The 120 m² house is very quiet. 📍It enjoys a prime location, close to all amenities 2 minutes' walk away: bakery, butcher, grocery store, tobacco shop/newsstand, florist, post office, etc. 🚘🚖 It is located at the end of a private cul-de-sac, closed by an electric gate and allowing 2 vehicles to be parked there safely. ⚡️ An EV charger is available on request (additional charge of €0.28/kWh). 💦 The house has a 6 x 3 m heated swimming pool with salt filtration. 🔒 Access is protected by Provençal-style wrought-iron barriers and a gate equipped with a security lock. ☀️ The swimming pool is surrounded by exotic wooden decking that allows you to fully enjoy the sun thanks to its 4 south-facing deck chairs. In the immediate vicinity of the swimming pool, a large terrace covered by a Provençal pergola serves as an outdoor dining room. A large farmhouse table sits in the shade. A beautiful summer kitchen with a Mediterranean spirit, equipped with a gas plancha, awaits you to enjoy barbecue moments in a friendly atmosphere 🏡🌳 A lawned, flowered, and wooded garden provides that essential touch of greenery for rest and well-being. The interior distribution consists of: *A large open plan living room (loft type), offering beautiful volumes thanks to its cathedral ceiling, composed of: -Living room -Dining room - Equipped kitchen open to living room - Pantry Upstairs in this open space, there is a mezzanine arranged as an office and a lounge area. ❄️ The entire living space is air-conditioned.
