Bright and quiet 60-square-meter apartment with exclusive terrace on the rooftops of the historic center, dating back to the 1700s and completely renovated in a conservative manner. It is located in the most prestigious area of Bologna: a few steps from the Giardini Margherita and the renowned Via Castiglione, from which you can reach the Two Towers in about 10 minutes on foot. The entrance is semi-independent in a typical Bolognese building, the entrance is on the first floor and the rest of the rooms are on the second and last floor. The space The apartment was an old attic used as a granary dating back to the 1700s and in 2022 a complete renovation was carried out that maintained its style: the exposed beams are all original. It is located on the second and last floor of a typical Bolognese building of only two real estate units, access is from a very quiet small closed street (Vicolo Viazzolo) that leads into the characteristic and residential Via Castiglione, where there are restaurants, shops (food and non-food), ice cream parlors and bars, including right under the house is the Bar Pasticceria Regina di Quadri where breakfast is a must for the Bolognese. The interior views towards the ancient Chiesetta degli Angeli offer brightness and silence, so you can enjoy peace and quiet while being able to walk to both the attractions of the historic center and the Giardini Margherita: the largest city park where you can relax at the end of the day with an ice cream, jog or take the kids to play. In the property you will find free high-speed Wi-Fi, two Smart HDTVs with Netflix, Nespresso coffee machine and kettle, induction hob, oven, dishwasher, washing machine, iron and ironing board, safe, air conditioning and heating in both the living and sleeping areas. The double bed in the bedroom measures 160x190 cm while the sofa bed in the living area can be prepared in single bed mode (90x190 cm) or double bed mode (170x190 cm). The windows all have double glazing and the access door to the apartment is armored. Bed linen and towels are also provided, as well as toiletries such as bath soap, shampoo and conditioner, all of selected quality. The kitchen is fully equipped and all condiments are present. Ancient exposed beams make the atmosphere particularly warm and welcoming. For babies, a crib (crib with sides, as shown in the photo) and high chair are provided. The apartment is composed as follows: On the first floor (access via a flight of stairs): - Entrance with area for storing coats and shoes, under the stairs to leave luggage. On the second and top floor (via a comfortable internal staircase): - Living area with open kitchen and dining area, sofa that can become a single or double bed if necessary, allowing the house to reach the maximum capacity of four guests, 40' Smart HDTV. The kitchen is equipped with induction hob, oven, dishwasher, fridge and freezer, Nespresso coffee machine and kettle. You will find welcome coffee and herbal tea pods, as well as the necessary cooking and cleaning supplies. - through access from the Living area, exclusive terrace with internal views and views of the rooftops and Church of the Angels, furnished with a small table, chairs, deck chairs and lots of flowers. The terrace faces south-east, so it is sunlit from morning to late afternoon and is ideal for breakfast, an aperitif or just to relax in the sun or read a book. - Bathroom with bidet, tub with RGB lights and large separate shower with Rain Forest and Waterfall jets. - Double bedroom with 32' Smart HDTV and wardrobe closet. - Studio with desk for work area or clothing. Please note: as the apartment is an old barn, some areas are attic and in the bedroom and study the maximum ceiling height is 1.85 meters. Luggage storage is available free of charge (approximately between 11 a.m. and 4 p.m.). For reservations for up to 2 people, only the double bed is prepared; for different needs, please let us know. Pets are not allowed and parties are not allowed. Smoking is allowed ONLY on the terrace. Other things to note The apartment is located at the beginning of the traffic-restricted zone ZTL, it is possible to enter by car and park under the house but only for loading/unloading, after purchasing the relevant permit at the nearby Garage degli Angeli. After that, you need to move the car to a paid parking lot or outside the ZTL area. The nearest PARKING LOTS are: - 50 meters from Garage Degli Angeli. It is located within the ZTL area and issues the authorization for access to the ZTL area (see the website for times, costs and booking); - a 5-minute walk outside the ZTL area is the Staveco parking lot (€2 per hour open 24/7) and the Baraccano parking lot (€2.40 per hour on blue stripes). Both do not require access authorization. The Central Train Station is 15 minutes away by car and half an hour by bus. The Fiera is 15 minutes away by car and half an hour by bus. Guglielmo Marconi Airport (BLQ) is a 20-minute drive.
