LIVING & DINING AREAS: The living area features an upholstered queen-size pull-out sofa bed and a side chair arranged around a cable TV, along with a dining table with seating for six. A wall A/C unit helps keep the living room and kitchen area comfortable, though it may not fully cool all bedrooms. BEDROOMS: - Primary Bedroom: Queen-size bed, streaming TV, access to shared en-suite bathroom - Guest Bedroom: Twin-over-full bunk bed set, access to shared en-suite bathroom BATHROOMS: - En-Suite Bathroom: Jack-and-Jill style bathroom shared with both bedrooms; step-in shower; closet - Hallway Bathroom: Step-in shower OUTDOOR SPACES: Enjoy two outdoor spaces designed for relaxation. The front patio offers a cozy setting with two chairs. At the rear, a private patio features a dining table for six, a market umbrella for shade, and a propane gas BBQ grill for easy outdoor meals. A locked gate provides secure access to the side walkways and rear garage. KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. ADDITIONAL DETAILS: No Central Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A wall AC unit has been installed in the living room for your comfort. Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Laundry: A shared coin-operated washer and dryer are located in the rear garage. Please note that guests must bring their own laundry supplies and quarters. Parking: One designated parking space (left side) in shared double garage for small/midsize vehicles only. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
