LIVING & DINING AREAS: The living area features an upholstered queen-size pull-out sofa bed and a side chair arranged around a cable TV, along with a dining table with seating for six. A wall A/C unit helps keep the living room and kitchen area comfortable, though it may not fully cool all bedrooms. BEDROOMS: - Primary Bedroom: Queen-size bed, streaming TV, access to shared en-suite bathroom - Guest Bedroom: Twin-over-full bunk bed set, access to shared en-suite bathroom BATHROOMS: - En-Suite Bathroom: Jack-and-Jill style bathroom shared with both bedrooms; step-in shower; closet - Hallway Bathroom: Step-in shower OUTDOOR SPACES: Enjoy two outdoor spaces designed for relaxation. The front patio offers a cozy setting with two chairs. At the rear, a private patio features a dining table for six, a market umbrella for shade, and a propane gas BBQ grill for easy outdoor meals. A locked gate provides secure access to the side walkways and rear garage. KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Hair dryer - Iron and ironing board - Wall A/C and wall heater (living room only) GUEST ACCESS: Guests will have private and exclusive access to the entire 2BR/2BA single-family residence. This includes all interior spaces and the front and rear patios. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. ADDITIONAL DETAILS: No Central Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A wall AC unit has been installed in the living room for your comfort. Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Laundry: A shared coin-operated washer and dryer are located in the rear garage. Please note that guests must bring their own laundry supplies and quarters. Parking: One designated parking space (left side) in shared double garage for small/midsize vehicles only. Garage dimensions: 82" H x double wide. Rear alley access. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Rental Agreement: A signed rental agreement is required to complete your booking. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
