaceful spot for sunsets and birdwatching, while the backyard picnic table offers serene winter lake views. The cabin is conveniently located near wine shops and restaurants that deliver (we understand), as well as supermarkets and local provision stores. Scenic winter hikes, antique shopping, and charming towns like Beacon, Cold Spring, and Newburgh are just a short drive away. A laundry room with washer and dryer is available for guest use. Quiet, cozy, and beautifully situated — the cabin is warm and inviting in winter, offering the perfect balance of comfort and nature. We love it here, and we’re confident you will too. We recommend you come with a good traction vehicle. $70 pet fee for up to 2 well behaved dogs under 45lbs. In the winter if it snows we can coordinate a snow plow for $50 upon request. We do not clear snow once you’re stay has started but provide snow shovels and salt for the main and back doors. Guests must bring their own wood for fire place/fire pit. We have cameras at the front door and facing the parking area. The path to the lake is NYS parks land and we are not responsible for its conditions nor are we allowed to cut/trim any part in NYS park lands. Other things to note HOUSE RULES This is a quiet, nature-focused retreat. Please read carefully before booking. ⸻ Guests & Booking • Only registered guests included in the reservation are permitted on the property. No visitors. No exceptions. • No third-party bookings. The person who books must be staying. • Guests under 21 years old must be accompanied by parents who made the reservation and are present during the stay. Guests under 21 years old must not make a reservation. It will be canceled. • Parking is limited to two (2) vehicles only at all times. Any guest over the approved number will incur a $200 per person fee and the reservation will be immediately canceled. ⸻ Check-In / Check-Out • Check-in: after 3:00 PM • Check-out: 10:00 AM • Early or late check-out may be available only with advance coordination, confirmation, and payment prior to arrival, at $40. • Unauthorized late departures incur a $40 per hour fee after 10:00 AM. • After 12:00 PM, a full additional day will be charged unless prior approval has been granted. ⸻ Pets • Dogs only. No other animals are permitted. • Pet fee: $70 per stay for up to two (2) dogs, maximum 45 lbs each. • Dogs are not allowed in the loft. • Guests are responsible for any damage caused by pets, including digging in the yard or near fencing. • This is a countryside property — ticks may be present in outdoor areas. Please prepare accordingly. ⸻ The Space • The cabin includes a cozy sleeping loft with lower ceilings, which is part of its charm but important for taller guests to note. • The final approach to the cabin is rustic, which is standard for lake cabins in the area. • We are continuously improving and decorating the space; minor decor changes may occur, always with care and intention. • The walking path to the lake is part of New York State park land. Conditions vary seasonally, and we are not permitted to cut, trim, or maintain this path. ⸻ Nature, Wildlife & Environment (PLEASE READ CAREFULLY) This property is located in the countryside near a lake and forest. By booking, you acknowledge and accept that you may encounter or observe the following animals on or around the property: • Deer • Fawns • Woodpeckers • Hummingbirds • Turtles • Other native birds • Mice • Wasps • Spiders • Ticks • Insects common to wooded and lake environments These animals are part of the natural ecosystem we share. The presence, sighting, or discovery of any of the above does not constitute grounds for cancellation, refund, or complaint. Hosts make reasonable efforts to deter wildlife entry but do not use residual poisons or chemicals that could harm guests, pets, or local wildlife. ⸻ Firewood & Outdoor Use • Firewood is not included. • Fireplace wood bundles: $25 per bundle • Fire pit wood bundles: $25 per bundle • Please notify the host in advance if you would like firewood prepared. • In winter, some outdoor amenities may not be available due to snow or weather conditions. ⸻ ❄️ Winter Conditions & Snow Policy During winter months, snowfall may affect driveway and property access. • Outdoor deck is not shoveled. • We provide salt and two snow shovels. • Optional driveway plowing can be arranged for $50 per service and must be requested in advance. • A vehicle with good traction or AWD is strongly recommended. • Guests should plan for winter conditions and appropriate footwear. • Snow removal is not included, particularly with discounted or promotional stays. •. No refunds or discounts are issued due to snow or weather-related conditions. ⸻ Cleaning & Use • If the BBQ is used, it must be cleaned. A $25 cleaning fee applies if left dirty. • Stays over 10 days require a weekly cleaning fee of $80, scheduled at a mutually convenient time. ⸻ Security • There are two exterior security cameras: • one at the main entrance • one facing the front parking area ⸻ Conduct • Absolutely no parties. • No smoking inside the cabin. • No filming, photography, music videos, events, commercial, entrepreneurial, or influencer use. • Quiet hours are 10:00 PM – 8:00 AM. • Violations may result in immediate cancellation without refund. ⸻ Responsibility & Maintenance • Guests must notify the host immediately upon discovery of any condition that could foreseeably cause damage, create a safety concern, or result in a complaint. • Guests must provide reasonable access if needed to assess or remedy an issue. • Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. • Avoidable damage resulting from a guest’s failure to notify or provide access may be assessed to the guest. • Hosts are not responsible for conditions outside of their control, including but not limited to weather, road conditions, utility outages, neighborhood activity, or natural events. • Hosts are not responsible for damage to or loss of guest vehicles. ⸻ Cancellation • This listing has a firm cancellation policy. • Date changes are not permitted. ⸻ House Rules & Important Policies Fireplace & Fire Safety • Only provided, cured firewood may be used in the fireplace. • Do not collect or burn wood, debris, or branches from the surrounding forest or property. • Burning untreated outdoor wood can introduce insects, moisture, and damage to the fireplace and home. • Use of unauthorized materials may result in additional cleaning or repair fees. Winter Weather & Snow Conditions ❄️ • Winter weather may require urgent snow or ice mitigation for safety. • Snow removal or treatment may occur at any hour if advised by professionals or local authorities. • We will notify guests as soon as reasonably possible when emergency services are required. • Snow removal is not guaranteed to be silent and may involve vehicles or equipment overnight. • Snow services are provided for safety, not convenience, and are not grounds for refunds. Snow Removal Services • Snow removal is not automatically included with discounted or promotional stays. • When provided for safety reasons, services may be complimentary or optional depending on conditions. • No refunds or compensation are issued due to weather-related disruptions. Communication • Guests are expected to remain reachable during their stay for time-sensitive or safety-related communication. • Failure to respond does not prevent emergency actions from being taken when required.
