Bedrooms: There are three bedrooms, two on the left when you go down the hall and one on the right. The bedroom on the right has a double bed. The room is small but cozy. All bedrooms have ceiling fans, closets, a chest of drawers, lamps and nightstands. Each room has a basket with towels and washcloths. A set of 8 for each room. Spare sheets and blankets are in the closets on the top shelf. Two robes are provided per bedroom and located in the closets. Smart TVs are in every bedroom. Bathrooms: The main bath has been completely gutted and remodeled. There is only a shower with a built-in seat, in order to accommodate someone who might have disabilities. A half bath was put in at the end of the hallway. The bathrooms are bright, with plenty of light and mirrors. Kitchen: I am a cook, so the kitchen is fully outfitted with everything you can think of (watch someone ask for something that I forgot to add). This is a cook's kitchen, with a deep Blanco stainless sink and a powerful Brizo faucet. No problem filling that pasta pan for dinner. There is a coffee pot, toaster, microwave, tea kettle, knife block, plenty of utensils, strainer, dishes, place mats, Green Pan cookware, mixing bowls, hand mixer, cheese grater, peelers, wooden spoons, dishtowels, potholders, etc... The stove is gas with an electric oven. The refrigerator is side by side with an ice maker and water dispenser. Plenty of space. The washer and dryer are also located in the kitchen, for the convenience of my guests, as there are some who cannot manage the stairs to access the washer and dryer in the basement. Living Room and Sunroom. : The living room has plenty of cozy seating for the family to gather. A large sofa, accent chairs, poufs, and benches. There is a gas fireplace with remote control, for those chilly nights in the fall and winter. Plenty of throws and blankets to cozy under to watch your favorite movie by the fire. The sunroom also has a large sofa and cozy chair. DISCLOSURE: The house has surveillance outside only and a RING doorbell. This is for your safety and the protection of my property. There is a noise ordinance in Lynchburg. Loud functions must be tempered by 10:00 pm. Guest access Guests have access to the main floor, deck, back and front yard, driveway and lower patio. Basement is off limits. Other things to note You must have at least five consecutive 5-star Airbnb reviews to rent this property. A copy of your government issued ID is required prior to occupancy. The name on this reservation must match your ID. Extra Guests: lonly the tenants on this reservation are allowed to occupy the property or the premises for the duration of your reservation. We do not authorize any outside guests to visit the property or to stay at the property. Inviting outside guests to spend the night fall under “extra guests.” You are required to notify me to obtain authorization and to pay an extra guest fee. The house has a heat pump for heating and A/C. The fireplace is gas-operated by a remote control. The house is designed for main floor living but there are stairs from the deck to parking spaces in the back of the house. Security Cameras: The outer permitter of the house is monitored by Ring and there is a Ring doorbell. There are no cameras inside the house. Pet Fee: your pet fee does not cover damage caused by your animal, the pet fee is for the cost of additional cleaning because when we rent to a guest with a dog, additional cleaning is needed, which takes a significant amount of of time in addition to the standard cleaning. The pet is nonrefundable as it is a cleaning fee . You are responsible for the cost of any damage to the property caused by your animal, over and above the pet fee.
