Located beside a meandering stream at the dead end of a country lane. Off of the great room is a screened-in porch w/ wrought iron couch, chairs, & dining table. A master bedroom (king bed) w/ full bath is on the main floor. The 2nd floor has 3 bedrooms (1 king, 1 queen & 1 twin bed) w/ a half bath. The space The area surounding our house has rolling meadows and awe-inspiring Catskills views. Upon turning onto our quiet country lane there is a noticable transition to a tranquil, stream-side setting. The road dead-ends into a defunct old, iron bridge (renovated in 2017 for pedestrian only use). The stream meanders from one side of the house, passes lazily along the back, and then wraps around the other side before going under the old bridge and into a pond and waterfall for an 1803 grist mill. Our lush, 2.5 acre wooded setting is home to a wonderful assortment of wildlife, including ducks, herons, hummingbirds, beavers, frogs, all kinds of song birds, and more. Outdoor amenities include a Weber gas grill, two hammocks, basketball hoop, bicycle riding, two decks, a canoe, a kayak, and our stream side shower is a favorite! Local lore has it that the house was a tavern for the grist mill in the 1800s. To maintain the character of the era, the original rough irregular clapboard has been largely maintained. An addition including a great room, modern kitchen and half bathroom to blend seemlessly into the house. Local attractions within a 5-15 minute drive include Warren Street in Hudson, the concert halls and museums at Bard College, Olana Historic House, Taghkanic Lake State Park (with swimming), Livingston Park with tennis court, eight+ wineries/breweries/distilleries, boat access to the Hudson River, orchards for apple picking, and more. The Catskill and Berkshire mountains offering hiking and skiing are approximately 30 minutes away, as is the Rails to Trails bike path near Bash Bish Falls. Guest access The entire house is available to guests. Other things to note The house has 1 full bathroom, 2 half bathrooms, and 1 outdoor shower (available late Spring-early Fall). The fireplace in the living room is NOT suitable for fires. The stream is NOT for swimming. Late summer canoeing & kayaking may not be possible due to low water levels/growth of vegetation. No noise beyond a normal level of conversation shall emanate between 11:00 pm and 7:00 am. Please park cars in the driveway.
