Spacious Penthouse in Palmas with Private Rooftop

Two story penthouse w/ private rooftop. 2,500 sq foot of living space! Ll. Tastefully decorated, 3 bedroom 2.5 bathroom fully air conditioned vacation home. Beautiful pool in complex. Located in Palmas Del mar, restaurants, shops, and beach access within the community. Palmas is a 2,700 acre golf cart community with two 18 hole golf courses, tennis courts. An hour 15 min from SJU airport makes an ideal location to explore our El Yunque rainforest, Luquillo, Fajardo, Culebra & Vieques The space Open concept modern living that is tastefully decorated throughout with warm touches. The main living is air conditioned, includes fully stocked kitchen, dining area and living area. A 60-inch smart TV, Chrome-cast and highspeed internet throughout the unit. Three oversized bedrooms with queen beds and ample storage space. Dedicated workspace is set up in bedroom 1 with a desk and comfortable chair. Living areas and bedrooms have air conditioning units as well as ceiling fans throughout. There are 2.5 bathrooms stocked with towels, linens and all the essentials, a laundry closet with washer and dryer for your use. Off the living room and kitchen area, patio doors lead you to a wonderful sitting area with patio set and table on the balcony. From there you can take the spiral stairs up to the open rooftop. Relax in the hammock or take in the sun on the lounges. Enjoy the warm breezes with your friends and family over a BBQ. Our kitchen is equipped with refrigerator, freezer, oven, stovetop, toaster oven, coffee maker, blender and microwave. We also have paper towels, basic cooking oils and spices, coffee and creamer out for your convenience. The bathrooms are fully stocked with towels, beach towels, soaps, shampoo, conditioner, toilet paper, blow dryer, iron, ironing board, and first aid kit. Villa Rosa is equipped to help make your packing a little lighter. You will also have access to the washer dryer in the unit. In the second bedroom there is an assortment of beach gear. Chairs, noodles, games boogie boards for you to use during your stay. We welcome families and groups up to 6 people, an additional toddler or infant may be the 7th guest. Please advise us on booking so we leave out the high chair and pack and play. While staying in Harbour Lakes you will have access to the main pool as well as the fitness center. The main pool is photographed in the listing. This is a safe gated community with free parking for one vehicle. You are a 5-7 minute walk to the closest beach in Palmas del Mar off Coral Drive. You will also have access to multiple restaurants, shops, golf course and tennis center. Palmas is a golf cart community and carts can be rented daily and weekly. Within about 10-15 minutes you can visit the nature reserve in Humacao, Punta Santiago beach and Humacao shopping center. Naguabo is just north with a strip along the coast with dining options. Ceiba ferry to Culebra and Vieques is less than a 20 minute drive north. El Hippie waterfall can easily be explored within a half hour drive. We are just over an hour from SJU airport and metro area. 25 -30 minutes from Fajardo and Luquillo beaches, Kiosks and El Yunque Rainforest. Please remember you are visiting an island. Some of the things we are accustomed to in the states vary throughout our beautiful island. Though Palmas del Mar is on it's own electric grid, we do experience power outages from time to time. Cell phone service is decent however certain areas and up in the mountains it can be spotty. The condo has hi speed internet that functions as it should. At this time we are only accepting service animals, please let us know if you have one at booking so we can prepare the unit for your stay. This is not a party house. There is no smoking at any time inside the home during your stay. Only 6 guest are permitted to occupy the home and a maximum of 2 vehicles per stay. Please let us know if you have a second vehicle so we can register you accordingly with security. Please understand, this is someones home they offer for guests. We try to be as transparent as possible. Please research the area, beaches, things to do and surrounding areas. You are visiting a remote island. We can not control, water pressure, electricity outages, shortages, flooding, storms, internet, cell service or anything related to storms and island life. We keep our guests informed as best as possible during these times. We ask you to review us on our property and our listing and not circumstances out of our control. Within Harbour Lakes community you will also have access to our main pool, as well as the gym at our pool house. Within Palmas Del Mar you will have access to renting a golf cart, use of multiple restaurants and shops as well as the beach. Golf can be booked Monday - Friday one day ahead of tea time. Tennis & Pickleball courts can be rented by the hour. Other things to note Please let us know if you have a small child under 3 yrs old. We have a pack and play as well as hi-chair to leave out and they can be considered a 7th guest during your stay. This is not a party house or property. The only persons allowed to occupy the Villa are those on the reservation and staying at the property. It is an overall quiet neighborhood and noise levels should be kept to a minimum especially between the hours of 9:00pm and 9:00am. There is no smoking or vaping allowed in the home of any kind. Should the unit need additional cleaning and ionizing to remove the smell of smoke you will be responsible for additional cleaning charges. Maximum of 2 vehicles at any time during your stay and to use designated parking spaces provided with check in details. Maximum of 1 golf cart and suggest renting gasoline model there is no charge station at our units. Please note our check in as stated at 4:00pm and 10:00am check out. We offer same day turnover to keep our rates affordable. Should you need access before or after those hours please consider booking additional day.
