It is a large accommodation that arouses a strong emotion, convenient to the lake and shops so you can also leave the car in the garage for the entire vacation. The residence is a small gem, with only 23 apartments, rarely frequented by the owners. It has a wonderful infinity pool and a well-kept garden with lemon trees. The vacation home activity is authorized by the Municipality of Toscolano-Maderno (C.I.R. 017187 - CNI - 00072). The space The "Casa dei Limoni" apartment is located in Maderno, inside the "I Limoni del Garda" Residence. The latter was built on the foundations of a typical 'Limonaia', a place where the inhabitants took advantage of the mild climate to grow citrus fruits. The apartment is equipped with air conditioning and has a living room with a kitchenette, a sofa bed for 2 people, a double bedroom with plenty of space, a very large garage where you can also park an SUV and two balconies, one of which overlooks the pool and Lake Garda. The apartment is located near the Argento Vivo wellness center, which combines enchanting scenery and the most advanced wellness treatments on offer. Guest access Guests can safely enjoy all the common areas, namely: the swimming pool, the garden, the solarium, the gazebo, the garage area, etc. In order to ensure a peaceful and proper use of these spaces by owners and tenants, guests are required to strictly comply with the rules of conduct, under penalty of sanctions or claims for damages. Other things to note SWIMMING POOL RULES Art.1) Use of the pool is reserved for the owners of the real estate units or, alternatively, their tenants. This right may occasionally be extended to the owners' guests, provided that they are not in such a number as to cause disturbance or annoyance to the other entitled parties. Condominiums that rent out their property also give up the right to use the pool. Art.2) Use by children must always take place under the supervision of an adult. The condominium and the administrator are relieved of any liability arising from injuries or accidents caused by improper use of the pool. Art.3) The pool's operating period is from May 1 to September 30 of each year and its use is allowed every day from 8:00 a.m. to 9:30 p.m. with a break between 1:00 p.m. and 3:00 p.m. Both the period of operation and the timetable can be changed by resolution of the condominium assembly. Art.4) All those who intend to use the pool are required to shower before entering the water. It is forbidden to use mattresses, inflatable boats and the like, to picnic, light fires, or listen to radio/photographic/sound reproduction devices. Article 5) The pool furniture will consist of sunbeds, armchairs and chairs with tables as approved by the assembly. In the area surrounding the pool, all condominiums can only use the furnishings purchased by the condominium, with the limitation of using them in such a way that each family unit present can have the same amount. It is forbidden to introduce into the pool area (in general in the common areas) furnishings other than those purchased by resolution of the assembly. In particular, it will not be possible to display umbrellas as the shaded area was created with two large gazebos, unless otherwise decided by the assembly. During the period established by the assembly, the furnishings will be left permanently in the area surrounding the pool, while during the other periods of the year they must be stored in the appropriate closet. During the period of daily use of the furniture, at the end of the day everyone must put them back in the same position in which they found them. Art.6) The period of operation of the common areas will be decided by the assembly. In particular, the internal lighting of the pool will remain on from May to September from 9:00 p.m. to 12:00 a.m., unless otherwise decided by the assembly. Unfortunately, during the 2025 summer season, there were unpleasant incidents with some groups of guests, in particular families with children, so we would like to reiterate some rules of conduct within the residence: - In the pool and solarium, it is forbidden to play ball, bring mats or canoes, run and chase each other, bring animals, dive, misuse facilities and equipment, smoke while remaining on the sunbeds, bring drinks in glass bottles, and eat. Children must be accompanied by an adult at all times, cannot be left alone for any reason and must be supervised at all times. From 1:00 p.m. to 3:00 p.m., the use of the swimming pool is not allowed. - The sunbeds available by the pool may not be sufficient for all guests if there is a very large number of people. In this case, each family would be entitled to use only 2 beds and should free up those used in excess. - In all other areas of the residence, it is not allowed to play ball, run and chase each other. - Anyone who causes damage to the residence facilities or private apartments will be obliged to make timely compensation.
