This villa has unrivalled views over Lipno lake and Sumava mountains - there is no better place to watch sunset over the lake. The house sits on the edges of the amenities of Horni Plana (3mins walk). This modern villa is spacious, beautifully decorated and maintained. It has a pool and playground with a large garden and grounds. It can sleep ten people. There is so much to do in the area - bike riding, sailing and hiking Summer. Only 30mins from 2 ski areas in Winter. The space The house is spread over 2 floors with 5 bedrooms. Upstairs there is one large master bedroom ensuite with bath, and dressing room area. There are a further 3 bedrooms upstairs – that can be transformed between twin/double beds as required. The bedrooms upstairs have 2 further bathrooms with showers. Three of the four bedrooms also have balconies facing the lake. Two of the bedrooms are inter-connecting upstairs and share one bathroom... making them perfect for a family. The rooms feature twin beds. There is a travel cot and high chair on site if needed. Guest access On the ground floor, the entrance hall welcomes you into an open plan living area with a fully equipped kitchen, dining area and a sitting room with doors out to the terrace and large windows with views over the lake. This allows you to enjoy the view of the lake & mountains in Summer or Winter. On the ground floor, there is a further double bedroom, with an ensuite bathroom off the main living area. The landscaped gardens of 2.5 acres (10 000 m2) stretch around the property. To the side of the house and terrace, there is a gazebo & barbeque for shaded lunches. The pool has a sliding roof, which can be kept secure from kids when not being used. The pool, while heated, can be used between April – October and is in easy reach of an outdoor shower and a pool house. Further along the garden is a playground, with a tower, sandpit and swings. There is a fire pit for toasting sausages and marshmallows after a day by the pool. The garden reaches down to the road below and has a hill for tobogganing in winter and a flat area for croquet/badminton/petanque lawn in the summer. Other things to note There is easy access to a secluded beach by the Lipno lake, allowing guests to go for a natural swim or use paddle-boards. Who can swim the whole way across the lake first? Peaceful location, surrounded by beautiful Sumava forests. Historical countryside with global heritage sites. Unspoiled by mass tourism. The property offers space and privacy with all modern conveniences. All leisure activities are on the property, or in close proximity. The bikin gis some of the best in the world on safe tracks with no cars. With many places to stop for a pivo on route. Not to be missed! The house is situated on the edge of Horni Plana town - with its idealic town square. There is a gorgeous bakery on the square which does brunch, cakes, and even Aperol Spritz. The pub in town serves hearty Czech cuisine. There are three super-markets that mean that getting an ice-cream is possible whenever you need one. Horni Plana is a quiet but bustling town. There is a new tower to climb with great views, there is a go-kart track and out-door cinema. There are often events in the town square and a tourist office where you can hire bikes. You are situated very close to Austria so there is lots to visit there, but the whole area is well set-up for visitors. A day in Cesky Krumlov visiting the castle and white water rafting is always a winner. We will have lots of suggestions of things to do....
